TrustpilotSimply amazing - Thanks Tahir!
Just want to leave a review for our letting agent Tahir. We were given his contact by a friend. 2 weeks later we are in a simple life home. We were searching for a property that suited our needs as a family. & he delivered just that. The service we received from him from the first meeting to the day we got our keys just the other day were second to none. We were meant to move into another property with a different agency but unfortunately it fell through. However, it was a blessing in disguise as the house given to us was perfect for us! I really do recommend simple life homes to anyone who is looking to rent in the West Midlands area. Thank you for everything Tahir. We will definitely refer you to our friends and family in the future!

TrustpilotGreat service
I’ve had a excellent experience with simple life through the application process up until now. Over a week ago I got given an expected move in date and the DocuSign documents which I signed on the day, I then proceeded to pay the deposit and first months rent. I would of thought they would of gave me confirmation that they had received the deposit etc. I left them a few emails asking if they had received the deposit and 1st month rent heard nothing back,I have also rang them again no answer. Communication was fab at the start but I don’t seem to be getting anything back from them at the moment. I understand there might not be much to update me on at the moment but a reply to at least say the deposit and first month rent has been received is all I was asking for. Can anyone from the simple life team email me back just letting me know if the deposit and 1st month rent has been received?Update: someone from the simple life team contacted me, she was very polite and explained they was extremely busy and currently had staff off which I completely understand. She confirmed everything that I wanted her to confirm and she continued to explain what what happened moving fowards up until my excepted move in date. Except from that little blip due to staffing issues. Everything else within my experience at Simple life has been fab. Thank you!

TrustpilotHonestly the WORST customer service and…
Honestly the WORST customer service and maintenance I have ever experienced. Simple life is sold to you as a hassle free, (reasonably priced) rental company that makes your life easier. My situation could not be further away from that. We were the second tenants in our property, the previous tenant had let her French bulldog puppy wee all over the third bedroom floor and landing. When we moved in the carpet stunk of urine. This was raised with our property manager Natalie Bray within hours of moving in. We were told someone would come round to ‘clean the carpets’. This happened TWO MONTHS after moving in following multiple chaser emails, them not answering my emails and several ‘cancelled’ appointments by the cleaner. The cleaner eventually came and did a half hearted job, was bolshy and inappropriate. It made absolutely no difference to the smell as the urine has sunk through the the floorboards. So, once again I raised this with our new property manager Olivia Breswell. Olivia said they would get a quote for new carpets. 6 weeks passed, still no news despite chasing. I was told ‘they were waiting for it to be approved’. 2/3 weeks later still nothing. At this point 4 1/2 months have passed, we have still paid full rent, and two of our rooms are drenched in old dog urine. Finally, much to my belief, the carpet contractor comes round to do the measurements last Friday for the carpet. A date is set for today (10/08/22) for them all to be refitted. So my partner and I spend HOURS dismantling furniture so it’s all ready for them to come in and finally do the job. 10.30am this morning, no one has turned up so I message the contractor. He apologises and says he was initially told by Simple Life to do the job ‘as quickly as possible’ but has now been told to put it on hold. No one has contacted me to let me know no one will be coming, I have had no explanation as to why suddenly it’s been put on hold and my house is now upside down for no reason. I can’t get hold of my ‘property manager’ and no one can give me an explanation. There are multiple other examples of this happening (leak in bathroom, no seal around bath- still not been done 5 months later, missing a front door key, missing skirting boards) but alas absolutely nothing has been done. Simple life are useless and have absolutely no regard for their tenants well-being or for the standard of their properties. I am completely in shock as to how we have been treated. I will be raising this with the local MP (Salford) so if anyone else has a complaint similar please let me know and I will combine it all together.

Hello,Thank you for replying to our request for more identifiable information via Trust Pilot. Since leaving your review, we are aware that Adam, our Head of BTR, has been in touch to get to the bottom of any issues you are facing. From looking at your records we can see that the original clean of the carpet took just 6 days, so we are satisfied that this was carried out in a reasonable timeframe for you. Shortly after the carpet clean we can see you reported that the pet smell returned so we agreed to get the carpets replaced. We apologise for the subsequent cancellations, as I believe Adam has explained that was a genuine error due to a mix up with the contractor eagerly getting a date booked in before the quote for carpet in all the relevant areas were approved. We wanted to ensure that there was just the one further visit to get all rooms completed in one go to reduce any inconvenience for you.We have been investigating why the carpet replacement took so long to get approved and booked in and we are sorry for any hassle this has caused in the meantime. We also want to thank you for sharing this with us so we can identify where we can look to improve in future. We are pleased to see that the carpets are all fitted now and as we didn’t have a record of skirting board nails being reported, Adam has also picked this up with you to get it resolved quickly.

