I write this review with utter disappointment and shock at how irresponsible and careless this organisation conducts its business, specifically the Property Manager who has been at her post for 1+ years, Ms. Oriana Pow**a. For the past three years we have had infrastructure issues with one of our properties, which Michael Richards & Co conducts the management of the whole block. The persons in the property manager position had changed approximately a year and a half ago, and since then, we have been asking for insurance details, leaseholder details, surveys or any action that needs to be taken to help our tenants in the property. Just for context, our tenant is a family of four, 2 of which are twin 13-month-old babies. Above the flat that our tenants reside in, an extension of container flats were placed on top of the original roof of the existing building. Due to the lack of due diligence on Michael Richards & Co's end, the roof that the containers that were placed on wasn't suitable to carry the weight. Now my tenants flat is caving in, constantly leaking with water when it rains and the roof has become dome shaped due to the sheer weight of the containers. Before placing these containers, it was Michael Richards & Co's responsibility to make sure the roof was suitable to place such containers with the weight that they hold. Due to all of this, now the 13-month-old babies regularly visit the doctors and hospitals as the flat has severe damp and mould issues, leaking through the cracks in ceiling, windows and between the walls. The parents and babies are restricted to use certain rooms in their house due to the sheer amount of water that drips on days with heavy rain, causing mould which has induced respiratory issues for the babies. We have continuously tried to arrange a survey with Oriana, she has been dismissive and intentionally acting oblivious to the matter. We have provided more than enough information regarding the situation of the flat and she has been utterly unprofessional in carrying out a survey. We have been asking for insurance details of Michael Richards & Co, of which she is LEGALLY obliged to share with us; she has withheld this information and still is till today. When we ask her for detailed information as to what action is going to be made, she has patronised our employees via email continuously. She advised we needed to speak with the leaseholders as allegedly, she said it wasn't a matter for Michael Richards & Co to settle; despite numerous requests, she has failed to provide this information too. We told her we would be going to Haringey Council which we have done, they are working along with us to provide a better standard of living to our tenants and have Michael Richards & Co to do their responsible part. She did not care. We have informed and proceeded legally; she did not care. Haringey council has visited the property and has seen the situation of the living standards of our tenants, they advised that the infrastructure was so bad that one bad weather day and the tenants would be crushed due to the lack of security of the roof. When I asked Oriana to arrange a surveyor, she advised me to "share the survey the council has conducted" I informed her that the council hadn't gone there to conduct a survey and that it was Michael Richards & Co's responsibility to conduct the survey. She failed to do this. Our final resort is to write this message to inform ANYONE who is working with Michael Richards & Co or are thinking to, to know they especially Oriana Pow**a, have zero empathy for people who are highly vulnerable. Her signature claims she is a property manager but does a sloppy job in managing. To add to this, the property we manage is a leaseholder property, which means our landlords' property has now been devalued under the management of company.

Since Alex Whiddett took over as property manager for the four Leaseholder flats in a Victorian conversion where I live, we have received professional, efficient and friendly service. Alex is a pleasure to work with. She has a very good understanding of what is required and reassures me that she has our best interests at heart. Having lived in Brentford Dock several times before I have an idea of how complex the site is and how difficult it is to carry out the daily routines like cleaning, maintenance, security etc. The fact that Sam Thomas is in charge here makes our lives as residents in the dock much more comfortable in that you know that any issues that are raised with Sam and his team in the Dock office, will be dealt with in a timely and efficient manner.

MR&Co have an on-site team on the estate where I live. Our newest Maintenance Manager, Anurag Sharma, deserves recognition for all-round exceptional service to our estate. Whatever the problem is, he's onto it. He helped me immediately when my balcony was flooded after a heavy rain! In 32 years on living on the estate, I don't recall having a more willing, skilled, polite, responsible and generally knowledgeable person in his position. I am super happy that he's a (strong!) part of our management team. Beth Dawson is always on hand when I go into the office. She too has been extremely helpful to me around confusing matters on my service charge. I'm very grateful she's so knowledgeable and skilled with resolving and explaining clearly and calmly. She's very helpful with a large number of other issues as well, and is good at connecting the right people together to resolve whatever is needed. She's a true asset to the team and to all of us here on the estate.

We rented a flat in Ealing through Michael Richards & Co for over five years, and our experience was excellent from start to finish. From the very first call to view the flat, the team was helpful, professional, and welcoming. Throughout our tenancy, anytime we had a question or needed anything, Suzanne and Sharlene were always quick to respond and really supportive. Whenever we needed maintenance, like when the taps needed replacing, etc they sorted it out quickly and always sent someone reliable. Everything was handled smoothly and without any hassle. As a resident of a development in London that Michael Richards manages I would like to share my experience - my main point of contact over the last two years has been Miles Stuart. Miles is often on site to ensure everything is as it should be which is appreciated as it results in more proactive work and maintenance as opposed to waiting for problems to arise. I commend the staff we work with there and particularly Lorraine Prince, PA to the managing director Adam. Lived on Brentford Dock for 3 years. The Management Office were phenomenal. I moved in very ill. It was the perfect to recuperate, study and de-stress. The Management Office ran the estate brilliantly. There were many dramas, from water supply being cut off, boiler and central heating issues all to do with things external to the estate and would be very hard for a normal block to deal with. These office is on site and on their game. Recycling works line a dream. Gates were fitted to the gardens due to non resident abusing them. It was managed really well and made me feel safe . My window blew in one Christmas and they came up to board them up so I could sleep. I couldn't get a window fitter at that time of night at that time of year. If Sam, Beth and Anurag were running Britain 🇬🇧 things would be amazing. I recommend living on Brentford Docks due yo the AMAZING SERVICE. Thank you . Yours aye Thea
