TrustpilotCare taking is not good…
Love our apartment and maintenance staff is very good. However the building and grounds are not kept clean. Our last building (not Greystar) he staff walked the building and gounds almost daily. Here months go by with the same trash and no one seems to notice. I admit we have a very young and un caring tenet population but that is no reason for management to ignore.

TrustpilotDO NOT RENT FROM GREYSTAR
DO NOT RENT FROM GREYSTAR! I HAVE BEEN LIVING AT TESORO RANCH APT. FOR 5 YEARS NOW AND THEY HAVE ZERO CUSTOMER SERVICE ABILITIES, TENANTS ARE TREATED LIKE CRAP AND IGNORED. I DO NOT BELIEVE THEY DO NOT WANT TO RENEW LEASES?? I COULD DO A BETTER JOB THAN ALL OF THEM PUT TOGETHER! WHY THEY CHANGED MANAGEMENT COMPANIES I DO NOT UNDERSTAND? Greystar is the management Co. for the second time and I can not believe this nightmare is starting all over again! My lease ended July 8th and I had 2 lease renewal offers sent to me back in April and May. I approved the 12-month lease with the first offer of course it was over 100.00 less than the second offer. I left over a dozen messages, walked into the office, and was told they are working on it and I they did in fact find the first offer I was talking about. The manager emails me asking me to accept the offer before my lease ends! I can not believe what a freaken joke scandalous horrible people. They have a leasing professional who also sent me a message waiting for me to accept the offer but god forbid they read my messages or the girls in the office who promised me last week this will be taken care of asap would leave a message or call me back instead they are overcharging me once again! She was a fill-in for the assistant manager and I give up on this! I They have stressed me out over this all they needed to do is "DO THEIR JOB" and pretend they like their tenants. time to look for a new home

TrustpilotSigned "EXAMPLE" Lease, moved in, & STILL No Online Lease Signing
I've had my apartment for a week and half (signed lease/received keys), moved in this past Monday, and I still have NOT signed my online lease. The airhead people in the apartment office keep saying "try now" or "IT people are working on it"- nothing has been resolved I signed some paper lease with giant stamps on each page of something along the lines of "EXAMPLE"- I would assume my this isn't even a valid lease. Aside from not being able to sign on lease properly, the property where I live is ok. Apartments themselves are well sized but the stairwells are disgusting. Toilet paper strew everywhere, egg shells, dog poop around the property, very rude maintenance guy, and office staff that don't know how to communicate. (I had to contact them asking for an update about the lease a week-7 days- after I signed the printed EXAMPLE pages.) I wouldn't recommend renting anything from this company.

