There is something reassuring, perhaps especially for older buyers, in dealing with a well-established Agent, with a proven track record and knowledge of the locality - the "test of time" principle. During our recent stressful house-search, we encountered Reeds Rains only once. It was a lovely house, but unfortunately not for us, although twenty years ago we would have captured it immediately. On this occasion, we met Esther Moulding. I identified with someone who is knowledgeable and completely trustworthy. She "sold" the house professionally, but was equally attentive to our special needs as buyers. Although a fleeting encounter, I can recommend Reeds Rains, and Esther is a particular asset. I am posting this review to help anyone who decide to sell with or buy through Reed Rains in Kenilworth. I am giving two stars for mortgage advise and support given by Jay Singh. Jay was helpful and pleasant to work with. Missing 3 stars is because the branch manager, Jake's bad attitude towards me as a customer and for not being transparent through out the process. In future if I am selling in this area, I would not use Reed Rains.

Claire showed us around 2 properties in Kenilworth, one of which was, as Claire described, a “wild card”. Claire from the outset was professional, confirming the appointments both by email and calling on the morning of the appointment. Claire was friendly and very knowledgeable of the properties and extremely thorough in showing us around, ensuring we had seen all the property had to offer. Claire was incredibly passionate about the properties we were viewing and her suggestion of the wild card was very much appreciated, what an amazing property this was! Claire was also prompt to follow up personally, something which I have noticed others do not. I think as a vendor, you couldn’t ask for anything more from an agent and as a buyer she made you feel very relaxed and informed when viewing.

As a landlord of several properties, I have often found agents to be slow and uncommunicative. I am therefore delighted to say that Claudia Franco is without doubt the best property manager I have encountered for several years with two or three other agencies. I cannot praise jake, Lisa and the RR team for the first-class professionalism, determination and care they have shown my Dad and I during a very difficult period. This week we finally completed the sale of my dad's property, which first went on the market in July 2020 following my mum's passing. It first went on sale with a national agency (think Prince & Premier Inn!). It sold on the first day for full asking price. Four months later it was revealed the buyer didn't have a mortgage secured. In December 2020 rwe emarketed the property with a Coventry based agency. Again it sold on the first day for above asking price. Five months later it transpired the buyer couldn't raise sufficient funds! Despite all the challenges of the pandemic it was hard not to find fault with both agents given the absence of due diligence - monitoring the buyers position. In June this year thoroughly disheartened and worried for my 82 year old dad's mental and physical wellbeing - all of this had take a toll. We turned to Jake and Reeds Rains. As you can imagine we were more than a little sceptical of assurances 'they would be different.' In no time at all the house was sold again, but this time the difference in the service we received from Jake and his team was worlds apart from that experienced previously. Consistent communication providing weekly updates on developments. Chasing solicitors and keeping all parties focused on the end goal. All of this achieved during the most challenging of backdrops with Covid and remote working. Jake, Lisa and the team have left a lasting impression and I would highly recommend their services. Courtesy, willingness to go the extra mile and empathy for client circumstances are all hallmarks of their service and after 15 long months finally my dad has some peace - thank you!
