Bad Experience, Worse Staff

Their employees and managers have no customer service training outside of fake smiles and lying to you to get you out of the office. We were specifically lied to about billing in a major way. The INTERNET GOES OUT constantly. Multiple times a months for full days and sometimes weekends at a time. They regularly change the trash collection times and schedules. The apartments are CHEAPLY made and you can feel it from the barely laminated floors to the PAPER THIN WALLS you can hear everything through. If you have any other option for where to leave, go there. Outside of the maintenance staff, who are all good people, Prose Evergreen is a DISASTER I would avoid.

Deep disregard for tenants, poor service and misleading advertising

Greystar took over our building in June and we are facing a lot of issues since then, in particular regarding new managment and positioning of our building - Parkside at Elephant & Castle. I encourage everyone to do their research, compare amenities and price in the area. Amenity package is not comparable to other buildings. All seating amenities are in one modest room which is shared with the leasing office and we often see them doing work and they leave their office doors open so all conversations and noise is in the area. Lounge is essentially a lobby repurposed with small areas that were given names. New management has covered whole amenity with opaque advertising blocking our lights fully, including the gym - over 90% of area is covered, without notifying residents. Building doesn't have conciegre, cinema room, dining room or anything of that sort but it is the same price as other buildings that do. We don't know who the staff is as we don't have anyone dedicated that was introduced to us, and everyone from before like Colin are gone. Asking prices have gone up from when Lendlease was in charge from 3100 in May/June to 3400 without material change to flats the moment they took over, so in less than 2 months a 9.5% increase. They are at this moment highest prices comparing to other buildings in this development that have better amenities (I've been tracking). Since takeover Parkside is advertised on Rightmove using advertising images of other properties and amenities we do not have. I find it all very confusing as a current tenant that planned to stay here for a long time. Our apartment has noise issues and we can hear neighbours walking above us. There is also noise from below that radiates in 'pipes' on certain days that we can hear but we were ok dealing with that under condition that we can have stable living post RRA without this type of corporate abuse. We were trapped in a lift for 90 minutes and nobody was informed about that despite maintenance coming to fix the lift and security guard finding us. Not sure how it never reached management, but it sets a tone about what you can expect as a tenant here. When we informed them of how we didn't even get a follow up they found a way to blame us for not informing them first and that they don't have any record of it. When we complained within their official process the answers we received were incorrect, incomplete and showed clear indication that they have no idea what building they bought and what it actually has. They are absolutely unprepared, uninformed and I am completely dishartened by this. At over 3000 pounds per month for an unfurnished 2br with barely any amenities, you would expect exceptional service, instead it's been a nightmare since they took over and I've had to spend days gathering evidence to correct their shady practices going to council, ASA and other bodies as well as their biased complaits process. I am so sad and upset as I planned to be in this flat for at least 3 years and would have never moved here if I knew it would be taken over by Greystar.

Greystar has Ruined A Good Complex in Less Than a Year

Greystar has only been managing this property for a year, and the decline has been dramatic. There is more garbage around the community, more pests, and random charges throughout the year that management tries to justify with vague excuses. The staff is consistently rude, dismissive, and almost impossible to get help from. Management is frequently out of the office, leaving early, or calling out sick shortly after opening. Maintenance is just as unreliable. They rarely fix anything unless you repeatedly hold them accountable. It took three weeks to get my washer and dryer repaired. I submitted five maintenance requests for my dishwasher, and each time they marked the job as “completed” even though nothing was fixed. I eventually had to repair it myself. They advertise lower rent, but the predatory billing, lack of maintenance, nonexistent pest control, and dodgy staff make it clear you’re not saving anything. You’re basically paying people to make you miserable.

I just recently moved into the Litho-Toronto, ON Canada

I just recently moved into the Litho. Toronto, ON Canada building (Greystar). I had a few minor maintenance issues that needed to be resolved. Gabe, from the building's maintenance crew resolved/fixed all of the issues. Upon resolving all of the issues on the work order, he also asked if there were any other maintenance issues he could help me with. Very thoughtful! Gabe, is most helpful, respectful of tenants and their homes (he even put on shoe covers when entering my unit), and he is very professional! Thank you Gabe for all of your help.

