This company is horrendous!

This company is horrendous at absolutely everything. I’m moving into a student house in canterbury THIS WEEK and student tenant has left me on voicemail, not answering me for the past 2 weeks. literally nobody at this company seems to know how to do their job, nothing has been easy at all and even reaching anyone is an absolute piss take. Ryan Hough in particular seems to have lost his phone this week, and I find it hilarious how the voicemail always says their staff are “busy helping other tenants” when they clearly are sat on their asses doing nothing.

I couldn’t thank Jade enough in helping me to find accommodation to my daughter despite of two cancellations of viewing from landlords in which it’s not their fault. They finally found one that have been secured for my daughter’s accommodation. They didn’t gave up in finding us the place. I would highly recommend student tenant. You will feel they genuinely care and willing to help you.

As first year students we were new to living alone, so to say they made the experience draining is an understatement. There was no communication in regards of such issues like the lack of heating and hot water for well over a month in winter. The sheer lack of communication when other students where viewing the property. As to top it off, the rudeness of them coming onto the properly unheard and without warning! I'd highly recommend not using this letting agency, especially as a student! Completely disgusting service.NegativeResponsiveness, Professionalism

Hi Ceyland, Sorry to hear that you are unhappy with our service. Following a thorough investigation of your account to see what has happened during your tenancy, we can confirm the following (see below). We do believe that this review is unfair considering your failure to provide relevant documentation on time, reporting issues outside of our system, and fully moving into the property earlier than your contract permitted. Key collection: Unfortunately, it was not possible for our team to hand over keys when requested, as you had not completed the necessary documentation to legally rent a room within the UK prior to your contract starting. This had been requested 28 days before the tenancy start date. As per UK law, it is vital that as a letting agency we have documentation to prove that you can legally rent within the UK as per Right to Rent checks. Unfortunately, as this was not provided before your tenancy agreement started, we could not permit moving into the property. As a company, we would face sanctions for failing to properly check that our tenants can rent within the UK legally. In addition to this, our team contacted you several times leading up the tenancy start date to advise that your security deposit was still outstanding, and you could not move into the property before this was paid as per your contract. The security deposit must be paid prior to moving into the property to protect the landlord if there are any breaches to the tenants lease obligations (such as damage, unpaid rent etc). Finally, as mentioned by my colleague Jade in an email sent on 30/07/2020, following your request to move in the following day despite outstanding documents and the security deposit, we were unavailable to deliver keys within a 24 hour window due to the pandemic. We had sent out prior correspondence stating that key collection would be on appointment only, and must be arranged in advance. Boiler issue: As per your welcome pack sent at the start of your tenancy, we require that all maintenance issues are logged either via our system, or emailing us so we can track them. On checking email correspondence with our team members, we received no inbound emails regarding an issue with your boiler at the start of winter in 2020. However, I can see that my colleague Jade booked an engineer to attend the property on 08/01/21 to fix the boiler following correspondence with your landlord who advised us that it was required to be fixed. Please note that as per your welcome pack, you should report issues directly to us as we manage the property and all maintenance is organised by us. It’s also worth noting that the welcome pack also advises that you can contact our maintenance partners British Gas directly if you wish. They offer 24/7 cover for boiler and heating issues and will have organised attendance to rectify any issues. You did not follow either of these guidelines (reporting to us directly or contacting British Gas directly), and instead contacted the landlord which could have delayed the boiler being fixed. Moving into the property: Finally, it is worth noting that you and your housemates moved into the property fully in August, despite your tenancy agreement advising that in July and August you could only store your belongings at the property at an agreed half-rent. When you advised us that you would like to move in fully, we negotiated with your landlord that you could stay at the property if you were to pay full rent for August. My colleague discussed this with you, your housemates, and your landlord and sent you an email advising you that you would be required to pay full rent for August on 29/08/20. Once again, we’re sorry that you had a bad experience with us. However, we do follow strict protocols to protect ourselves, the landlord and you and your fellow housemates. Thank you for your review. We’re sorry that you feel this way. However, we would like to clarify the circumstances surrounding the holding deposit. You chose to withdraw from the booking after the property had been reserved for you. The terms relating to the holding deposit were provided to you at the time of booking and you agreed to those terms. Under the Tenant Fees Act 2019, a holding deposit can be retained where a prospective tenant decides not to enter into the tenancy agreement or withdraws from the application process, provided the relevant legal requirements are met. In this case, the holding deposit was retained in accordance with the agreed terms and the applicable legislation. It was not a case of the company refusing to refund a deposit simply because you did not like the property. We are therefore disappointed by the suggestion that we have acted dishonestly. I dealt with Stephanie and Connor at Studenttenant and found them to be not helpful at all. Stephanie went on holiday without notifying me and I had discussed trying to set up some viewings. Connor tried to pick up where Stephanie left off but failed to notify me if the date I wanted viewings for had be accepted by the landlords in time. I received an email of rejection on the day after the time I asked for which I feel is a bit odd. Connor hadn't even really confirmed any viewing anyways. There is poor communication between staff and email communications aren't fluid so the staff are bound to forget what you said to begin with. I have decided I no longer want to deal with student tenant as the service is poor. If you keep trying to find accomadation with them you may end up homeless by the time the new academic year starts. I decided to delete my account as I won't be using their services again and won't be recommending them to anyone either.

