So far so good

I dealt with a guy called Irfan. Irfan was extremely helpful, he replied to all emails and queries quickly and the instructions on the next steps were very clear.House holding and deposit was very clearly instructed and now just waiting on the other team to provide tenancy agreement so I can apply school places for my children within the area. Will be moving in around Mid Apr so hope everything goes well.

I regret not reading the reviews…

I regret not reading the reviews before paying a holding deposit. After securing a unit, I requested a viewing prior to completing references. Despite my repeated requests, I was only offered a viewing after the previous tenant moved out, leaving little time before the move-in date. As a result, I canceled the application. While I understand a £50 + VAT fee will be deducted from my holding deposit, I believe it's ridiculous to charge £25 + VAT per tenant for references that were never completed. This seems like a deceptive practice where they over promise initially yet under deliver.

This is the reason we were not able to offer you a viewing until the current tenants had moved out. We understand that you did not complete the referencing process however, the cost is associated to starting the referencing process and not to completing it. Fantastic Service

Wow! What an easy simple process to let a property! Jade has been absolutely fantastic in getting our property secured. Simple Life are great and so much easier to deal with than normal letting agents. Very quick prompt response both via phone and email and nothing was too much trouble. No move-in date causing stress

My son and his wife paid a deposit and the lease was signed on their part in July/August. The move in date has been moved once already and yesterday they were told that Simple Life would only let then know the week of so on the Monday if they could move in on Thursday. Considering they are moving across country and need to hire movers etc, this is causing a lot of stress as they have already changed the start date of their new jobs once and cannot do it again. They have given up their current lease, but could potentially not have anywhere to go. A confirmed move in date needs to be given within a reasonable time frame and not 3 to 4 days before.

Houses nice, customer service not.

The houses are nice however Simple Life should ensure Lovell have a better snagging process. Cupboard doors uneven, mat paint patches on gloss doors, dents in walls, hair painted into windowsill and our toilet didn't work properly water came out the bowl on flushing. When we tried to report this to simple life the day we moved in we were told wait for inventory we did and put details in there. No one got in touch so we chased, we were told to use app, the app didnt work for us yet so had to have our emails reset and then the app was down, it took weeks to get the toilet fixed and simpe life were unhelpful and told us we could use the toilet we asked them to explain how and they refused. I even told them we had a young child in the house and I was recovering from surgery and needed access to the downstairs toilet, they did not care. We are still waiting for contact about the other snagging issues. It's a real shame as the properties are nice minus the details and the area is lovely. I'd like to point out we also weren't informed it would still be an active building site when we moved in... to a point there is not adequate parking and the road to our house still isn't complete 2 months in. I also asked multiple times for info on bin collections and I was ignored. So far the expierence with simple life is not good, giving 2 stars as we do however like our home and the area.EDITED TO REPLY TO RESPONSE As I stated in my review you keep saying the toilet is useable, I had asked multiple times at the time how it was useable and again that's not been clarified. Because of the style of toilet the bowl gets waste on it, if we had used that toilet when broken the water than came over the seat and bowl would have had sewage in it affectively. Please advise how this is safe ? We do have other toilets in the property however as stated at the time and in the review I was recovering from surgery and we have a younger child in the house. We chose the house with one of the reasons being a toilet on every floor. 17 days does now show care or an acceptable time frame. We pay for a property with 3 toilets and only had 2 for over half a month. Saying there will be a review at 9 to 12 month doesn't answer why no one has replied to the issues in the inventory. I didn't mention in my orginal review the leak we had as well and the fact on viewing Laura told us there would be mirrors and safety attachments on the walls for the blinds and neither of this was true. I'm not a fool and I know allocated parking isn't part of the agreement however we were told on viewing there'd be parking on the road and there is still no road to our property. Please read the review properly and respond to the points made if you're going to write a reply.