Terrible communication + Incorrect Balance

Fast and friendly communication when you are looking for housing, once you are in, expect to be ignored unless you have time and availability to solve everything in person. Terrible customer communication and client care. We moved out in October and have not received our move out statement since then - building manager Brittney and another person named Ghezal keep ignoring my emails (I gave heads up that we relocated to Europe and cannot place intl calls). We got incorreclty charged for November for some reason, and although I submitted balance dispute, neither of "account specialist" Gabriella Utter nor Antonio Garcia were able to help us. They keep ignoring us and sending automated emails including notices threatening us with third party intervention if we do not pay the incorrect ammount. It has been more than 6 months already. Not recommending. While living on Geary, my laundry got stolen and there was not a single atrempt to help me, instead I got ignored.

Worse place ever

Worse place ever. The first unit here wasn't bad, but the extra fees go up all the time. We transfered to a smaller unit for the second year. They charged us a $1000 fee to move units, then made us pay $191 because we were using both units the day of the move. When we finally got to see the new unit, move in day, it was a dump. Never cleaned, cabinet doors don't close because the doors were hung wrong. The floors are all chewed up. Touch up paint never done. The thermostat didn't work for AC. We are finally able to leave for good, and they lie to try to keep you here, by telling your new possible landlord that you were evicted. We have never been evicted from anywhere. They move you in a unit needing lots of work, never fix the stuff, keep your deposit for what they didn't fix, and start over screwing the next person. I left the first unit we had in perfect shape, better then when we moved in, even steam cleaned the carpets. One of the maintenance men asked me why I did that because they were just going to rip them out, because they were upgrading to tile. Well they stole my deposit saying they replaced the rugs. I asked to see the new rugs they put in and they refused to let me. I found out they put tile, upgraded the appliances from the 1970s one that were there so they could raise the rent on that unit. So I paid for their upgrades. My deposit was $2600. They sent me a letter saying how much they were taking from my $2100 deposit, so they stole $500 off the top. They make you pay a deposit for damages, and add a monthly fee to your rent for possible future damages. That is what the deposit is for. The office staff is very friendly until the lease is signed, then they turn rude and lazy. They schedule inspections, and never show up, when you wait all day. I wouldn't move here unless you have enough in your savings to cover the scam charges. We are getting out of this town all together, because there are no offices here to help renters, only landlords.

The Element in Ewa Beach HI

The Element in Ewa Beach HI, managed by Greystar, was over priced but I was willing to pay the grift upon moving out though was unacceptable. First off, I would say that the accommodations at the Element were nice. The pool and communal spaces top notch no complaints. That being said when I moved out being military, I was not able to leave a forwarding address. The Element had email and telephone numbers to reach me if there were any problems and I didn't hear a peep. When I got to my new duty station, I reached out to leave a forwarding address to receive the remainder of my deposit (600 dollars minus a cleaning fee of approximately 300 dollars according to management). I was informed that my deposit was non-refundable due to cleaning costs (600 dollars?). The management also reported not receiving my apartment keys even though I had placed them in the afterhours box as instructed. I was willing to let this go as just poor management due to expedience. But then today received a call from a collection agency telling me that the Element had turned over my name for an unpaid bill of just over 300 dollars for additional cleaning costs. I could not have left less of an impact on the apartment which I lived in for four years. Now not only was none of my deposit returned but they wanted another 300+ dollars or my credit score would be impacted. Seems nefarious on their part. Not only that but in the time, I lived there not only did my rent increase (to be expected) but they added costs for parking and private security. As part of the rent, they combine utilities with rent which makes it difficult to ascertain how much the cost really was for electric (they add in electricity for communal spaces something I have never seen a management company do before and I have lived in apartments all around the world). I am sorely displeased with these strong-arm tactics which I believe had everything to do with my military service given that I would be thousands of miles away and unable to contest. I would strongly encourage those looking for a well-run complex to consider looking elsewhere especially if you are in uniform or plan to leave island upon moving out of the Element.

