Simple life homes are the worst property management company I’ve had to deal with. They have very few staff to help and go out of their way to be as unhelpful as possible. When you report repairs they ignore them and lie continuously about the reason as to why they never got completed. Overpriced properties finished to a very poor standard, as should you need to raise a complaint you will never hear back, and if you chase for an update they will deny ever receiving it. Don’t rent from Park Grange House Sheffield.There was two break-ins and simple life did nothing about it, they didn’t even install proper front door yale locks on the apartments!!!

We’ve been closely monitoring our customer service team and have taken the decision to move to a different provider who is more aligned with the standard of customer service we wish to give to our residents. We appreciate that this won’t change your experience, but we hope that once all our developments are managed by our new partner, you will see a positive improvement. As we have over 3000 properties across the UK it will take a little while before all our sites are under new care, but we’re confident that this will take place by Summer this year if not sooner. We hope you remain a Simple Life resident and that you see a huge improvement.We have also been busy making some changes to ensure that we have more control over maintenance works and timings. We have now introduced the FixFlo maintenance reporting system to ensure that from a higher level, we have full sight of any slippages. We also hope that this helps to keep residents better up to date on all their maintenance requests. We would like to highlight that due to Covid restrictions, many of our contractors have had no choice but to move to emergency works only which has unfortunately caused a backlog of requests. If you still have any live requests, we would like to reassure you that all our contractors are now back to business as usual and we are working through the requests as quickly as we can.We have also looked into the security at Park Grange House. The development has fob access only to the communal lobbies and the apartment doors have an integral 3 point locking system. This is completely secure.

Our experience renting with Simple Life Homes has been lacking since the start.The properties are very well marketed on their website, presented with stylish furniture and glamourous photos, but there's a note stating that the photos and videos are indicative only. Even the floorplans have this note, and the layout of the house can vary without notice. This begs for a house viewing.It is to be said that the developments and houses that Simple Life Homes sells look nice, but many of them are in or near economically or socially deprived areas.We couldn't arrange a viewing due to covid-19 and the current tenants being there. We were only able to see the house and the development from outside.It seemed strange there wasn't a way to arrange a socially distanced viewing, but we accepted that.The referencing process took two weeks and required to enable Open Banking. There was zero communication around progress, and we had to call many times to know whether we passed the referencing or not, to give notice to our current landlord.Every call to them requires at least 15 minutes of waiting and the staff is often not knowledgeable or unable to help.After passing the referencing, we asked to view the house, since the website information was just indicative and we had paid the referencing fee without viewing it. The current tenants had left, so the house was empty. Our request was delayed for weeks, with many different excuses: one time for covid-19 regulations, or for lack of staff, or because the viewings were not possible to do at that time (whatever it means).We decided in good faith to trust the company, and we paid deposit and first month of rent without having viewed the house.One thing we noticed is the contrast between the delays and sloppiness, and how eager they were about asking for timely payments of fees.It was ironic also to receive many marketing emails about furniture rental services, media services and general emails about them being there to help, when the basics weren't being taken care of.We're moving in in a few days and we don't yet have received a confirmation of the move in date: each time a date is told, they take care to specify it's to be confirmed.Also, we don't know when and how we'll get the keys, and what the house actually looks like.This is after having paid deposit and rent more than two weeks ago.This leaves us with great doubts on the timeliness of repairs and helpfulness of staff when we'll be renting there.

A bit like any new housing development, at the point we start to market the property, because it is under construction we are unable to take pictures of the exact plot. Our property layouts can be flipped depending on whether your house type is on the left or the right in a row of houses, and we often use show home images which feature dressing and furniture (whereas our houses are let unfurnished). Likewise, depending on your plot, your garden size and outlook may differ. We are as transparent as possible with the details we provide so that you are aware of any small differences. If any applicants have any specific questions around spec or anything else to do with the plot, then we are always happy to clarify any details. We are also very clear on the locations of all of our developments. Each site is displayed on our website with a postcode, map and information around the local area so that our customers can decide on their desired location.We’re sorry that you feel you’ve had trouble viewing your property before moving in. Covid and various lockdown measures have made it quite difficult, and we have to ensure the safety of our team members and also our customers. We accommodated viewings where we could and conducted a series of online open day / virtual viewings too. Hopefully you were able to take part in those.Having now moved in to your new home we trust it has met your expectations and you are settling in well.