Hi C and V,We’re disappointed to hear that your home didn’t meet with your expectations when you moved in.We have looked into your records and can see that the issue with the toilet was minor and the toilet was still usable, as well as having access to an alternative toilet in the property. As a result, this was categorised as a non-urgent repair which should be fixed within 28 days, appreciating your personal circumstances, and to show we do care, we requested the developer to resolve asap, with a fix being completed within 17 days.All our properties are snagged prior to handover and whilst we aim to have all plots 100% snag free, there may be some snagging items left at the point of move in that are minor aesthetic issues. A review of any minor snags is also completed at around 9-12 months of the tenancy for all new properties, to ensure that we capture any minor shrinkage cracks and settlement associated with new build properties in the first year.As we are a build to rent provider, our homes are brand new for their first let, this means that we cannot avoid that they will be delivered on live construction sites. All applicants should be able to determine this upon visiting the site and viewing their home before move in. Even if a viewing is not available right away due to awaiting handover of the properties from the housebuilder, one is always offered before move-in day. As there is limited car parking at this particular development due to planning conditions, not all homes come with allocated car parking spaces, therefore, car parking cannot be guaranteed as it doesn’t form part of your rental agreement.

So far, so good

I have only occupied a property for 6 months but so far, so good. I have had any minor issues dealt with in a timely manner. Communication is of a really good standard.My only recommendation would be for more thorough snagging in new builds as I have noticed cracks around cooker hood and a deep groove in one of the kitchen cupboard doors that I don't want to be blamed for. It's a minor issue so I haven't reported anything.

Stressful move in a d start of tenancy

Our experience with Simple Life (Walkden) has been incredibly disappointing and stressful from the very start. We put down the holding deposit only because we were promised that a lot of work would be done to make the apartment as good as new. However, this promise was not fulfilled.First, our move-in date was pushed back by two weeks with little notice, causing us significant inconvenience. When we finally collected the keys, the apartment was in a shockingly poor condition. The kitchen was filthy, with appliances and cabinets stained with grease, peeling cabinets, rusting hinges, and a dishwasher filled with mold and grime. The bathrooms were also dirty and had clearly not been professionally cleaned, contrary to what you would expect when moving into a new place.To make matters worse, despite documenting these issues and requesting that they be addressed, Simple Life refused to replace the mouldy and rusty dishwasher or repair the damaged kitchen units. The apartment was still not cleaned, and the overall condition of the unit was unacceptable.Adding insult to injury, after speaking with one of Simple Life's contracted cleaners, we discovered that the company only requests the bare minimum work to be done, not what is actually required to make the apartment truly clean and livable. This explains the poor state of the property upon our move-in.Due to the condition of the apartment, we were forced to stay in a hotel, incurring additional expenses. The lack of professionalism and care shown by Simple Life has been extremely disappointing, and it has completely overshadowed what should have been an exciting time for us.If you’re considering renting from Simple Life, be warned: our experience has been nothing short of a nightmare.

We can also confirm that a full clean of the property was conducted, as well as a full redecoration including all woodwork prior to you moving in.

Better odds living in the forest

Requested help, after the entire row of houses (all managed & rented out by SimpleLifeHomes) became infested with rats, being able to actually dig into the walls of the house through the dirt due to poor construction.Sent videos & images asking for help with this, refused any sort of aid & was told to deal with it myself. What a helpful bunch!10 months later after having moved out, chucked with a 600 quid bill haha

AVOID AVOID AVOID. Rapid rent increases forcing many out of their so called “affordable” homes. When you move out they deduct ridiculous amounts from your deposit but they don’t complete the work they charge you for. I have evidence of all of this and will be taking my complaints further. Take months to complete repairs. I had a leak through faulty pipe work and it left my walls and ceiling with big brown marks which they are now trying to charge me to repair! Disgraceful money grabbing company.