Serious Pest and Maintenance concerns

In May 2026, I discovered rodent droppings throughout my apartment at Harlowe in Euless, Texas & immediately reported the issue. Multiple pest-control treatments & follow-ups were required, and I documented continued activity after treatments, including fresh droppings & a live rodent. The issue remained under treatment and monitoring for more than a month before management informed me the vendor found no evidence of current rodent activity. Because of health concerns, my family stopped residing there while the issue was addressed. In June, I reported a roof leak that caused visible interior ceiling damage. Contractors came to the property, but more than two months later, the damage was still present when I surrendered the apartment. Management offered penalty-free early termination only if I signed a release agreement containing language representing that I had reviewed it with legal counsel. Because of that & concerns about several provisions, I obtained legal advice. My attorney advised me not to sign it as written because he considered it one-sided, believed it did not adequately protect my interests, & advised I would be giving up rights. I did not reject an agreement. My attorney contacted Greystar & the property owner seeking revisions & a fair resolution. According to my attorney's office, Greystar did not respond. Management also told me in writing that if I did not sign the release, my lease would remain in effect & early termination would be subject to standard terms & fees. I filed a BBB complaint seeking resolution. Greystar repeatedly stated that its legal counsel was involved & requested communications proceed through counsel. However, I was never advised that Greystar's counsel contacted my attorney to negotiate a resolution. With no agreement reached, I followed the standard early-termination process, requiring 60 days' notice and an additional termination charge. I continued paying rent during July & August though my family was no longer residing there. After I surrendered possession, Greystar posted a $3,542 “Lease Cancellation/Termination” charge to my account. I made repeated efforts to resolve this matter while meeting my obligations. I reported the problems, cooperated with treatments and repairs, documented the conditions, obtained legal counsel, continued paying rent, & attempted to negotiate a resolution. Despite Greystar stating that its legal counsel was involved, I was never informed that its counsel contacted my attorney to discuss a resolution.

I took on Greystar and made them pay

Lived in a complex originally Greystar was not the management, took over one month before my lease was up. I had dealt with Greystar before so I was ready, took pics of everything, kitchen, stove, refrigerator etc. and all was time stamped showing clean empty apartment. I also took pic of keys and fobs, forwarding address etc. in the office and apprised the person of same as I knew Greystar’s tactics, she smarted off they wouldn’t do that. One month later got an email stating I waited an additional two days to give notice and not only wouldn’t receive my deposit bit also owed extra monies. I sent the pics and received I call I would get the deposit back. It never came and after an additional sixty days I filed a small claims complaint. Greystar started offering me these different amounts, less than deposit but finally offered me the whole amount which was three times the amount of deposit but I would have to sign an agreement that it was a mistake and agree to a gag order suppressing my first amendment rights to speak about same. I cracked up laughing and told them see you in Court. They hired a law firm which I am sure was on retainer but still get billed for hourly wages. This went on for months, even had to do open court mediation and I decided to dismiss without prejudice so I could take to a higher court. I have three months lefts to do so before statute ends and Greystar has sent me emails saying my deposit is ready etc. Regardless whether I file again or not they have had to pay out thousands of dollars and I am glad I went after them. If enough people do the same and take a stand Greystar’s will have to change or bankrupt one. Is it unbelievably a lot of work, yes, especially since I represented myself but I would do it all again and whose know maybe I will still file in a higher court for misconduct, bad faith etc. and own a piece of Greystar, keep fighting residents. I also contacted the Attorney General here in Charleston, SC (Greystar Headquarters) and they said nothing they could do, that it comes under landlord/tenant etc, seriously. Also forgot to mention their attorney filed a Motion to Dismiss (it was denied) but also filed an Answer and Defense, now claiming damages on what was a two day extension before vacating. Unreal numerous emails from the acne face attorney trying to intimidate me, saying I should speak with a competent attorney etc., it was too funny. Greystar is supposed to send a hard copy final statement through the mail and I never received same, even after filing my complaint and stating same. They sent several email statements, each one with a different amount (too funny, these idiots). The proposed settlement they did tender with the gag order and hold harmless was several pages, it look like I was buying the complex, ridiculous. Most of it threatening what all they would do to me if I spoke a negative word about them, can’t we say mafia. I still stress the importance of taking a stand, they manage at least 80 - 90% of the complexes in Charleston and surrounding areas. KEEP FIGHTING

They impose extremely high and

They impose extremely high and, in my experience, unreasonable lease‑termination fees. I had to relocate due to a parent’s declining health, and I was charged a $7,000 termination fee, which I either have to pay in full or allow to go to collections. This is by far the highest fee I have encountered in all my years of renting. Additionally, my rent for a one‑bedroom unit was $2,000, while a coworker in a comparable unit was paying $1,600. Despite multiple visits to the office, I was unable to get my neighbor to consistently pick up after their dog. The parking lot was frequently covered in ice due to lack of plowing, and the steps leading to the sidewalk were often icy and unsafe, making it difficult and hazardous for both me and my dog. On a positive note, the maintenance team was responsive. They did clean up the dog waste when I reported it, and the office staff were always kind and pleasant to work with.