TrustpilotDo not Recommend
I often times do not write reviews unless the experience has significant been detrimental to my experience or super great! If I could give a zero on this review I absolutely would. We moved to Middletown Landing May of 2022. MJ was very very helpful throughout the process and any concerns we had she attempted to address them-if she didn't know how she always found someone who could help. The neighborhood is nice--other than that I do not have anything positive to say about Middletown Landing and their corporate office, Greystar. A few things that I would recommend if you decide to live here: 1) When you provide your security deposit do not expect to get it back. 2) When you move in you have to provide your own light fixtures, and/or ceiling fans. They leave your apartments without them. 3) Any documentation you have in your account keep track of them because once you move out, they will not give you access to any of the maintenance request that you placed while staying there 4) If you have to make any maintenance request track them outside of the account as well. Our AC unit froze over several times throughout the year to the point we had to turn on our emergency heat...I put in atleast 17 maintenance request since we moved in and it took them until the spring time to get it resolved. Please note that you maybe able withhold your rent if they cannot complete the task in a timely manner or if you've had multiple instances of having to request the same thing to be fixed. 5) When you move in, take full inventory of the apt (i.e., whether it is cleaned, bugs, stains on the floor, water damage) because if you don't they will take your security deposit and charge you more. 6) you will pay for pest control and I've never seen them come out and spray--we constantly had stink bugs and spiders getting into our home. 7) Expect to pay for them to paint after you move out--which is another reason you will not get your security deposit back. You'll also pay a cleaning fee at move out as well (though they already have to clean prior to the next residents moving in 8) You will pay for the smart system they put in the home as well--they placed this in our apartment and told us that if we renew our lease it will be an extra fee each month. 9) you will also pay for valet trash--valet trash is suppose to come daily and they dont. If you have more than two bags on your porch, according to Samantha LePak at Greystar, they will charge you a fee and expect that any extra trash remains in your home until the valet trash that you pay for comes and gets it despite them not upholding their requirements to get the trash 5 days out of the week. Also, I spoke with their Greystar Specialist, Samantha LePak, who works at corporate--she was absolutely rude and provided the worst customer service I have ever received. We paid over $20k that year staying at Middletown landing and to be treated the way that we were treated and dismissed was the worst. I asked to be provided pictures for the things that we were charged for and the pictures she sent were a collage of screenshots which made it very difficult to view. I asked if she could send them in a format that would best support the viewing of the picture--she stated that she couldn't and that she was doing me a favor by "even providing me with the pictures" and that she did not have to do so. She also would not provide me with my maintenance records, I requested, that I submitted throughout the year and when I asked to speak with someone that was above her, she told me that she is the only person that I can speak to. Greystar is a large company and if she is at the top of the chain, it is best that someone provides her with some professional development and social skills to further help with the customer service that she provides. She talked over me throughout the conversation of me attempting to explain my concerns and I had to briefly stop and note to her that she is talking over me and is not allowing me the opportunity to explain my concerns. She told me I could explain my concerns but there was nothing she could do for me-which to me, felt dismissive. Even if my concerns do not get resolved, I am fine with that. The approach, tone and response that I was provided was the absolute worst and though Greystar and Middletown landing will not miss out on my money solely because I am only one person, I do think it is important for people to take caution with this company when deciding to sign with them. I am hoping that in the future those who do decide to lease will have a better experience than I did.

TrustpilotGreystar scams out college students
Greystar scams out college students! They respond to leasing inquiries within hours, but NEVER get back to you when you ask for a refund!Firstly, their leasing strategy is bit sketchy! They require you to pay one month rent even BEFORE sending you ANY AGREEMENT OR LEASE TERMS!Also, they deliberately made the payment process very smooth (credit card, etc.) but the refund extremely cumbersome (checks). They had never told me so before I paid! If that was the case, I wouldn't have paid so quickly. As a college student with little experience, I unsuspectedly paid the $2,005, because they promised full refund if I was not happy with the lease term. However, I have NEVER heard back from them after I asked for refund.Property: The M Seattle, WAPayment #156 619 8436Payment made on Jun 24Please REFUND in FULL ASAP via my ORIGINAL METHOD OF PAYMENT!

TrustpilotI am absolutely furious with the lack…
I am absolutely furious with the lack of response and complete disregard from the apartment management regarding the appalling living conditions in my apartment. It is utterly disappointing to see such negligence and incompetence from a supposed "professional" management team. From the moment I reported the numerous issues plaguing my apartment, due to a leakage that happened on the floor right above me, I had hoped for a prompt and effective resolution. However, to my utter disbelief, I have received no response, not even an acknowledgement of my concerns. It is as if my pleas for help have fallen on deaf ears. The state of my apartment has become completely uninhabitable, posing a severe threat to my health and safety. I have taken extensive measures to document these nightmarish conditions with photographs and videos, providing irrefutable evidence of the filth, hazards, and disregard for basic maintenance. To make matters worse, I have been forced to seek alternative accommodation at my own expense due to the apartment management's incompetence and inaction which lasted for TWO WEEKS. The financial burden I now bear, all because of their negligence, is simply unacceptable. This complete lack of responsibility and accountability demonstrated by the apartment management is shocking and disgraceful. As a tenant, I have fulfilled my obligations by promptly reporting these issues and providing substantial evidence. However, it is abundantly clear that the management could not care less about the well-being of their tenants. They don't even respond to my calls because they know my phone number.I implore anyone considering renting from this establishment to think twice. The management's abhorrent behavior and failure to address legitimate complaints demonstrate their complete lack of professionalism and care for tenants.I sincerely hope that this scathing review serves as a wake-up call to the apartment management. They must understand the gravity of their negligence and take immediate action to rectify the unlivable conditions they have subjected me to.Do yourself a favor and avoid this place at all costs. It is evident that the management cares more about their own convenience than the well-being of their tenants. Spare yourself the stress, frustration, and financial burden that comes with dealing with such an unresponsive and irresponsible management team.I am beyond disappointed and enraged by the apathy displayed by the apartment management. They have not only failed me as a tenant but have also demonstrated their complete disregard for basic human decency.