Firstly, we would like to clarify that we are not an ‘Affordable’ housing provider and we do not market ourselves as one. We provide private market for rent properties, this means our rents are aligned with that of the local market which unfortunately has risen greatly in the last few years. Like any business, our rates need to remain in line with that of the rest of the market and we are unable to avoid that. It is outlined in our tenancy agreements that rents will be reviewed each year, however we do try to take a fair view of the rent in order to retain our customers.Since leaving your review, the team have revisited your check out report and unfortunately, it has been confirmed that the deductions proposed are necessary, given the works required. It is worth noting that none of these costs relate to any damage from a previous leak. You will also see that you have not been charged for all works, as Simple Life has also covered costs attributed to fair wear and tear. We can also confirm that all works had been completed at the property before the new residents moved in, we’re pleased to see that the team have provided you with contractor invoice proof of this.

Abysmal service

**Avoid This Company at All Costs**I had the misfortune of dealing with the simpletons at Simple Life and it was an absolute nightmare from start to finish. This is by far the most incompetent and unprofessional rental company I’ve ever encountered.First, their communication is abysmal - don’t expect anything prompt or helpful. They seem completely uninterested in assisting their tenants, and when they do respond, it’s often rude and dismissive. The staff lack basic customer service skills and seem to go out of their way to be as unhelpful as possible.The rental process itself is a painful, drawn-out ordeal. They make everything unnecessarily complicated, with endless paperwork and requirements that seem designed to frustrate tenants. It’s clear they don’t care about your time or experience.The worst part, however, is how they handle deposits. They will do everything in their power to retain as much of your deposit as possible, often citing vague or exaggerated reasons. It feels like they’re more interested in squeezing every last penny out of you than providing a decent service. Be prepared to fight tooth and nail to get your money back. SEARCH FOR ‘deposit’ in the reviews - the majority of folks encounter issues with these money grabbing corrupt clowns. Overall, renting from this inept bunch of reprobates was a horrendous experience. Save yourself the stress and frustration, go elsewhere!The five star reviews are acquired by offering gifts and incentives. You’ll note that the 5 star reviews are often lacking substance. AVOID this company at all costs. You will pay dearly if you do business with them. FYI I fought my deposit charges and was successful it having most of it overturned. The Deposit Protection Service concluded that SLs claims were severely lacking, without evidence or substance. I look forward to SL replying to this to say they can’t find my record, which is their standard response to removing negative reviews. Corrupt.

Fraud by False Representation

They have made fraudulent deductions from my deposit ! Having lived at the property for 2 years i had a pre inspection before handing the keys back the only issues raised were a couple missing light bulbs and deep clean of the oven. which I replaced and cleaned i was then hit with over £600 of deductions for redecorating despite having painted the entire property even though it was NOT newly decorated when i moved in. Stains that were in the carpet when i moved in were removed as i used a carpet cleaning machine and i have been deducted for this the garden was marked as being in a better condition when i left than when i moved in but i have been deducted for this also! and to top it off they provided incorrect information to contact TDS regarding any disputes for a company managing 1000s of properties their actions are appalling

Daylight Robbery

We rented a house from simple life homes for 2 years. The whole sign up process was very quick which we were really excited about. Once you’re in though and those contracts have been signed its all down hill from there. The customer service team are ridiculously hard to get hold off if you have an issue but as soon as they want a response from you its a different story. A gas pipe had to be re routed , they wanted access on a certain date, we were told if we weren’t home they would gain access from a key holder, we were not happy about this so re arranged plans to be home. A few months later the plasterboard on the ceiling had to be fire safety tested…it failed. So yet again , they were very pushy that this had to be repaired, which we completely agreed with but the date they suggested to do the repairs we were away, we wanted another date and they never replied. We got home from our trip to find that someone had been in our home and repaired the ceiling despite us saying that we wanted to be present. We also reported a lot of snagging issues when we moved in, for example the settlement cracks and we were ignored. We moved out 4 weeks ago, and as we left we made sure the walls were filled and re painted, the house had a deep clean, the grass was cut etc according to their rules. Well, we’re now in dispute as apparently all the effort we have made to the house wasn’t good enough and they are keeping £1038 of our £1670 deposit to redecorate, do a deep clean, cut the grass etc. The majority of their report to use regarding the standard of our home was very poor or poor, which is ridiculous. After speaking to a neighbour who recently moved and the reviews on here that the same issue is happening with the deposits.It all seems so great at first but the rent is ridiculously high, they’ll tell you its in line with the current economy but there are plenty of other homes for less per month and great quality. If you want a rubbish service from a money grabbing company who are unfair in returning deposits then choose simple life homes!