Greystar property management. Not the place to rent.

Graystar property management on average four weeks to replace a stove, to replace a kitchen light not the lightbulb, floor wet from storms leaking through the crack stucco seven different times. Made my final payment checks cleared money taken out of my account check returned to my bank I have photo copies front and back showing it went through the banks. Three weeks later I get a call from a collection agency saying I agree start my final payment. I am in dispute. Payed the collection agency to keep my credit from getting dinged. Have made numerous attempts at corporate and at different properties of Greystar trying to get my final payment returned to me since I have paid it twice. No response.

Bogus" No Smoking" policy

This company has a Bogus No Smoking policy. There are No signs posted on the property or on the buildings. Management tells you "We didn't smell smoke when we visited the apartment". Or we spoke to the tenant, and they said I "don't smoke. I have sent pictures of the pile of cigarette butts in front of my patio from the upstairs tenant to the management office. Their response. (The Shaggy) It wasn't me. Even though I told management the conversation I had with the tenant asking him to pick up the plie of cigarette butts and to also not drop his cigarette ashes on my plants. They said I couldn't prove it. What in the world? When I open my patio door to get fresh air and water my plants, I am greeted by the stench of smoke from the tenant above me, who has the audacity to continue to smoke despite me asking him to smoke somewhere else. How can this company expect you to follow policies that they don't enforce? They might as well have signs that say," Smoking is Encouraged" "We Don't Care if You Smoke" "NO SMOKING (Just joking}"Do Something Greystar!

Beware Before Leasing with Greystar

I live in a presidium regal a greystar community in Jacksonville Florida. Here’s what’s going on My time at the brand new presidium regal had been pretty good until it wasn’t and I had grown to truly realize who I’m leasing from. Presedium & Greystar has done something that seems quite unethical and shows what they truly think of the tenants. There was a construction deficiency with the flooring underlayment during the initial construction that has the flooring sinking. Tennant’s furniture can’t sit evenly on the flooring and has even started to slide in units in some cases. While Greystar/Presidium are correcting the issue they are not being upfront, honest and fair to the tennants in the situation. Presidium is sending what they are considering to be relocation compensation for tenements in writing but will not provide anything in writing why all tenants on floors 2-4 are having to move out of their units for 60 days. They will call or tell you verbally until you’re blue in the face but will not put anything in writing that we can take to legal representation to ensure we are being treated fairly. With that being said the company is forcing everyone to temporarily move for 60 days offering the three options pictured for compensation. They are offering nothing to anyone on the first floors(not even notifying them what’s going on at all) since their unit floors aren’t a part of the problem but are forcing them to live in the construction for 2 months. They are trying to convince us that the loud noise(confirmed by other tennants), random construction crews in and out of your building all day, safety concerns of the building entry doors propped open for prolonged hours even over night(homeless people have walked in the building), and hazardous materials won’t be a problem for first floor tenants as we are watching this all play out in the adjacent building they started the repairs on. After voicing my concerns I verbally offered a comical $100 to deal with the above construction for two months. I believe as tennants we should be provided free rent until we are back in the unit we agreed upon on the lease. I believe the first floor tenants shouldn’t have to live in the construction zone, should be compensated for it, or at a minimum offered the same options as all tennant’s on floors 2-4. I have emailed the office management/area management with an initial email and two follow up emails asking for formal notice why Presedium is asking us to move in the first place. I’ve stopped by the local cooperate office twice and left notes with the area manager’s receptionist but still no communication back. I asked our leasing manager on property what gives and she suggests I continue to wait to hear back from the person who isn’t responding to their tenants. How can you ask us to move out of our homes and offer us unreasonable compensation without formally providing to us why we are having to move in the first place? I would personally like to have legal representation look into this just to make sure everything is fair but the complex and management will not provide anything in writing. Everything is by word of mouth and seems sketch. Everything was great when I signed up but now that we have an issue this is how the tenants are treated. It seems this was a known issue almost a year ago but the complex decided to only inform the tenants approx 30 days prior to construction starting on their building. Possibly due to being harder for people to completely move out in such short notice and our construction starts in November when people typically get strapped for cash for the holidays. Is this how you would want to be treated after signing a lease here at Presidium Regal, a Greystar facility? If anything goes wrong here I hope no one has to go through this treatment. The office staff has been super nice and I’m sure doing what they are told, but there are so many red flags in this situation I’d have to write a book here to explain it all in details. Most of the five star reviews here were done when people initially moved in and because management literally asked us to, for help. Will prob be much different now down the road.

