Worst customer service!!!I’ve had so many issues with this new build from walls cracking and getting someone out to fix it took them over 8 months to do that I’ve reported a leak from the shower coming downstairs over a year ago they book appointments and never turn up being self employed the amount of days I have waited and no one has turned up is a absolute pisstake still the leak is going on and still no one has turned same old excuses if your a day late on rent they are on to you like vultures. I have come to a point in not even chasing it up I have all messaged saved and pictures of the on going damages.

This so called New home built with the cheapest possible materials. Like living in a rabbit hutch. Contact leaking and no one come to fix it .. took 4 months for someone to loook and went saying take another person to come . No apology or reduction in rent. Moved out as soon as the contract and the landlord attempted to withhold our entire deposit, claiming that the entire house needed redecoration - even though we didn't touch the decor. If you rent from these guys, assume your deposit is forfeit. Seriously, don't even bother to clean when you move out. They make life miserable .. lying on things needed to be done .. ( changing lock , change rug, very funny people ..)

Hi Damola,Thank you for providing your full name to us, allowing us to identify your records. We’re sorry to hear that you are not happy with the proposed deductions. Since leaving your feedback, the team have further reviewed your check out inspection and unfortunately, we can confirm that the deductions are fair and indeed warranted based on the pictures and information taken once you had moved out of the property. We can see that we couldn’t reach an agreement with you on the deductions, so the next stage is for you to dispute this with the TDS (tenancy deposit scheme) who act as an independent party to review the situation. They will make the final decision on the amount released or withheld.

TrustpilotProperty Inspection St Helens, Sean
Been with simple life for 2 years and had our first property inspection today, this was Riddell Way St Helens, Sean inspected the property and was very friendly, chatty and polite. The inspection didn’t take long at all and he told me everything he was doing and ensured I was comfortable with it all! Overall really good experience, thanks Sean :)

Lack of customer service, we called so many times, an agent answered..but nothing happened. My husband had an appointment for ID check, no one showed up, making him losing a full working day; when we challenged this issue, we were told sorry...Our moving date is tomorrow, 28th of Nov and we don't have a tenancy agreement yet, no schedule for tomorrow; we have to leave the actual property on 28th, we have to move our staff to the new house...since this morning we are calling for a schedule...nothing...I can't believe you still exist on the market.Corina NutaWolverhampton

Hi Corina,Thank you for providing identifiable information so we can locate your records. We have reviewed your concerns with the team, and we’re pleased to confirm that your husband did in fact meet the team on-site to verify his ID and you had already signed your tenancy agreement prior to this review being left. You may have just been waiting for us to sign it and send it back to you, which is always completed the day before your tenancy starts. We can see that it was confirmed that the keys would be made available to you in a lockbox for moving in, unfortunately, we cannot give out the lockbox code any earlier that the tenancy start date. Following your review, I am pleased to hear that Jade has spoken to you to iron all information out, as it would seem there has been some misunderstanding and we’re pleased to hear that you have since confirmed that you are happy.

TrustpilotWe enjoy renting here
We enjoy renting here, it's a new build and keeps us warm, I would argue that the rent is expensive, but it pays off in winter. Simple life, do take a while to respond if you have any issues, but we have always had a tradesman when needed, even if not on the timescale we wanted. It would be great if simple life eventually ran a rent to buy scheme. But as it stands, I draw comfort from knowing that as long as I pay my rent, as a company they are highly unlikely ask me to leave. One major advantage over a private landlord.

TrustpilotPlease don't rent with this company
Have been with simple life for over 5 years and during that time the rents have increased massively. There have been no renovations or update of anything in the home. The kitchen flooring is laminate and after 6 or 7 years of mopping and cleaning needs replacing, the hall and bedroom carpets need replacing and yes we do keep them clean rug doctor every year. My washing machine broke last week and they are in no rush to fix it so.we are currently at the launderette. Last year my front door broke, they left me with a door that didn't lock for over a month. The gardens are swamp like because they are built on sites of old Mills and have super saturated the ground. Honestly we have been looking for over a year to move before we are priced out of the house with the rent increases. Don't bother with simple life, they are slum lords with a big company behind them. Honest review x

