This means that unique properties or those where the housing market is slower, may experience less accurate estimates. It is easier for our AVM to deliver a price estimate where there is a lot of recent data in local property sales and where the homes in that area are of a similar type.We receive new data all the time and above-average variations will be largely a result of changing property characteristics and the comparability of the property to the local market.