Upsetting experience following FIRE.

My friend's apartment building caught fire by contractors who were on the roof on September 14th. 8 days ago. It was significant and tenants had to leave with the clothes on their back. It displaced at least 14 families. There has been such little communication in regards to what is happening as far as tenants being able to access their apartments to see whether anything can be salvaged as well as to ask other questions. They can't even gain access to take insurance photos which is delaying everything. I get that some units it may be unsafe, but communicate that. Many have lost everything they own. Basically it's been crickets. They were very eager in wanting to relocate them in an apartment on the property, so that they wouldn't lose the income though. The apartments affected have since been boarded up and those tenants still don't know what's going on. I hope this week, Greystar management steps up and contacts these people, so they don't feel stalled and lost. It's been very sad to watch those I care about go through this and a lot of tears have been shed. I don't really even fault the business office as I am sure the "lack of" attention to this matter is coming from the top. They seem as lost as the tenants are.

Graystar is a management company for Avador in Omaha Nebraska. It is a over 50 community. In moving in I was told of things they offered that was later taken away, however the rent was the same. They state they are a dog friendly community..but have a lot of residents that are not and make for a hostile environment. No matter what the reason be...if you break your lease you are charged a hefty penalty equal to two months rent....even if they already have it rented before you move out. In talking with Michael Karel he states that is charged even if the person passes away or needs to go to assisted living. Boy...that is something to be proud of. The also charge a 1000.00 fee just to change apartments. I was told they don't make anything if they don't. Anyway... This is a company I would never be apart of again.

NEVER IN MY LIFE HAVE I FELT TREATED LESS THAN A HUMAN.

WORST WORST AND WORST CUSTOMER SERVICE. NEVER IN MY LIFE HAVE I FELT TREATED LESS THAN A HUMAN. When you need help and try to call them, NO ANSWERS. Then they just call you whenever they want, and are RUDE, YELL, and HANG UP on you. I experienced this TWICE IN ONE DAY by two different people from the Collection Department: ANGELA SHIN and BRENDA (I'm not sure of her name as she REFUSED to give it to me again later on), and a KEVIN (the manager who Brenda said he did not have time to speak to me).I moved out and received some charges from Greystar as the move out fee and received a ledger from them. As I was reviewing the ledger so I got confused and have been trying to reached out and get the clarification from them. Below is the content of the email I sent to Greystar's owner, BOB, as I could not reach anyone when I called the corporate.-------------------------------------I attempted to contact the corporate office to report a serious incident involving a member of your team, but I was unable to reach anyone. Therefore, I’m bringing this matter directly to your attention.I was on a call with Angela Shin (details below), and I encountered some confusion regarding the information on the ledger she provided. The ledger indicated that my total balance is $0, yet I was asked to pay approximately $129. When I sought clarification, rather than explaining the discrepancy, Angela repeatedly stated, "I explained this to you last time and I explained to everyone else and they understand." Eventually, she told me, "If you do not want to pay, that's fine. I will send it to collections."At no point did I refuse to pay, I simply wanted to understand the bill. I asked her to stop and informed her that I felt I was being accused unfairly. She responded, "Isn't that true? You didn’t want to pay, so you kept asking." I again asked her to stop and requested to speak with her supervisor. She replied, "Okay, someone will call you," and then abruptly hung up on me.I waited an hour but did not receive a callback. I have since attempted to contact your office multiple times at the 9400 and 0010 numbers, but my calls were directed straight to voicemail. -------------------------------As I was waiting for your response, I received a call from a woman who identified herself as Brenda (though I’m uncertain about her name, as she refused to confirm it when I asked). Right from the start, she asked, "How did you want to pay?" with an attitude. I remained calm and asked if she was the manager. She informed me that she was not and that Angela's manager was Kevin. When I requested to speak with Kevin, she said he was busy and didn’t have time for me, so he asked her to call instead.I explained that I didn’t want to discuss the payment at that moment and wanted her to listen to my concerns. However, Brenda started off the call with attitude and continually interrupted me, arguing and raising her voice, making it impossible for me to finish my sentences. When I attempted to recount my interaction with Angela, Brenda responded, "I do not care and I do not need to know." This dismissive attitude only escalated my frustration. When I asked for her name again, she refused, stating, "I don’t have to give you names. Why do you keep asking?" and then hung up on me. I remember while she was arguing with me, she told me again "Kevin will probably not have time to call you back".This is the second time today that your staff has called, yelled at me, and hung up. Feeling exasperated, I contacted Citron Apartments in hopes of getting in touch with the right person. Unfortunately, I was met with more resistance. When I asked for another number to report a complaint or for the corporate number, they simply told me to "use the number in the email" and refused to assist further even though I told her the only number I got from the collection department was from the women that was rude to me and I DO NOT WISH to talk to her again. I asked her if 9400 is the corporate number and she told me " I do not know" and not even want to go and look up.I had hoped to resolve this issue internally, but after this experience, I feel I have no other option but to share this incident with the community to ensure others are warned and hopefully not subjected to the treatment I’ve received. Please ensure that any future communications with me are recorded to avoid any misunderstandings or accusations of me fabricating these experiences.