Hi Chris, Thank you for sharing your concerns with us. We’re sorry to see that there has been a delay in the repair times for your washing machine. We can see that a new appliance has been ordered and since leaving your review we’re pleased to see that a member of the team has called to confirm this with you. This item was designated a 28 day repair time but should have been allocated a 14 day repair date. Although this doesn’t change the experience you have had, your feedback has identified where our processes have fallen down and therefore, further steps have been put in place to prevent these sorts of delays where replacement appliances are needed, in future. The laminate flooring has a lifespan of around 10 years and the carpet has a lifespan of around 7 years, so providing they have been kept clean and cared for, we wouldn’t ordinarily expect to replace these at this stage.

TrustpilotI would accept living in a hut in Iraq…
I would accept living in a hut in Iraq before I ever rented with this company again - lived in a property almost 3 years, never missed a rent payment, accepted every increase, looked after the house. 5 weeks of chasing for our deposit back and they have come back to us as intending to keep our whole deposit, wear and tear on cheap laminate flooring by the front door, want to charge us to relaminate the whole downstairs, trying to charge to repaint for a slight ‘mark’ on one of the walls when we did exactly that upon leaving the property, trying to charge for things we put maintenance requests in for weeks before moving ( that they never came to repair), the house was brand new when we moved in and not once did we have a settling in/ defect inspection, luckily we kept all the photos of how we left the house else they would be having our eyes out. Took them 3 weeks to do an end of tenancy inspection and think it’s reliable? They tell you 10 working days for return of your deposit after you’ve moved out and it’s lie after lie, they drag out responding to the TDS like it’s some sort of game. Avoid like the plague honestly, communication is shocking you’ll be chasing them for weeks, if you’ve got any sort of mental health, don’t even put yourself through it. Bipolar & ptsd and they stillllll can’t help but cause unnecessary stress, they will try and have every penny out of you. Keep everything documented if dealing with this company!!

Dear Rhi,Thank you for providing us with identifiable information, allowing us to locate your records with us.We can see that the keys to your property were returned by post and in the process got lost so we were unable to complete the checkout for around 3 weeks. I can see the team have explained and apologised for any inconvenience caused, but we hope you can understand that this was unforeseen and out of our control, as we had still been waiting for the keys to arrive with us to complete the move out inspection. We have reviewed your end of tenancy inspection document and proposed deductions, and we are confident that the deductions proposed are both fair and warranted. Simple Life as the landlord has also been allocated costs based on fair wear and tear. We would also like to just take this opportunity to confirm that you are not being charged for a full ground floor flooring replacement, only the kitchen is being charged, with Simple Life also making a contribution to this.According to our maintenance portal, you raised just two issues in the last 12 months, one of which was closed as it was deemed as tenant responsibility and the other being a fence repair which does appear to have gone on for quite some time. We apologise for any inconvenience the delay in this repair has caused.

TrustpilotFalse promises and poor communication
I am due to move in to a simple life home tomorrow. After repeated attempts to get timings and information both by phone and email regarding the property, I have been constantly told someone would get back to me and let down. This has happened several times. Simple life told me over the phone that the entire property was to be painted before I moved in, now just hours before moving in I’m told only certain rooms have been done. People promise to get back to you via email and phone calls and then don’t do what they say they are going to do. I have now just hours before moving in been told that it isn’t possible to get in to the property before the end of the day after being told over the phone I could get in at 10am. This is so disappointing considering I’ve been chasing this information and had been told it would be in my inbox on Friday so I could make arrangements. A complete lack of customer service, consideration, communication and consistency. Simple life reply to customers on here like they have done their due diligence and looked in to matters but the information they provide shows that they haven’t. An incredibly disappointing experience from a company who are very quick to take your money but very slow to help. It would be very interesting to know if simple life record their calls and listen back to them when people make a complaint on here. On here they make out that they do and reply to people making out they have looked in to matters when all they are doing is reading notes on a computer system to try and ensure their reputation isn’t impacted further. It’s very disappointing to see continued lies throughout after being told one thing over the phone and it changing the day before moving in.