Any repairs are responded to pretty quickly. Really happy with the service we have received since moving in. There is a lot of attention to detail in the app and documentation. I rented a property from Simple Life, and while the tenancy started well, the way they handled issues towards the end has been deeply disappointing.On 12/11/2024, the bathroom in the property became completely unusable, making the house effectively uninhabitable for me and my family, including two young children. Despite reporting the issue promptly and following up daily, no resolution was provided by 22/11/2024, leaving us with no choice but to vacate the property under significant stress.Since then, Simple Life has refused to adjust rent liability for the period between 12/11/2024 and 22/11/2024, even though the tenancy agreement clearly states that rent should be adjusted when a property becomes uninhabitable. Instead of addressing the issue directly, they have suggested I raise the matter with the TDS (Tenancy Deposit Scheme). This is entirely irrelevant, as the dispute concerns additional rent charged for an uninhabitable property, not the deposit.The lack of accountability, clear communication, and understanding throughout this process has been incredibly frustrating. Despite my repeated attempts to resolve this matter fairly and reasonably, it remains unresolved.I expected better from a company of this size and reputation, especially when dealing with such a serious matter. I hope Simple Life takes this feedback seriously and improves their handling of tenancy disputes in the future.------------------------------------------------------In response to Simple Life Homes’ reply: Thank you for your response, but I must clarify several key points, as I feel your response continues to rely on language manipulation rather than addressing the core issues.Misleading Timeline Representation: While you claim that a contractor attended within 48 hours, no real progress was made for the next 8 days. During this time, my family, including a 3-year-old and a newborn baby, had no access to basic bathroom facilities. Despite repeated follow-ups, I received no meaningful updates or actions to resolve the situation.Incorrect Framing of My Decision to Vacate: You stated that I "preferred to vacate the property early." This is completely inaccurate. The decision to move out was not a preference but a necessity due to the property being uninhabitable. The stress and inconvenience of living without bathroom facilities left my family with no other option.Misleading Suggestion to Use TDS for Rent Dispute: You suggested that I escalate the rent refund issue to TDS. However, TDS does not handle rent disputes. This is a clear misrepresentation, as the rent refund issue, particularly for the period between 12/11 and 22/11, is entirely within Simple Life's responsibility to address as the landlord.Persistent Use of Language Manipulation: Your response mentioned that I "still had access to a working toilet, sink, and clean running water." While technically accurate, this statement deliberately downplays the severity of the issue. The upstairs bathroom facilities, shower, bath, and basin, were completely unusable. A downstairs toilet and running water do not equate to a habitable living environment, especially for a family with young children.Continued Disregard for Evidence and Fair Resolution: Despite providing evidence, including receipts from the moving company and professional cleaning services, I feel Simple Life has not genuinely acknowledged the extent of the inconvenience and hardship caused. Your focus remains on shifting the narrative rather than resolving the issue fairly.While I appreciate the gesture of waiving the redecoration charges, it does not compensate for the stress, additional expenses, and uninhabitable living conditions I endured. This ongoing lack of accountability is deeply disappointing and has left me feeling unheard and undervalued as a tenant.I hope you will reconsider your stance and provide a resolution that truly reflects the inconvenience and hardship my family faced.

Hello, Thank you for providing your email address, allowing us to identify your tenancy and investigate the issues you have raised. We can see that you reported a drain issue in November and a contractor attended within 48 hours who advised further works were required as they believed there was a collapsed drain. We can see that as this required larger works, you advised that you’d prefer to exit your tenancy early, which we accommodated and agreed a move out date. Despite the keys being returned late, we agreed to backdate rent liability to the date at which the offer to end your tenancy early was made. We can also see that there were deposit deductions due upon the checkout of the property, which we agreed to waiver as a good will gesture for the inconvenience caused. The team have advised that if you want to dispute the rent paid for the 10 days between the issue being raised and when you requested to serve notice early, then you would need to raise this with the tenant deposit scheme (TDS), as having been prepared to waiver end of tenancy costs that are greater than the rent and accommodating very quick and early release, we feel we have been very reasonable and provided you with a favourable outcome.

We were very sorry to read of the experience you have had with us. With regard to the contract and pricing confusion prior to your move to Witham St Hughes, we recognise this fell short of the standard we aim to provide. At the time, we had recently transitioned to a new system and were experiencing some resulting process issues, which have since been significantly improved to prevent a recurrence. We are pleased to note that a month's rent free was offered by way of compensation for the cost differential.
We can also confirm that the individual who attended your property at Fernwood Village was a contractor undertaking snagging works, rather than another tenant. We apologise for the information provided by our out-of-hours service at the time; as this was a newly handed over property, there was a delay in it being added to our out-of-hours system, which resulted in the incorrect information you were given. While we appreciate this remained a distressing situation, we are grateful that it was brought to our attention, as it enabled us to identify and rectify a gap in our processes.
With regard to your check-out inspection and the query concerning the bath panel, this has been thoroughly reviewed by the team, and you should have received a separate update on the outcome.