Heights at Interlocken CO. Shocking mess of an apartment

ow I know without a certainty that this email will never see the CEO but what the heck I’ll write it anyway for proof of contact. I moved into Heights at Interlocken in Broomfield CO a week ago. Since my move in I’ve sent in about 13 maintenance requests and several emails to property people who don’t answer emails, phone calls, or texts. I’ve had one person only answer me, and that takes days. And this was before my move in. The apartment I rented should NEVER have been rented out. It has a tremendous amount of work before anyone should have moved in. I’ll start with the paint. It was painted in probably 30 minutes. Paint is all over the floors and bathroom tiles. All over the bathroom towel and shower holders. The bathroom caulking is a horrible mess. All over everything. The cabinet in the bathroom has a hole in the side. Has burn marks on the counter. The washer and dryer don’t work. The dishwasher doesn’t work. Now this was my last straw. The kitchen island counter has a large crack all the way down the middle, and it was painted over with silver paint! Good God. The door stop was broken off, and the outside of the front door need painting desperately. It’s very embarrassing and I notice most of the other doors have been recently painted. That would take all of 4 minutes. Now the cleaning of the place. Did I say cleaning? Very little cleaning and terrible job of it. On the bottom of the oven is a huge amount of dog hair. The faucet in the kitchen wasn’t working and has been replaced. The faucet in the bathtub leeks and looks like it’s about to fall off. And that’s what I’ve noticed in a week. Greystar should be horribly embarrassed and ashamed to have someone move in to a rundown mess like this.

Worst renting experience ever

I lived in this building for 2.5 years. The first 2 years were great- it was managed by 33 management. That all changed when Greystar took over the lease. From there on out, the building QUICKLY deteriorated. There were security issues with the front and back doors locking- there were cops in the building because of a tenant security issue. The main issue is that it is IMPOSSIBLE to contact anyone in the management office. I had tried to contact people multiple times about an incorrect late fee, packages going missing, etc and over the course of six months I never got a response unless I hounded them. Then, a month after we moved out, we got a bill that not only included fees that were previously removed but also had three months of back-charged utilities, which was not what we agreed to in our lease. They were utterly intolerable when we reached out to them and did not respond to any of the questions we asked. I would never live in a building managed by them again- I’ve had my fair share of mediocre landlords and management companies but Greystar takes the cake for amoral, unresponsive and illiterate staff that aims to take advantage of their tenants and nothing else. So if you want to pay $2500/month for a 500 sq foot apartment with rude, incapable staff and a management company that doesn’t care if you live or die, this is the place for you!