Hi Amber,Thank you for providing us with identifiable information. We can see, as you have stated, that your move in date is booked for tomorrow and we are pleased to see that this hasn’t changed and is scheduled in. The team do not tend to confirm a move in time until closer to the date, and in this case, we can see that this has been confirmed as around 2/3pm. We can confirm that a 10am appointment was never offered or confirmed to you - following your request a team member did attempt to change things around for you, but unfortunately this just wasn't possible. We’re sorry we were unable to offer an appointment first thing in the morning but due to staff availability that day, this is the earliest move in time we are able to offer. We cannot find any record available to us that suggests that your home would be given an entire re-paint. If this is what had been communicated to you verbally upon viewing the property then we can only apologise, as this information was incorrect and should not have been promised to you. If a property is of a high standard, then painting will only be carried out where required. In this case, painting was only necessary to three of the rooms as all other rooms were in good condition.

TrustpilotReview of Simple Life Rentals: A Mix of Quality Living and Limited Support
I recently moved into a rental property managed by Simple Life, and while there are many positive aspects to living here, I have encountered some unexpected challenges that have impacted my overall satisfaction.Property Quality and Living ExperienceTo start with the positives, Simple Life offers well-maintained properties that are beautifully designed, creating a comfortable and welcoming environment. The quality of the home itself is impressive, with modern amenities, stylish finishes, and clean interiors that reflect a high standard. It’s clear that Simple Life invests in the properties they manage, aiming to provide a level of living that goes beyond the basic rental experience. Neighbors in the community are friendly, and the atmosphere is peaceful, making it an appealing place to live.Challenges with Water Meter Installation and Limited SupportHowever, a significant issue I've encountered relates to water meter installation, which has caused ongoing frustration. Upon moving in, I discovered that the property lacked an installed water meter, and I was expected to arrange this myself. For a rental company that prides itself on service, I expected that basic utilities, like water metering, would already be in place upon move-in.The process of getting the water meter installed has been more complicated than anticipated. I’ve spent considerable time reaching out to the local water board and Simple Life’s support team to coordinate this setup, only to face delays and limited assistance. Simple Life's customer service, while polite, has not been very helpful in resolving this issue. Despite multiple calls to their support line, I found the guidance to be minimal, often redirecting me back to the water board without offering tangible solutions. It would be highly beneficial if the company took responsibility for such essential installations before residents move in, rather than leaving tenants to manage these arrangements.Overall RecommendationIn conclusion, Simple Life offers an excellent standard of living and high-quality properties that make for a pleasant rental experience. However, the lack of support around essential utility setup, particularly with water meter installation, has been a drawback. I strongly feel that utility meters should be installed prior to tenants moving in, which would eliminate unnecessary hassle and allow residents to settle in without added stress. While I appreciate the quality of my home, the limited support around utility issues has left me somewhat disappointed with the overall service. If Simple Life could address these support gaps, especially by ensuring meters are in place from the start, they would offer an outstanding rental experience from every angle.

All new homes have water meters that are accessible by residents - they're either in the home or often found under the manhole cover on the pathway outside the property. It is no longer standard that all meters are located within the property itself. TrustpilotTerrible customer service from "leadership"
The overall customer service started well when we were dealing with the Lettings Negotiator. Communication was quick, professional yet warm. She took time to understand if we'd be suitable but without making us feel judged/ less than. The application was then transferred to the Tenancy Progression Team Leader and the way she spoke with us was just appalling. Complete lack of empathy, maturity or compassion for the challenging situation we were in and the impact her decision making would have on someone's life, rather, seemingly revelling in making things as difficult as possible. I have spoken with Chatbots who have been more empathetic that her. Overall, terrible experience with SLH and would definitely not recommend dealing with them.

