The state of our residential area and the surrounding grounds has fallen into a progressive state of disrepair. Phipps and Pritchard have been slow to respond to complaints and even slower to take action. Covid-19 can no longer be used as an excuse. They keep promising action but then they do not follow through and communicate. I am so far unimpressed with their customer service and their property management, or lack thereof.NegativeResponsiveness, Quality, Value

Zero out of one hundred. Phipps & Pritchard Managing Agents

Phipps & Pritchard Managing Agents. PLEASE READ TO THE END. FACTS ONLY. Phipps and Pritchard has been my managing agent since September 2018. I am a leaseholder. I’ve paid my service charge for 16 years properly. My lease states that when work needs to be done, the freeholder pays for it via his managing agent. I fought for 16 months with the old managing agent to get work done and it was. I did not receive the QUIET ENJOYMENT that my Lease includes as I was spending hours each week unpaid, fighting for my legal rights. Every Managing agent is required by law since 2014 to be a member of a Government overseen Redress Scheme. I asked my managing agents which scheme they are a part of on 3rd January 2019. I cannot find an answer and it is not clearly stated if at all on the Phippsandpritchard.co.uk web-site. Is it legal not to publish it? To me it’s a fact of Life that what goes around comes around, it’s true for freeholders, managing agents, me, and everyone. I e-mailed my managing agent on 24th September 2018 introducing myself and stating 2 unfinished matters. The bedroom storage heater was not replaced after previous work there. It took a huge number of e-mails. And almost an additional 6 weeks to have it replaced. I had to sleep in another room due to the cold. My body has a lung disease through living here (I have a doctor’s letter stating it), and the second matter to this day is still incomplete. It will be 6 months this coming Sunday since I asked Phipps and Pritchard to complete work started in June 2018 where the texture on the outside wall, an area around 10 by 3 ft is completely the wrong texture. It looks horrendous, yet smaller areas were painted in the right texture. Phipps & Pritchard said they’d send round a contractor to meet me. I gave them my outdoor buzzer position and said for him to ring my landline which I gave. Phipps & Pritchard’s contractor came, they were not able to even arrange a set time with me, and he rang my mobile not my landline. Then Phipps and Pritchard changed their minds. They’d agreed to have the work done maybe 1.5 hours would do it, but then said that they were repairing more urgent areas first. SO 9 MONTHS LATER its still not complete. They didn’t send the contractor back at an agreed time. Even as far back as 19/11 Phipps an Pritchard e-mailed me stating β€œIn relation to the wall, I sent the pictures I have over to the contactor and asked for his explanation of the poor workmanship, but no surprise I have not received a response.” This was before the botched attempt at sending me a contractor and I always hear my doorbell buzzer even if asleep. Other repairs could take months or years. This recipe of avoiding doing 90 minutes or so work, is bound to upset a leaseholder and have them complain about you. I ask again for details of Phipps & Pritchard’s Redress Scheme. I have e-mail evidence re all of this and now for the main part. On 3rd January 2.5 months ago, I e-mailed Phipps & Pritchard stating that even though the old work was incomplete, a new issue had occurred. I always include photos where necessary. The third floor gutter was blocked and rain water was (and still is 2.5 months later) hitting the outside bottom wall of my bedroom and an area 3-4 foot by over 1ft high there has gone really really green, creating damp that may be entering my bedroom. I’ve had no clear response to this to do the work. In my experience Redress Schemes ensure that managing agents set a reasonable date for work. This is all completely UNNACCEPTABLE. I require all this work (+ a window sill that’s gone green) completed and a monetary amount for my time spent stating the truth through all of the e-mails. Phipps & Pritchard get paid for their e-mails, and it shows no respect to take other people’s time where they have speak the truth, when the work should legally be completed without the leaseholder having to e-mail month upon month. So I’m making formal complaints re Phipps & Pritchard, which will be on record forever. There’s no way out and the complaints stand whatever is said. Thank you. Interesting, it's almost 1 MONTH since I made my complaints and posted this, and Phipps & Pritchard, part of McCartneys hae NOT replied to my complaints at all, but keep taking my service charge. What goes around comes around. It will reveal for everyone.

A useless company

Phipps and Pritchard do not send out bills for years. Then they get their act together and send bills totaling Β£1570.I lost my job 2 years ago and I cannot afford to pay this amount as I only get state pension.I am now being bullied by them and threatened with legal action despite the fact that the situation is entirely their fault.They point out my obligations under the terms of the lease whilst they ignore their obligations. The fascias are rotting, the guttering is blocked and overflows, the cement is falling out of the brickwork.Yet they choose to do nothing except complain about car parking on the site

The most incompetent organisation I have ever encountered

I would strongly advise aginst using Phipps & Pritchard for any dealings. They not only lie for years when they know of an issue, they also continue to drag their feet when they know the investiagtion has proven them liable. Be very careful if you do decide to use this organisation as quite fankly they are a bunch of cowboys. It's a joke that you have to rate them with a star as this is far too generous.

Found a property that myself and my partner wanted to rent through them but after a couple of days phoning to try and arrange a viewing, finally got told that they only rent to people who are married and earn over Β£20,000 between them, so now have to stay in a property that is unsuitable for us until another estate agent has anything come up.NegativeResponsiveness