If we cannot get in touch with the landlord, the viewing cannot be carried out. In your case, the landlord of the property you were enquiring about did not respond to our calls or emails within the two day gap between the date you submitted the viewing request and the suggested viewing date/time. As we could not confirm the viewing on your behalf with the landlord within this period, the viewing could not go ahead as planned. Following this, our lettings team tried to contact you but it seems that you submitted a Right to Be Forgotten request. Due to GDPR regulations, we had to delete all of your personal details per your request, so we could not get in contact to discuss the viewing request or any further potential viewings going forward. student tenant are the most rubbish and unreliable company ever. I used them from 2016 till early this year as of this month. There has been so many issues with the property I was in with my previous housemates. I am actually saying please do not use them well the Kent branch anyone I am not sure about the rest. The women in the office are very rude and have such an attitude. So many other people from my university have complained about them as well. When it comes to the rent as a student your loan comes later and they are so quick to take your money but now it is about giving our deposit back, they want to find any problem to make money from. If you are a student or landlord please don't use them, even the landlady has complained about them not taking full control. Please take my advice I have used them for a whole year. There is so much I can say but I would be here forever to be very honest with you.

Hi there, Thank you for taking the time to voice your concerns. We have liaised with you directly on these matters but have received no response to allow a resolution. With regards to problems at the property, our policy is to ensure immediate response to emergency matters through our emergency maintenance contractors, and other matters are dealt with in a timely manner. Based on all reports for your property we can see this has been the case. In terms of rental payments we actually alter the payment dates for students to run in line with their loans, so already give a significant grace period to ensure further fees aren't incurred. If payments then are not received then interest will be charged on non paid rent. In terms of returning deposits we work on the landlords instructions in relation to any deductions. We allow our tenants to actually rectify issues by returning to the property prior to making deductions in a lot of cases. This was offered as an option in your case, however you did not choose to do so. We have addressed the accusation that the landlady was unhappy with our service directly with her, and will always work very closely with our clients to rectify any issues. I am pretty new to this market and he has been extremely professional, patience and very helpful. Awful Management

Student Tenant were useful to find tenants at one time. Their advantage was a zero cost for landlords (fees taken from tenants) and a good system to electronically complete all paperwork. Since new legislation they can no longer offer landlords a zero fee experience. They get two stars rather than one for their paperwork system.

AWFUL COMPANY - DO NOT USE I honestly cannot list how many problems we’ve had with this lettings agency; from them not turning up to viewings, to allowing us to move into an unclean property full of the previous tenants belongings, ignoring emails asking them to rectify issues with the house (e.g. oven not working, heating/hot water not working), trying to deny an advert stated bills were included, handing over the keys to anyone and everyone they felt like. The staff are completely incompetent and don’t want to deal with any issues that arise - especially Stephanie. We had to raise a formal complaint and even then they found every excuse under the sun and tried to blame us instead. I can’t stress this enough - do not use this company!!!!!!!!