TrustpilotREAL LIFE STORY - MUST READ
Our previous tenancy was coming to an end on the 26th of September and we were looking for a new place to rent before our tenancy ended as we did not want to rush moving as we are both working busy individuals. On the 15th of August myself and my partner -who is also a current tenant- contacted Simple Life Homes and on the same day, we put down our holding deposit without seeing this property which was stated ready to move in on 11th September on their advertisement. We only went with their house photos and the advertisement on the Rightmove as all of their houses were built the same and that's been said checked all our boxes. After we uploaded our documents for referencing we passed that directly without an issue. Meanwhile, we have been waiting for this letting agency to give us a viewing date after loads of phone calls and emails and have been passing through multiple of their agents (Matt, Christine, Jade, Sharna, William, Ashleigh and a couple more that we do not even remember the names) they were telling us it will be £5000 of work will be done that is why they can not show us yet. But they kept emailing us every day to push us to sign the contract directly. They finally gave us a moving-in date (27th of September) and a viewing date for the 20th of September which was more than a month after we passed the referencing check. They made us wait 1 month only to view the property and even when we saw it still was undergoing work. We made sure with an agent who showed us the property that it would be finished by our move-in date. She reassured us. Later we also confirmed this with Simple Life Homes Team Leader Jade over the phone. We have then signed the tenancy and paid the deposit and a month rent.On the 26th of September 24 hours before our moving in, we got an email from William saying that we needed to pick up the keys from 3rd Party Letting Agency in Liverpool. Even though we responded within 1 hour to say 'We do not have time for it was our last day of current tenancy and can any agent meet us there'. This was just to make sure we would like to enter the house with an agent without any surprise. Nobody answered our email and we made a call to only find out, that the agent who sent that email was not even working that day which is unreal that he could make amends like this last minute and disappear. This again left us with stress. On the 27th of September, we collected the keys from the 3rd Party Agency, as they did not know anything about the property or had any information about our questions. Meanwhile, we have a hired Van full of our stuff ready to move-in, arrive at the property only to see a full skip on the driveway leftover from maintenance work, blocking both the front entrance and garden(back) entrance. We had to move all of our stuff through and over the bush in front of the entrance. These are not just luggage and bags, the property was unfurnished so we had to move our bed, bed frame, wardrobes, TV units, dinner tables, couch, chairs, kitchen appliances and everything you can imagine we had to pass the bush which is extremely difficult as we could not even park on our driveway that we have paid for. We had to move all of our stuff from across the road, causing significant inconvenience on our move-in day. To make matters worse, we discovered several health and safety concerns upon moving in such as a blocked gutter: Left unchecked, this could have led to damp or mould issues, which we were fortunate enough to catch early. Washing Machine: Despite being inspected by their agents, it was left in a mouldy, unusable state and it remains so. Upon arrival the Garden requires maintenance and cleaning as stuff from construction and previous tenant leftovers scatter around the garden, unsafe for our pet, still not maintained or cleaned. Can not use. Couple of drawers broken, fridge shelves missing, and not even domestic cleaning was present. We have a full photo album about all of these issues too. When we received the keys, the house should have been fully prepared for new tenants, free of hazards and any outstanding maintenance work. What we encountered was far from this, making the property advert and agreement misleading. We were reassured we were moving into a high-standard, well-maintained home, and that all work was completed. Had we been made aware of the true condition of the property, or had the advert been more accurate, we would not have agreed to this tenancy. Most of the essential facilities were, and some still are, unusable. We can not even use the essential facilities that come with the house that we have paid for. VERY VERY BAD FIRST IMPRESSION AND SERVICE. NOT RECOMMEND.

TrustpilotSave yourself from severe distress
SLH have been utterly disappointing as landlords. My husband and I have been living in one of the SLH apartments and 2 months ago, new tenants moved into the flat above us. Our life has been nothing short of hell since then. The sounds from the flat above have been excessively disruptive amounting to extreme distress and SLH have flatly refused to do anything about it. We have spoken to the tenants but SLH have poor and flimsy construction due to which any sounds even from normal activities are unbearably loud. They haven’t offered any sort of support and dismissed our complaints with their useless responses that imply ‘just put up with it’. The least they can do is not rent out flats on the top floors to families with very young kids! How do you not factor that in when you know the quality of your construction! If you want to lose your sleep, have disruptive sounds during work (if you work from home like us), and cannot relax in the evenings because the roof is breaking down, then welcome to SLH.
