Avoid at all costs. Perhaps ok if you are a landlord but from a tenant's standpoint they are as incompetent as it gets. I rented a property via them and lived in for just over a year. Throughout the time I stayed in the property, there were several issues with the house. Unresponsive and believe it or not a lot of the problems we reported were never addressed while we stayed there. Heard nothing re my deposit until 2 months after I moved out. They were apparently trying to get hold of the landlord and were unable to respond till 3 months had passed at which point I had to raise a dispute. Then I heard back from them and the landlord asking to withhold 63% of the deposit!!!!! And this is in spite of US having re-carpeted the entire property as well as repainted it days before moving out. They/landlord also asked to retain part of the deposit for pre existing issues that were prese t in the check in report as well as items that were removed from the property by the agency!!!!! Some of this is down to a greedy landlord but as property managers they are so poor. They stay silent in all this and clearly have not managed the landlord discussion at all. The landlord asked an amount from the deposit due to the house not being repainted (we had agreed to repaint). John D Wood conducted viewings with the the builders in the property painting the house yet they did not push back. They simply do not care about tenants. And clearly they do not know how to manage such situations. Avoid, avoid, avoid. I happen to also be a landlord to two other properties and I would never ever consider using them in any capacity.

We recently ended our tenancy with a house in Chiswick due to the state of the house being in constant disrepair from poor maintenance and being a low quality build. The day we moved in the pipe leading to the water heater flooded the kitchen and we had similar issue with the property on a monthly basis for the rest of the tenancy. When moving out we were presented with a false check-in report that we have evidence never occurred in a bid to claim the full deposit by the landlord. During our tenancy we kept good care of the property paying for cleaners and gardeners regularly. We even dealt with many repairs ourselves, one of which our kitchen sink was blocked for one and a half months and we were having to use buckets. This was verified by 3 plumbers was not our doing and that the pipes where build with small pipes angles incorrectly. This and other examples meant the landlord during our tenancy clearly did not even fulfil his legal duty for repairs and lead to us moving out despite having no other need to move. We have attempted to defend our deposit in small claim proving that the check in report was falsified by the fact that images in the report clearly was taken in Summer when the report is dated to Autumn. However, the Agent at Wood's have backed the landlord all the way, testifying that we were poor tenants and that they can verify the validity of the report. All blatant lies to defend their customer. The behaviour is despicable and if looking to rent I would strongly suggest you do not deal with John D Wood as they do not have your back and will lie for their landlords.

Excellent service from start to finish!

I'd like to thank the whole team at John D Wood in South Kensington and in particular Umar and Angelo for introducing a buyer and working together with all parties (solicitors, managing agents, freeholders, buyer and vendor) in a friendly, personalised and dedicated way from start to finish. Although the whole process - from offer and sales memorandum till exchange of contracts and completion of the sale at the agreed price - took approximately 12 weeks, Umar and Angelo have always kept me informed of every single step towards achieving a successful sale. It was often just a text or quick phone call - even on a Sunday - which kept me motivated throughout the process. I believe that with John D Wood I have been in very good hands and would therefore highly recommend them.

Deposit nightmare solved

We have recently had to move during COVID. It was incredibly stressful and made worse when we found ourselves unable to access our deposit back through no fault of our own. At first I was not happy with the responses I was getting until Rupert Simmonds stepped in. He went above and beyond to cut through red tape and help us to get our deposit back in full. DO NOT RENT WITH JOHN D WOOD UNLESS YOU LOVE STRESS 6 months of hell. No ventilation, health hazard.

They are the worst letting agent we’ve ever dealt with, do not rent or buy with this company, complete incompetence at all levels of management. They will cost you money, time, stress & potentially your health, it is not worth it! When we moved out we also recieved our deposit back in full just for clarity. (Though it took much longer than it should have)

Really bad when it comes to services. My deposit is stuck with them for more than 2 months. Always some lame excuse for not paying back. There is an property manager named Moesha, who will never address any query but will just be harsh I hope to give below 1 star but that the least i can go.

Claire has been excellent in helping us find a rental properly from abroad. She was super flexible with our requirements and timing and always kept us in the loop once we found the property. This company make an appearance of disorganization, but could not possible stay in business, if they were, indeed, as disorganized as they appear. Having managed to fend me off for three days whilst I was house-hunting in France; I finally found that the gem of a house I had found - in Perpignan - was taken off the market; in order that it could be purchased by a relative of one of the partners/directors of John D Wood. Worse than inefficient and unprofessional ... very close to fraudulent! DO NOT TRUST THESE PEOPLE!

I rented a property which was managed by this company. The agents made promises they did not meet and the management agents are extremely poor. There was a flood and the information provided by the company turned out to be in accurate so they have refused to reimburse me for the hotel and all costs. I am very pleased to have instructed John D Wood to let my son's flat, besides other agents. Phil and Rachel were very professional, friendly and helpful in dealing with my queries. Always very cheerful and reassuring too. They knew our requirements with regards to tenant and rental we wanted. We sold our house recently and then rented via John D. Wood while we continue our property search. In particular I would single out Derek and Euan's local market knowledge, which was the basis for a successful pricing strategy, and their and Kay's sympathetic management of both our and our buyer's expectations, which resulted in a successful completion to the timescale agreed at the outset. On the buy side Emma has been energetic and while we haven't been able to find what we want, it hasn't been for lack of trying. In terms of the rental side we have also had good service from Philip and Rachel and the property we're now occupying is a delight.

Lisa Knight, Head of Sales in the Beckenham branch posted a letter to me dated the 17th February. It said, “If you would like to arrange a no-obligation market appraisal, please do not hesitate to get in touch..” I rang the office and made an appointment for the 7th of March. I was clear that I was not putting the house on the market right now.