TrustpilotIssues I dealt with as a tenant at Avana at Happy Valley
Issues I dealt with as a tenant at Avana at Happy Valley (owned by Greystar)1. No helpful response to cockroaches which required I personally deal with them using Diatomaceous Earth2. Multiple fires including one used to conceal a homicide3. Lack of timely trash pickup even though there's a Valet trash fee4. Multiple squatters and people using/distributing meth and opiates on site, absolutely no response or safety regards from the company 5. And finally multiple fees upon move out even though the unit was spotless and I had fulfilled the 13 month lease. Never rent from these people if you pride safety, price or housing quality. I only rented there desperate for shelter.

TrustpilotMoney hungry, bad management
Greystar have shown themselves to be a money hungry machine who tramples of its residents and I would highly recommend you do not reside in any of their properties. We have been here one year and we are now being forced into either signing for another year with 6 month break clause or having to pay £458 more in rent per month for the ‘privilege’ of having a rolling by month contract. I do not treat my own tenants this way and I’ve never heard of this before. We earned the right to roll by month by committing to a year. It’s very hard to find a rental at the moment so they are trapping us between two awful decisions. Our rent for a 2 bed flat in Croydon will now be £2,609 (they are advertising other 2 beds in the building for (£2,200) as we desperately want to move out and so we have to take this risk and absolutely must find another place to live ASAP. We have a baby about to go to nursery and CT is going up. This increase will leave us with to barely any money but we cannot commit to another 6 months as we really want a garden for our baby. We appealed to management and they would not negotiate, it was humiliating to be invited to a meeting and not heard. This situation has really caused me a lot of sadness and keeps me up at night. Do not fall into this company’s trap.

TrustpilotThe company is a rip-off machine and it…
The company is a rip-off machine and it is too bad I can't give them less than one star. Besides forcing tenants to sign an agreement to pay two months rent in case of breaking a contract, they also charge an "Insufficient Notice Fee" if you inform them about that in less than 60 days. I lived in the apartment owned by Greystar for five months and after I lost my contract and had to move out I was charged almost three months' worth of rent. A semi-decent hotel room would cost me the same amount or less. In addition to the cost of rent, the company is also charging for everything else including the Pest Control which didn't help in my former FL apartment roaches owned the place throughout my whole entire stay. The most brazen charge was for a "valet trash" service, that no one was using anyway. The justification for that service from the rental place was "too much wildlife around the apartment complex." Like those people who suppose to collect your trash from your doorsteps wouldn't put it into the same trash container where tenants are dumping it anyway, stay away from this company and save your sanity and the frustration of dealing with the endless charges after moving out.

TrustpilotTheives, Liars, Criminals
This company tried to raise my rent in the early days of the pandemic. When I moved out with ample notice, I gave them a pristine apartment. They fabricated charges and refused to return my security deposit. Three years later, they have hired a collection firm to collect like 4 days of rent with three years of interest. The first notice I got was a ding to my credit report and score. These people are thieves, they are liars, and, raising rent during a pademic also makes them criminals. STAY VERY FAR AWAY FROM ANYTHING THEY OWN IN ANY CITY!!! SPREAD THE WORD!!!! THIEVES... LIARS.... CRIMINALS.