Hi Tanya,Thank you for sharing your concerns with us and for replying to our request for further identifiable information.We apologise for the inconvenience caused regarding the re-routing of the gas pipe. Unfortunately, these works were required by the housebuilder, and was not something we could avoid or within our control. We have looked through our records and we can confirm that we have email correspondence allowing us access with the keys. If you would like a copy of this, please get in touch with the team and they would be happy to share.We can see that you had raised settlement cracks at the start of your tenancy, these are standard and unavoidable in new build properties. The settlement cracks reported were deemed within tolerance and to be of no concern. As the property was brand new when you moved in the walls were freshly painted. At the point of move out they were noted as poor or fair throughout so work was required to bring this back up to standard. 50% of this cost was allocated as a contribution from you as tenant, with Simple Life covering the other 50% as fair wear and tear. If residents are unsatisfied with any proposed deposit deductions, then we encourage them to raise this as a dispute with the TDS (tenancy deposit scheme), who will independently review the situation on behalf of both the resident and landlord to reach a final outcome.

Anything but a SimpleLife

SimpleLife homes ensuring anything but a 'simple life'. Back in 2020 I requested to remove my partner from our tenancy agreement after our break up. This was done with no issues and received a quick email that requested I just confirm I can still afford rent payments and how I intended to do so. After this, I received my new updated AST document and that was that. Fast forward to 2024 and I requested my brother be added to my tenancy (he's lived with me over a year now). I was provided with a 'change of circumstances' contact where I requested the change to be made. I was told that they were unable to do so until we were both put through the referencing process again to ensure affordability. When I explained that this made no sense as when I had previously *removed* someone I was not requested to do so they said it was policy and that I'd always had a solo AST. After I evidenced this was not the case they still fobbed me off with policy and procedure and told me the facts still remain. I had explained that in order for my brother to be able to help toward rent he would need to be on the tenancy agreement as he is in receipt of Universal Credit. They simply did not care for my circumstances.I eventually forwarded my concerns to the Compliance Manager - Chris Norman and expressed my frustration to him. After some time , he had agreed to allow my brother to be added to my AST without us having to reapply for the property since this was never the case previously when the household income would have definitely decreased after a tenant left the property.We responded to requests for details immediately and were shunned by their external referencing agency with no explanation other than 'the documents that have been submitted are not satisfactory'. It has been over a year I have had no help toward rent and faced with increasing rent every tenancy renewal and SimpleLife have made it abundantly clear that they do not care. If you have the option I would favour an alternative Letting Agency

We live in a house that smells of cat urine

EDIT AFTER SIMPLE LIFE REPLIEDOur floor has NOT been replaced we have been left with concrete for almost two weeks after we were told that we would be without a floor for 1 day. So Simple Life’s response to this is inaccurate so I’m not sure who signed it off. We’ve recently moved into a house and it was handed over to us with an absolutely overwhelming smell of cat urine. We figured out the area and it’s the front door mat, according to the next door neighbours the previous owners would leave their cats for days on end so this has built up over the many years that they’ve lived here. Simple life have been half heartedly attempting to solve the problem, and now we are almost a month into living here with the smell constantly up our noses. I’m pregnant and we have a toddler, I can’t believe they’ve handed a property over in this state because I know for sure they could smell it when they did the inventory. We’ve tried our best to not hold this against the company but they know I’m pregnant and that it’s made me sick multiple times so it’s actually just not good enough. We can see that following the previous end of tenancy, all carpets were professionally cleaned which, at the time, got rid of the smell you are referring to. Following your feedback, it would appear that weeks later the smell returned. We’re pleased to see that the team have subsequently acted on this and the flooring has now been completely taken up, the concrete disinfected and new flooring laid. We trust that this meets with your approval.