Really smooth process of finding a home - a bit of a delay in getting a viewing but then everything went fast. Love the fact that everyone so far seems to have pets and be people like us who couldn't find anywhere else to rent because of them. Lovely warm house. Once we get the dishwasher sorted, will be perfect!

What can I do?A - In the first instance please get in touch with us as soon as possible to discuss your situation. If it’s a temporary change, then we will work with you to put together a payment plan to defer or spread out rental payments.I have had financial difficulties and repeatedly tried to communicate with Simple life. They have never replied to any of my emails, and continue to harass and threaten me. They have visited my property and left notes on my door. All of which is illegal and completely against the terms they boast about. Dear Simple Life, I’m leaving this here because it appears this is the only way to get your attention. TrustpilotIn response the reply to the review I…
In response the reply to the review I posted. Nearly 3 weeks without a washing machine is not good enough. The washing machine flooded downstairs and the flooring wrecked I’ve been told I have to wait for the insurance claim to go through before the flooring is replaced. When I asked if I was going to have a credit to my account for living with no washing machine for 3 weeks and all the flooring wrecked I was told no. The rude manager then told me that if I was unable to live with the wrecked flooring it will be removed and I would have no flooring while they wait for the insurance claim (that hasn’t yet been put in) to come through. In regards to my issue last year when I didn’t have a fridge for a month in a heat wave yes you did supply an alternative after I had bombarded simple life on review/social media and emails for about 3 weeks before one was dropped off. If you scroll back to about August 2021 you will be able to read this also. I did speak to your colleague today who mentioned laundrette costs and said he would call back (I’m still waiting). I stand by what I say the level of service for repairs is unacceptable. If you rent through simple life homes and god forbid one of the appliances breaks you will be without for ages. Seeing as this is the quickest way to get your attention any news on the replacement flooring? Has the claim been put through your insurance yet?

I’ve been without a washing machine for two weeks it can’t be fixed by the person who you sent (only after I contacted environmental health and the council) and still instead of replacing they are being cheap and trying to get it fixed it fixed through the manufacture. This time last year I had no fridge for a month in a heat wave. When will I have a working washing machine? And will I be refunded for all the trips to the laundrette. Definitely not worth £850 a month in rent. They fill he houses with cheap stuff and take ages to do repairs. They do not look after residents we don’t want free Icecreams once a year we just want decent service. Use the money that we pay in rent to maintain our homes.

Hi Dione,Sorry to hear that you have had some troubles with your washing machine. We appreciate this must be very frustrating for you. Before we can replace an appliance it is our standard procedure to have it inspected it to see if it can be fixed. I can see that following the inspection it was decided that the appliance needed to be replaced and I am pleased to see that this replacement has been ordered and was delivered by 28th July. As this was reported on 11th July with the replacement arrival date of 28th July, the item is going to be resolved within our target timeframes for a non-urgent repair. We apologise for any inconvenience this has caused. I believe Adam, our Head of BTR has tried to get in touch with you this week about your launderette costs. We can also see that your fridge freezer did break last year, however a temporary fridge was provided whilst we awaited the delivery of the new appliance for you.

TrustpilotSIMPLE LIFE HOMES DISGRACE
They are a joke in particular the Senior Asset Manager they have have charged me £84 for cutting the grass. The grass was an overgrown jungle when i moved in. They take an age to even respond to an email let alone an issue that needs fixing. You need to spend money before you leave you may think this is hassle however i got a price of £25 for the garden being cut so they are putting a massive drink on any issue THEY DEEEM needs sorting. Don't rent from them save yourself time and a lot of money. It took 10 days for the Senior Asset Manager to tell me the cost of the grass also communication awful its because there so big they have lost control on staff.

