TrustpilotKFH does not care about tenants
KFH does not care about you if you are renting. The offer forms forwarded to us as prospective tenants included numerous legal inaccuracies, like insisting on (illegal) fixed-term contracts even though the renter's rights act took effect five months ago at time of writing. When we called to ask for clarification about holding deposits, also confusingly expressed, we were told we needed to wire over money within *one hour* of having an offer accepted. Doesn't matter if you're sick, in the office, on transport, etc - this office does not think you are worth more than sixty minutes of their time. Contrast this with the fact that after dropping everything and turning in our documents the *very same afternoon* as our (weekday) viewing, we never received so much as a reply from the agency. KFH's totally one-sided sense of urgency is manufactured entirely in order to apply maximum pressure on tenants, and once it's their turn to follow through they couldn't care if you're dead or alive. Take your business elsewhere if you have a choice, don't trust such an unresponsive and predatory corporation with something as important as the roof over your head.

Terrible communication and slow action on essential safety issues. Managed by our property manager Arvind. KFH manage our rented flat in Putney. At check-in, their own inventory showed a non-working carbon monoxide alarm by the boiler and a faulty smoke alarm. Over two weeks later neither has been replaced or repaired, and we've had to report it to the local council. We couldn't move in on our start date because the agreed professional clean hadn't happened. The flat has damp and mould in the bedroom wardrobe from old leaks, plus a worn and damaged carpet, which KFH / the landlord won't address. Getting authorisation for spare keys has taken over two weeks and is still no closer to being resolved, leaving two working adults sharing one set and no management set for workers to attend so works have required us to take emergency days of annual leave to facilitate. We've raised a formal complaint and are still waiting for answers now over 14 days into our tenancy. We pay full rent on time and expect a safe, legal, properly managed home in return. When these issues are resolved, I will update this review.

I had an absolutely appalling experience with this estate agent, who managed a B&D Reside property that I rented. Their conduct was completely unacceptable. They were fully aware of ongoing issues with the property yet repeatedly failed to take any meaningful action to address them. Even more concerning was their complete lack of response to serious antisocial behaviour from the neighbouring flat, which was also managed by the same estate agent. Despite being provided with evidence of the ongoing antisocial behaviour, they failed to take any meaningful action to address the situation, even though both properties were under their management. Their lack of accountability, professionalism and concern for the wellbeing of their tenants was shocking. It is completely unacceptable for a managing agent to be aware of serious issues affecting residents and simply disregard them. The level of negligence, unprofessionalism and indifference I experienced was disgraceful. I will be formally reporting my experience and their handling of these matters to the Ombudsman, as I believe their conduct warrants an independent investigation. I would strongly advise anyone considering renting through this agency to think twice. No tenant should have to endure such disregard for their safety, wellbeing and basic right to peaceful enjoyment of their home.

I recently switched to KFH and had a very positive experience with them sorting out a leak in my bathroom. Nick, the property relationship manager who dealt with my issue, was very professional, kept me up to date every step of the way and even mediated when the contractors did a subpar job with the new pipings and helped me resolve the issue. All in all, great job!

We had some issues with our tenancy before and when we first got our property which caused alot of things to be very stressful due to our letting agent but once we were passed on to our property manager, Nick Di Palma things went much more smoothly. He has been a huge help with any issues we have raised so far and has fought for us on a few occasions I believe if he continues to be our property manager he will make us truly love living here with kfh.

Under KFH’s management, prolonged water ingress caused damp and mould so serious that the council’s Environmental Health team had to serve a statutory notice because necessary works had not been completed. Despite that intervention, remedial works remained outstanding when our tenancy ended. We also endured approximately eight months without a properly functioning shower and a separate roof leak that persisted for around 235 days. This was not one unfortunate delay, but a sustained failure to manage serious defects effectively. Based on our fully documented experience, I strongly warn tenants and landlords against entrusting a property to KFH. If zero stars were possible, that is what I would give. Avoid at all costs.

We experienced unacceptably poor service regarding our change of sharer request. Despite providing two months' notice, the change was delayed by an additional 6, 7 weeks. Throughout this period, our numerous phone calls and emails went completely ignored, and staff were consistently unable to assist us. Furthermore, we visited the branch multiple times during posted business hours, only to find it closed. This complete lack of communication and competence caused us significant unnecessary stress. Given this experience, I am extremely dissatisfied with this branch and would strongly avoid using their services again.

Terrible experience with Tim Beattie in West Dulwich. Do not sell your home with him. There was a lack of communication, he doesn’t listen, he doesn’t answer calls, and he is simply ill-mannered. I do not recommend him and pity the team working under him.
