I went Lakin as I wanted to try the smaller agent... I also marketed my property with a larger agent. Both were great but James at Lakin worked super hard to get me the tenants I wanted. He has also taken care of any little jobs I needed organising before the tenants move. I would recommend this agent if you want the personal touch and the relaxation of everything being looked after. Where do i start.... I have two flats with Lakin & Co which they fully manage currently from the time i purchased them back in 2010. I have never once had any issues renting them out or had any problems with any of the flats, until recently where my flat had a water leak from one of the Flats above, the Tenants contacted Lakin & Co and in turn they contacted the Property Management company who were not of any help and brushed it off, saying you would need to call a plumber even though it was stressed to them that the water was coming through the light fittings and the sockets and no one could source the leak. Only the quick thinking from Alanna Moore (Management team) for calling in the Fire services saved all the flats in that block from getting flooded and stopped any harm being caused to anyone. Unfortunately the flats were inhabitable as they were waterlogged and we had to re-home the tenants, which Lakin & Co fully took charge of and kept me updated from looking after the tenants needs to getting the damage re-reimbursed from the management company. I am so grateful to Lakin & Co, especially Alanna Moore who has tirelessly helped me turns things around from my flat not being fit enough to be rented out to getting it rented out in a month. This just showed me that Chris Lakin and his team are the best in the business and i am ever so grateful to them. I would highly recommend Lakin & Co to anyone who is looking for trustworthy, professional and friendly Estate Agent. Still waiting for the property maintenance team to call me back. I’m wanting to make a complaint about the tenants they’ve put in the house next to me! I would never use this agency for my properties. It’s been a horrible experience, if this continues we would be looking to move! The tenants are loud, have no respect for their surroundings/other neighbours or the property! This agency is a joke! UPDATE: Response to message from Lakin & Co below Dear Mr Lakin, Thank you for your response. I am relieved to see that you have a more measured tone in your message below and not like the aggressive and threatening email I received from you following my initial review. There was really no need for you to threaten me with legal action if I didn't remove my factual review concerning your agency. However, I am surprised to see that you are accusing me of being defamatory and my review as being untrue. Let me clarify for you. As you can see from my initial review above. I am complaining about your staff not returning my calls or responding to emails. I am not questioning the speed your employees pick up the phone or your computer generated acknowledgement to my emails. I think you'd agree these are two very different things and you are mistaken. As already stated, the only communication I have received from you is a threatening and aggressive email, threatening me with legal action if I didn't take down my review. Happy to publish your email if it helps. Furthermore, as I already stated in my email to you, I couldn't care less what you or the owner thinks, you do not have to live next to your tenants and I have taken your advice and reported your tenants to the Police and to the local Council. They have both taken my complaint seriously and agree that we should not be harassed by your tenants or have to put up with any antisocial behaviour. Going forward I have a direct line to report any further disturbances. Please ask your tenants not to trespass onto or cause further criminal damage to my property. As previously stated in my email. Your email was shared with my neighbours who will contact the Police or Council directly if we have any further issues. That is why they have not contacted you or the landlord directly. We (my husband & myself) have recently in July 2016 rented the first property in Ickenham having moved from outside London. Happy with the service provided from day one when I went to see the property. Michelle was the first staff member I interacted even before I knew other agents. She showed me the property promptly. I found her to be very friendly, pleasant, helpful & professional. Michelle is super efficient, viewings were on time, queries answered immediately, etc. The process of setting up the rental agreement etc was done very efficiently. Michelle (and James) were very helpful with arranging our tenancy. Prompt service & returned calls when promised. Any kind of issues faced, they let me & my husband know. They connected us to the handyman and property manager for maintenance who always sort out any issue small or large, going out of the way sometimes. Lakin & Co are excellent. The staff fully understood our required criteria and were able to deliver and meet our needs... Agent fees: Good. Not sure as this is our first property we rented. Also never stayed in London earlier.

When we found ourselves in tricky situation where we needed to arrange a place for rent withing one day just to make sure we have place to stay once we are back from holiday Lakin & Co went above and beyond to book a viewing within few hours. They kept in touch and updated us about every detail while we were on holiday making sure we are well informed and taken care of. Few days before our move in date, we experienced loss in the family what delayed our return to UK and Agency got in touch with the landlord to postpone move in date within few minutes. On top of it, when we finally collected the keys we received a welcome gift box what was a cherry on the top. I will definitely recommend this agency to everyone I know. The service provided by Lakin & Co when helping us to rent our first flat was exceptional. They were always there to help us and kept up to date on paperwork and references, etc so that we had a smooth experience and were in our new flat within a week and a half of viewing it! I had just come out of a very disappointing and stressful negotiation with another letting agent who strung me along for two weeks then declined my offer. I had just four days left to find a property and move house. Michelle responded to my email alert on one of the property websites (can't remember which now) and encouraged me to view said property. I was a bit hesitant but her customer service was excellent so I decided to view. On my way to the viewing, I was running late due to an emergency on the tube but Michelle was kind enough to wait for me for almost 20minutes. I nearly cancelled but I am so glad I didn't. The house was simply stunning and met every single requirement I had. I put in an offer immediately and Chris was able to turn it around the same day. He talked me through the process and was very open and understanding, always looking out for my best interests. I viewed the property on Tuesday and picked up my keys on Friday!!!! Simply amazing!!!! The property was deep-cleaned and ready to move in on Friday and I slept over on Saturday. Lakin even helped when there was an issue with the white goods. All in all, a truly amazing experience. 5-Star service, great teamwork, professional team and amazing turnaround! This is how estate agents should work. Thank you to the great team at Lakin & Co.
