Awful Lettings Management

As a tenant who has had John D Wood as my lettings management for the last 6 years I can say that they are absolutely awful. They don't reply to emails, don't take responsibility, don't put out of office emails on so you can't get anything urgent done. I would never use them.

We move into the Flat under John D Wood agency 10 days ago. I am quite comfortable with the service John D Wood supplied. Particularlly the staff Ms Anne Battumur. She is quite helpful and friendly with sortout all the problems we met during initial document processing for renting and later during move in. Fatastic experience with her fabulously service. In addition, the property Manager Marcel Schmidt take full responsibility to deal all the issues of the flat and take in time response to fix all the problems in the flat. Both of them are quite nice to us. Making us feel like stay at home.

Awful experience

John D Wood owns APW, a lettings management company. Having raised a complaint against APW, I was, after a ridiculous amount of badgering, passed to John D Wood. Despite terrible reviews of APW already in place and after providing (several times) a list of 14 significant issues, I was informed they had done nothing wrong. Well, if the service (or lack thereof) I received was ‘fine’, goodness knows what this company thinks is poor service. Absolutely dreadful experience. I share another reviewer's frustration when they said they'd rather give their house away than use these guys again. Truly awful. Please don't use them.

Awful service. Called them to market one of my flats on 12th July mid-afternoon twice and nobody bothered to answer. Decided to give them a 2nd chance. Called on 23rd July (Rosa?) and was told that I needed to speak to Will who was on a call but would call me back. Called back 2 hours later (Giselle?) and was told Will had stepped away from his desk but would call me back. It’s over a week now and I've had no call or message. But that’s OK as I’ll market my 7 local properties elsewhere that offers, at least, some basic customer service. I suggest this estate agent answers the phone and starts calling customers back. I also suggest Will’s manager has a word with him. I wonder how many other customers have taken their £££ elsewhere?

Very biased towards the landlord if you want any of your deposit back - they tried to say I was responsible for issues that were already there and noted as present upon check-in. Fine for timely email correspondence but not only did I have them allow people into the flat without telling me or with my permission on several occasions. If they did tell me, they gave me less than 24 hours notice in advance and did nothing about it when I complained. Additionally, when asked to fix something it took a very long time to address the issue - if it was addressed at all (e.g. I asked upon moving in that they ask the building to fix my intercom and doorbell, which was supposed to be fixed within a few months. A year later, and I move out and it still wasn't fixed.) I would highly advise against John D. Wood.

Absolutely Dismal Organization

Absolutely Tragic Organization Failure to execute basic needs prior to move in- including ensuring lightbulbs were functioning. Failure to deliver resolutions to Damp issues preceding tenancy agreement. Even after escalating issues this organization failed to deliver anything in a timely manner. Incredibly disorganized and charging a 17.5% fee to landlord for Property "Management" when in reality they put the management of the property on the tenant. As others have said, quick to demand if they need anything from tenant, slow to react if anything is need of them. If I am a landlord I am steering clear of this organization or risking potential lawsuits.

Unprofessional, non-responsive and DO NOT return deposits timely I had a problem slumlord with endless defects in the flat at 4100 a month. Landlord used JDW chelsea/earls court to manage the property. The pod never responded to email to fix anything. After 6 months we agreed to leave and pay less rent. The kid and his colleagues delayed releasing £4700 deposit for 18 days after moving out using any and all excuses until I threatened to file a dispute! Buyer be ware.

Terrible, terrible, terrible.John D Wood Richmond Branch is a nightmare. They are trying to charge for the damages which they were before the tenancy started. Although the first inspection report clearly proves that the damages were there before we enter the house, they still keep trying to charge it.For your sake, I strongly recommend you avoid them.

Made an appointment to view 6 properties, the agent showing us around did not verify this with any of the current tenants and he failed to mention this to me until i turned up to the appointment. We were able to see one out of six properties and then we had to leave suddenly as the current tenant was in the shower! complete waste of a morning and his only excuse was that he didnt write anything down! I re-arranged the appointment for later in the week, when i turned up to this appointment he hadn't arranged picking up any keys and i saw no properties. again he did not apologise but blamed me for wanting to come after work and during my work day. Absolutely awful service, awful company and incompetent staff
