I vacated a property in December 2022 and the property was rented out within a week of the 2023. The landlord has told this agency that there is no problem with the property and that I should get back my deposit. It has been nearly three months with me sending emails and visiting the branch and to date I am unable to get back my deposit. This agency is filled with unprofessional and dishonest people who will disrespect and ignore your calls and emails. Do not rent with them or allow them to manage your property as you will never be able to get your deposit back and will be left with disgruntled tenants.

I recently had the misfortune of dealing with this letting agency that has left me extremely disappointed and frustrated. Not only have they failed to provide any information regarding the whereabouts of my deposit, but their lack of communication and unresponsiveness has added insult to injury. It has now been a month since I vacated the property, and I am still in the dark about the status of my deposit. Despite my relentless efforts to contact the agency, including numerous phone calls and emails, they have consistently ignored my attempts to reach out to them. It is disheartening to experience such a complete lack of professionalism and accountability. The absence of any response to my inquiries has left me feeling neglected and taken advantage of. As a tenant, I expected transparency and promptness when it came to the return of my deposit. Instead, I have encountered a wall of silence from this letting agency, which is completely unacceptable. Communication is a fundamental aspect of any business, and this agency has demonstrated a complete disregard for this principle. It is not only infuriating but also raises concerns about their commitment to their clients and their overall level of competence. Furthermore, the inability to locate my deposit adds insult to injury. As a tenant, I entrusted them with a significant sum of money, expecting it to be handled responsibly and returned promptly at the end of my tenancy. Their failure to fulfill this basic obligation is both unprofessional and unethical. I would strongly caution anyone considering renting through this agency to think twice. The lack of communication, unresponsiveness, and apparent mismanagement of deposits are red flags that cannot be ignored. It is essential to choose a letting agency that values their tenants and demonstrates transparency and professionalism throughout the rental process. Unfortunately, my experience with this agency has fallen far short of these expectations. In conclusion, I would not recommend this letting agency to anyone. Their inability to provide information about my deposit, combined with their complete disregard for communication, has resulted in a deeply frustrating and unsatisfactory experience. Tenants deserve better treatment and accountability from their letting agency, and this particular agency has failed miserably in delivering on those expectations.

Found out today, on my 3rd call, the property is under offer. These guys don’t look/sound professional on calls. Don’t recommend.

I would not recommend this agency to anybody. It's been over a year and i have still not recieved my deposit from them. I have tried emailing, calling and visiting on multiple occasions but have been given one excuse or another. I tried getting help from the landlord but he kept defending the agency and pushing the blame one someone else.

I've been waiting for over 6 months for payments. Lots of things done wrong by Mohammed Butt, like 'serving notice' He told me that they didn't reference the payments, so they cannot allocate them. Still not done after promises, been over 6 months. Their statements are unavailable. They are now looking for another company to provide statements. He also told me that they didn't take the tennants deposit for missing rent. In the signed contract it says they do. I am now in the position of being forced to take legal advice today after waiting 6-7 months. So RPS can explain all this to them. Since posting on Google, the director Karbir Babber has still not got back to me. Including no payments. I do not recommend this company, Sanjib GrewalNegativeProfessionalism

The absolute worst agency I've ever had the displeasure of dealing with. Upon moving in I was informed that they hadn't had the chance to clean the property, which didn't sound so bad when the property looked relatively clean in the first place. However upon further inspection into the property after the agent left I discovered the bottom of the toilet bowl was completely black with limescale and there was also urine on the seat. Not only this but several surfaces were mysteriously sticky. Scrubbing my new home top to bottom wasn't exactly my plan for that evening but there I was. Various pieces of information were withheld from me. When bills are advertised as "included" with rent and wifi is provided in the property one would assume that wifi is included in the bills, correct? Far from it. The wifi was apparently not included with bills - so no matter how terrible the service was, there was no responsibility from the agency/landlord to improve it as it was "complimentary". I was also not informed that my Landlord would live directly next door to me and come and go as he pleased. When I complained about this, mentioning how this is in fact illegal without giving proper notice, I was told that I was wrong because the landlord didn't enter my room personally so he didn't need to give any warning at all. Did I mention that the front hallway flooded due to the landlords negligence? Next, because I had such an awful living experience at said property I wished to move out of the property after 9 months of living there. I had signed a 12 month tenancy agreement which specifically stated that after 6 months all you had to do was give 2 months of notice to the agency/landlord and you would be free to move out. I spoke with an agent who was fine to proceed with this arrangement, who told me to email them and specify in writing that I was formally giving my 2 months notice. Later on in the same day I got a phone call from the same agent who was now stating that the clause meant that because I hadn't left at the 6 month mark, this now meant that I had to stay on until my contract was finished. He then tried to intimidate me by asking me "so you're going to break contract?" after I told him this wasn't the case and I will only be following what is written in the contract. After being forced to get a solicitor involved to look over the contract did they back down after trying to bully me into staying with them for an extra 3 months. And finally, after cleaning my room from top to bottom, taking pictures and videos of everything they still took over 6 weeks to get my deposit back to me in full. Not only this, but when trying to access my online account regarding my deposit, it came to my attention that RPS had put my information in incorrectly which meant I had a longwinded back and forth with the company holding my deposit in order to prove it was me. They are incredibly unprofessional. I felt manipulated and bullied as a tenant. They do not deserve your business.NegativeResponsiveness, Quality, Professionalism, Value