Impossible to deal with and I’d avoid at all costs in future. To list but a few things they screwed up on: Collection of our keys - Initially we were looking forward to moving in. On the listing for the properly it stated we can pay half rent for the property during the summer so we can move our stuff in during that time and we would pay full rent when we were ready to move in properly. Despite this, they stated they could not give us the keys or access to the property to move our belongings until August or September, which was problematic as this was extremely close to our course start dates and none of us drive making the transportation of our belongings even more difficult. They were happy to charge us over £1,100 between us though, with nothing to show for it… Extremely slow response times - Staff were very quick to reply when concerning their money (viewings, rent, etc.) but would keep us waiting for weeks for anything concerning our issues with the house or just not bother replying at all. At one point, the boiler stopped working so we had no hot water or heating. Despite repeated emails, we had no communication back for almost a month until they sent someone to have a look. This person did not diagnose or resolve the issue so we had to repeat the process several times over until 3 months later when we finally got a new boiler fitted. All this in the middle of winter while paying full price for these services, might I add. Short notice house viewings - Would always give us the bare minimum legal notice for arranging house viewings, and expect us to conduct the tour of the house to prospective tenants on their behalf. This was a big deal as many of these viewings happened during the exam period where the last thing we needed was people running around the house while we were working on meeting deadlines or drained from working night shifts the day before. They could have given notice when they accepted viewing requests but instead chose the day before, leaving us few options to adjust our living situation. I could write a novel on why not to use StudentTenant, they were THAT bad. In short, don’t bother!NegativeResponsiveness, Quality, Professionalism

Student Tenant have been nothing but incompetent, non responsive, and unable to return deposit in time or at all at this rate. No student should use this service. They're apparently there to insure students do not get taken advantage of, you are less likely to be taken advantage with private renting. My first year deposit was taken from due to no fault of my own and lack of communication on their and the landlords behalf. When moving to another house for my second year and then letting them know I would not be there for my third year, my housemates were threatened to be kicked out. I kept paying my rent until the end of the tenancy and have now been waiting 2 months for my deposit to be returned, and not am having no response to my emails.NegativeResponsiveness, Quality, Professionalism

Unfortunately, it’s very busy at this time of the year for all student letting agencies, landlords and deposit protection schemes dealing with returning security deposits due to the volume of students moving out of their University accommodation. As there are four parties involved (including yourself) with returning your deposit, it can take some time for it to be processed as everyone in the chain has to respond to the request. This process can also take longer if deductions are requested by the landlord due to issues when tenants leave the property in a joint tenancy agreement. We are also signed up to a DPS (Deposit Protection Scheme) which is backed by the Government. When it comes to deposit deductions, the DPS acts as a third-party to ensure that any deductions are fair for both the landlord and students. Legally, we are not authorised to deduct any amount of your security deposit without approval from the DPS. We are sorry that delays have slowed down the returning of your security deposit at this time, but I can assure that you will receive it back once all parties have agreed to deductions (if required) and the returning of it. Student Tenant Farnham - Awful Service Not helpful at all. Had a confirmed viewing where the landlords did not show up. Neither did the Student Tenant agency do anything. We asked them to update us on the situation and get hold of the landlords but we did not hear - and have not heard anything since! A completely waste of our time! Gone over a week since scheduled viewing and we still have gotten no explanation about why the landlords never showed up.

If you are a stuent please be aware that Student Tenant's claim to be an official partner of the University of Kent on their web site is false. Check with the University accommodation office and they will confirm this. If you are a landlord and wish to use this service I suggest you avoid speaking to Jade. She is rude, aggressive and insulting. Also she does not seem to grasp the terms and conditions of her own organisation. She refers to them in conversation but adds elements that are not contained within them. Myself and my husband have tried very hard to do the right thing and fully comply with our obligations according to what we understand. I phone every day to update the team there with progress following student referrals. However the fact that students have not paid their fee is somehow my fault. I can cope with being told I am getting it wrong, but not with the rudeness and the implication that se are deliberately trying not to do the right thing.