Never really had any issues with Simple Life themselves. As with all new build properties it comes with its issues but any snagging problems we've had they've been rectified and haven't had to wait long for them to be fixed. We won two lots of football tickets through simple life last week which kept the husband happy! We did just have a random visit from Simple Life though which I thought was odd, said that they sent across an appointment details but never received anything, was asking about cracking in the ceilings etc.. lovely woman just thought it was randomLooking to renew our tenancy that's up soon, did want to sort this early but was advised we have to wait, isn't ideal when you have a 2 year old to think about to ensure we have a roof over our heads but I'll be sure to extend our tenancy further, if they'll have us!

Hi Beth,Thank you for your lovely feedback!We can confirm that an email was sent to you to confirm your appointment, but we’re pleased to hear that upon arriving at your property the property inspector said they would rearrange at a new time convenient for you and therefore, did not enter the property.As for renewing your contract, you will be sent a renewal letter around 6 weeks before your initial term is due to end, at which point you are free to either serve notice if you would like to move out, or you will automatically go on to a rolling month contract. As we are a build to rent provider, all our residents are safe in the knowledge that their property is theirs for as long as they wish, our properties will not be sold from beneath your feet. The rolling month contracts offer you the flexibility to serve us 30 days notice as you please, whilst also having the security of knowing your home is yours for as long as you like.

We booked a viewing appointment for 11.30. Eventually we managed to get in touch with their Rep only to be told that our appointment had been moved to 14.05. We made contact with Lucy at basically 5 minute intervals only to be told she was 5 minutes away. At 14.25 we gave up because Lucy told us again that she was just 5 minutes away. If this is a snap shot of how this company behaves towards its potential tenants what must it be like when you move in. We waited 3 hours for a scheduled appointment only to have to walk away. Does this sound like a scam.

Worst customer service!!!I’ve had so many issues with this new build from walls cracking and getting someone out to fix it took them over 8 months to do that I’ve reported a leak from the shower coming downstairs over a year ago they book appointments and never turn up being self employed the amount of days I have waited and no one has turned up is a absolute pisstake still the leak is going on and still no one has turned same old excuses if your a day late on rent they are on to you like vultures. I have come to a point in not even chasing it up I have all messaged saved and pictures of the on going damages.

This so called New home built with the cheapest possible materials. Like living in a rabbit hutch. Contact leaking and no one come to fix it .. took 4 months for someone to loook and went saying take another person to come . No apology or reduction in rent. Moved out as soon as the contract and the landlord attempted to withhold our entire deposit, claiming that the entire house needed redecoration - even though we didn't touch the decor. If you rent from these guys, assume your deposit is forfeit. Seriously, don't even bother to clean when you move out. They make life miserable .. lying on things needed to be done .. ( changing lock , change rug, very funny people ..)

We can see that we couldn’t reach an agreement with you on the deductions, so the next stage is for you to dispute this with the TDS (tenancy deposit scheme) who act as an independent party to review the situation. They will make the final decision on the amount released or withheld.

We enjoy renting here, it's a new build and keeps us warm, I would argue that the rent is expensive, but it pays off in winter. Simple life, do take a while to respond if you have any issues, but we have always had a tradesman when needed, even if not on the timescale we wanted. It would be great if simple life eventually ran a rent to buy scheme. But as it stands, I draw comfort from knowing that as long as I pay my rent, as a company they are highly unlikely ask me to leave. One major advantage over a private landlord.

Have been with simple life for over 5 years and during that time the rents have increased massively. There have been no renovations or update of anything in the home. The kitchen flooring is laminate and after 6 or 7 years of mopping and cleaning needs replacing, the hall and bedroom carpets need replacing and yes we do keep them clean rug doctor every year. My washing machine broke last week and they are in no rush to fix it so.we are currently at the launderette. Last year my front door broke, they left me with a door that didn't lock for over a month. The gardens are swamp like because they are built on sites of old Mills and have super saturated the ground. Honestly we have been looking for over a year to move before we are priced out of the house with the rent increases. Don't bother with simple life, they are slum lords with a big company behind them. Honest review x

We can see that a new appliance has been ordered and since leaving your review we’re pleased to see that a member of the team has called to confirm this with you. This item was designated a 28 day repair time but should have been allocated a 14 day repair date. Although this doesn’t change the experience you have had, your feedback has identified where our processes have fallen down and therefore, further steps have been put in place to prevent these sorts of delays where replacement appliances are needed, in future. The laminate flooring has a lifespan of around 10 years and the carpet has a lifespan of around 7 years, so providing they have been kept clean and cared for, we wouldn’t ordinarily expect to replace these at this stage.
