Absolute five star service!

Absolute five star service! We dealt with Ben during negotiations and with Mandy post-offer acceptance and we were super impressed with their level of professionalism and the speed at which they responded to our calls and queries. We had issues with our solicitors being very slow and unproductive and Mandy was constantly on the phone chasing them right through to completion. I am so grateful to the team for their wonderful support throughout this entire process!

Quick Transaction

Property was initially placed with a different agent. Nothing happened! Changed agent to Chalk Street, and was very glad that I did.Photographs were done by a professional, so much better than the originals. Chalk street then organised loads of viewings, and had an offer in three weeks. Accepted offer, and sale when through quickly.Should have chosen Chalk Street from the start! What is more they were cheaper than the agent we had to sack.

Chalk Street 5 Star Service

Lois, Lee and Daniel were always helpful, proactive and professional. Chalk Street offers everything without the commission and you know exactly what you are paying for from the start. This was a real incentive for us, our house was placed on all sites and viewings were managed well. Chalk Street will continue to prosper. We have told people and as the saying goes 'Let someone else blow your trumpet and the sound travels twice as far'.

Brilliant from start to finish, Linda and Mandy went above and beyond getting me across the finish line. Emails and calls everyday with updates, nothing was too much trouble. From Ben who marketed our property to all the girls in the office arranging viewings, everyone was extremely helpful. Thank you Chalk Street

Excellent Service

The Team at Chalk Street dealt with our property sale, from beginning to end they were very professional, securing numerous viewings always communicating every step of the way. To Lynda who worked her brilliant negotiating skills even helping to secure our own purchase we are forever grateful. Mandy who was often the light at the end of the tunnel, in which was at times a frustrating process with solicitors and developer, we can't thank you enough. For your friendly approach and excellent advice we are so happy we went through this process with you all. We can't recommend Chalk Street highly enough.

Excellent service

We were really happy to have soldour house through Chalk Street. Ben was great at explaining the process to us and not a typical sales pitch by pressurising us to sell through them. Mandy was excellent, and we cannot thank her enough for her help with progressing the sale. Thanks to Dan and Lee too for their advice.

Excellent customer service

I was assisted by a brilliant administrator named Jessica. I was previously put on a waiting list to view a property should it come back to market. As a result of some admin error I was not contacted however Jessica was proactive in resolving the issue swiftly. Overall, as a buyer I had great experience with Chalk Street Estates Hornchurch branch. Excellent customer service and a very dedicated team.

Fantastic Service, Highly Recommend! Currently buying our first home and we’ve had a great experience with Chalk Street. Faye, in particular, has been incredibly helpful throughout the process. She’s been friendly, professional, and always on hand to answer our questions. Her support has made the whole experience much smoother, and we’re really grateful for all her hard work. Highly recommend this team!

Smooth Sale

From first valuation to today’s completion Chalk Street have made the process of selling our property in these strange times a very smooth process. They always answer the phone and call back when promised (unlike the estate agent in wales we are purchasing through). The conveyancer they recommended has been excellent also. Special thanks to Mandy for progressing the sale. Their fees are extremely reasonable also.

Chalk Street has been fantastic from start to finish. We’ve been so impressed at how professional they’ve been and can’t believe they offer all of this for such a small fee! Mandy is a real asset to the team and ensured the sale was on track at every stage. This was especially important for us as we had to exchange within 8 weeks to secure a school place. Thanks Mandy!

When an estate agent is so terrible, it turns you off buying a house... Dealing with this agent was incredibly frustrating and I would not recommend them to anyone! We had an offer on a house accepted with them and the lack of response and professionalism was truly shocking.  Over and over again, Daniel S. did not acknowledge or respond to emails with explicit questions.  We even tried calling to ask a question and then following up with an email and he still didn't answer. When we saw the vendor, we asked them the question and they responded right away so it was clear that he had not even bothered to ask. Progress moved at a snail's pace.  It took 2 weeks to get a memo of sale produced and that was only after I started following up with them by phone daily.  I understand that the vendor can hold things up but when an offer is accepted, you would think it would be in the agent's interest to follow up .  The day after the agreed sale, they sent an email out saying my details should be provided in 1-2 days.  When I asked why they hadn't followed up with the vendor in these timeframes, he told me "honestly that's a standard email we send out".  So clearly not too bothered with meeting their own standards. The only saving grace was the few interactions I had with Lois, who was a pleasure to work with.  She was responsive, professional, and friendly.  Others could learn from her example. EDIT: The response from Chalk St. below really hammers home their complete lack of professionalism. 1) Referring to the vendor as "elderly" and "require(ing) support" is clearly meant to paint a certain image. I met the vendor and she was clearly capable and savvy. I'm also guessing she would be very offended to be referred to in this manner. 2) Stating the financials of an offer in a public comment is *incredibly* unprofessional. Our private surveyor identified foundational issues and we amended our offer accordingly. The vendor did not accept the amended offer, which is their right. None of this impacts the lack of communication from Chalk Street. In fact, this reminds me of yet another example of an ignored question. Daniel told me that there were insurance companies that would not be concerned with the foundational issues if they were over a certain number of years old. As my insurance broker said he was unaware of any companies that did this, I asked Daniel (on the phone and then via email) if he could provide me with some details on which insurance company or broker he was referring to, as it could have helped with the finances and decision to move ahead. Again, No Response.NegativeResponsiveness, Quality, Professionalism

Jackie, thanks for taking the time to leave your review. However given some of your comments it’s only right that we respond. Firstly, thank you for highlighting your positive experience when dealing with Lois. Regarding your other points, we can only apologise for your frustrations but we would again like to highlight the initial delay in issuing the memorandum of sale was purely down to the fact that the property owner was not comfortable instructing a solicitor before she had found an onward purchase. It is sometimes not as straight forward as hounding vendors for this information, especially when they are elderly, single and require support. Whilst this did indeed stall matters from the outset, there is only so much we can do given we are in the hands of our client and clearly communicated this to you at the time. Likewise, we also regularly communicated with our vendor stressing the importance of instructing a solicitor to avoid unnecessary delay. With respect to requesting certain other pieces of information within 1-2 days of agreeing a sale, this is indeed standard practise to ensure buyers are fully committed and we can issue the necessary paperwork without delay. We do of course request this from our sellers also but as above, in this instance, there was a delay on our vendors side issuing solicitor details. Finally, regarding your lack of communication point from Daniel S, we are not sure whether this was prior or post you requesting £35,000 off the agreed price after your private survey highlighted an issue that our vendor contested. We clearly communicated the vendors stance and given you were unwilling to explore further, the house was remarketed and is now SSTC. We’re sorry that we did not seem to meet your expectations on this occasion but believe a 1-star review is extremely harsh.

We had a few different agents round, and we felt Dan Smith was the chap to sell our house. He has a vast amount of knowledge and makes you feel at ease. Also great to deal with, professional and so far so good we are really happy with Chalk Street . Such good value too! P.S sold our house in 5 days.. Thanks Dan!PositiveValue

Very good service for the sale of my flat

I was very happy with the service Chalkstreet provided for the sale of my flat. Ben knew the local area and what was the best price to advertise my flat. As I live abroad, Ben also helped me with some extra administration associated with the sale and recommended a local experienced lawyer who provided a sophisticated on-line service.I took a fixed-fee “up front” package for the sale which worked well and I found to be a big relief to know in advance the Chalkstreet fees.

Excellent service from the moment Ben…

Excellent service from the moment Ben came round to give us a price on our property, everything went really well and would not hesitate to recommend. The whole team were very professional and kept us informed and updated at all stages. Would like to give a special mention to the solicitors that Chalk Street recommended. Taylor Rose MW, specifically Greg Short who acted for us. Whenever I phoned he answered in person and on the rare occasion I left a message, he would get straight back to me, emails and queries answered immediately. The legal side of things can be quite stressful, but he made it very easy for us. We had previously had a terrible experience helping a relative sell from a well known solicitors in Hornchurch and the difference was night and day. Well done everyone and thank you.

Pretty poor experience of buying…

Part 1Pretty poor experience of buying through them. They are obviously cheap but when there was an issue with the purchase they were not responsive at all, we had to do all the chasing with them. The main office manager became quite bullish and aggressive. I ended up walking away from the property. Since this experience I actively avoided any property who they were being an agent for and would have nothing to do with them. Mandy, post sales manager was decent, but my feeling was once you’d made the offer, they were no longer interested in engaging with anything. I guess sometimes you do get what you pay for. They are probably fine IF you can be sure your sale is going to have no issues.Part 2It would be remiss if I didn't reply to chalk streets response. It is perfectly true that the main issue was due to a survey I had on said property, which lead to me asking for a reduction on the price I had offered, that I felt was reasonable for additional unforeseen extra costs. It is interesting that your response at time took a similar approach of 'broadly in line with a house that is circa 90 years old' which I didn't accept then and I don't now. The house I was selling was over 120 years old and would have no where near this number of issues. The cost would have been in the five figure region, according to the various quotes I received from several local reputable builders so hardly ''issues' were not serious'.I do accept your apology regarding the way you conducted yourself during some of those exchanges. It is perfectly within the vendors rights to not lower their price, but I will say again, in about a two week period I had to call you every time for an up-date, you never called me except to return my call of earlier in the day. This ultimately meant I did walk away from this sale, as I couldn't justify the agreed price with the additional cost the survey had thrown up if your venders were unwilling to lower their price to a point which I believed to be reasonable. Again, both buyer and seller have the right to do this if we cannot agree. However, I felt your agency did very little to find a solution to this problem.Certainly as a buyer, I didn't experience much 'Duty of care' or 'award-winning customer service', but maybe others experiences are different. interestingly, the agent I used to sell my property was excellent and cost pretty much the same as yourselves. So there are many other agents offering similar prices with excellent service.

Hello Pete - thanks for leaving us a review from your experience 5 months ago, however, given you have omitted a few important points, we believe it's only right that we respond. After receiving four offers in the space of three days, our vendor accepted your offer on December 15th 2020. Your mortgage valuation and building survey was conducted on January 18th 2021. Just over a week later, you noted how your survey had highlighted a few 'issues' with the property and you wanted the vendor to reduce the property price by several thousand pounds to address the said works. However, given the 'issues' were not serious and were broadly in line with a house that is circa 90 years old, we were simply offering our professional opinion that it was unlikely our vendor would be willing to drop the agreed price by such a significant amount. If this was perceived as 'bullish and aggressive' then we can only apologise. We spoke to yourself and our vendor several times over the following week trying to salvage the sale but given you were unwilling to proceed at the original price and they were unwilling to reduce, the stalemate prompted you to 'walk away' on February 9th 2021, resulting in our vendor putting their home back on the open market. Finally, we'd just like to address your comments about being 'cheap', and 'you get what you pay for'. By not ripping clients off and charging unnecessarily high fees, doesn't mean we are cheap. Also, you do indeed get what you pay for when using Chalk Street. Duty of care being at the forefront of our award-winning customer service and if this means not rolling over, supporting our vendors and subsequently upsetting the odd buyer who demands money off an agreed price, then our clients can rest assured that they are getting the very best support every step of the way.