Was a simple life resident when second lockdown happened from day one we applied for the YEW home but was given the maple that point we accept it but our home manager Megan said when a YEW home came available we would be first to get it came to June due to the pandemic which hit every one hard my partner lost his job but managed to get another job straight away I was on maternity leave and was due to go back to my job in June but I need up ill and was in hospital for 2 weeks and we missed one payment that time we told Megan of the situation and she goes this would not affect us applying for the YEW and advised us we can do 3 months payment as simple life offer this and it won’t affect us getting another home a yew came along we wasn’t Made aware. Come to March this year we left simple life due to family member being ill but a yew property now coming on market we applied as new applicants and every day we chased it up through simple life home and even was willing to pay the deposit on the spot we had a manager called Jade who sent us the application and with in one second of emailing her back my Partner called her and she advised she already spoke to the landlord how is it possible within a second and I didn’t send my email back in order with my details so she refused my partner on the call so I emailed jade to get further information jade Called and she was so rude with no empathy I explained I had a miscarriage hence why I was in hospital that put us in arrears it was out of my control but jade wanted me off the phone?. if we was advised from a property manager when we was living at the maple with the information and we went ahead with the advise to now be told because Megan had left we was told wrong they can’t do anything it’s disappointing but we are willing to still put a deposit down for the house it’s situation like this that impact families as we waited so long for this home and we refused so many homes for the yew. Now with GDPR act out file should be removed as we no longer with simple life and if we have to sign up as new tenants why is the one month in pandemic that affected so many lives is affecting us now when we was told it won’t and Jade has told me due to that one arrear We can never apply with simple life again which I find so dramatic which is now impacting us we even called after speaking to jade that we will put deposit down but jade still refused I feel this has been handled So unprofessionally and it was never our fault we went by simple life’s advise and now Megan has left it has impacted us we been advised all calls are recorded but nothing it’s being checked even after this we are still willing to pay £1200 a month

TrustpilotAbsolutely shocking, taking action!
Absolutely shocking. One of the most unprofessional, unorganized companies I've ever had to deal with. Got us in debt with British gas as they wouldn't give us the meter readings and locked the cupboard for them, half way through the tenancy they added parking restrictions (1 car per space) then you would get fined if you parked behind your partners car (not blocking anyone else) They were constantly changing asset manager so we was unable to keep track who we had to contact, the flat was a mess, constantly getting damp, window hinges broken, bulbs dead already as we moved in, doors wouldn't open or lock. It's just a big disaster. charging £750 for 2 bedroom tiny apartment is ridiculous. I'm glad we are out!! We have started taking action against you, our solicitor told us we have a very good case against you, we have picture proof of you leaving every tenants meter readings out for the world to see. You left most of the tenants in debt.

So after spending nearly 12 months at Beehive mill. Always pay my rent on time and consider myself a good tenant. I get rewarded with a nice email to say if I would like to stay on in my simple life home after 7 July then I shall be charged a £55 month increase to the rent and this is based on market value. Considering the cost of living has risen and utility bills have increased, I am quite astounded by this and I’d have thought that a little more consideration would have been given.

TrustpilotIncompetent & don’t take accountability.
Honestly, I do not leave bad reviews, I’d rather say nothing. But lSimple Life have continually added to the list of cons; so in this case I absolutely have to warn others of the incompetence of this company. In my personal experience this company has been an absolute shambles to deal with. When anything goes wrong they are terrible at resolving. Initially, my move in date was pushed back by over a month because “works” where underway. Fair enough I thought. Fast forward to move in and the house is in the same exact condition it was in!! (So was delayed for no reason when I was heavily pregnant). The referencing team are a mess, they seem dedicated to making everything more difficult than it needed to be. They refused to bring the move date forward because of these elusive “works” that where been carried out. Kept telling me the passed it to the property manager and now I wonder if they really did liaise with the property manager or if they just told me that to shut me up... who knows. Because absolutely no “work” had been done on this property! The house was in a disgusting state and had not been cleaned since the previous tennants. (During a pandemic I might add) Raised this to them and it was a battle to have them agree to send a cleaner, they raised it on the system and I never heard from them or the cleaner! What made it worse was that the job was marked as complete!!! At this point I was utterly fed up and had to do it myself. The walls are soiled with felt tips, fingerprints and god knows what else, they advised that they have to contact the developer fast forward 8months and nothing has been resolved. The stove is cracked and had been since before I moved in, again excuse after excuse after excuse, still not resolved!! Today I asked for an update after a few injuries from the broken glass and was very kindly advised that it is MY responsibility to raise this issue caused by PREVIOUS tenants although they already have full details of this as stated in the inventory done by THEM. Totally confused. Although the company is aware of the issue, they have turned a blind eye to it because they feel it is up to the new tennant to re raise an issue they are FULLY aware of. Honestly it’s just all a shambles, quite a few of the neighbours think the same. Some are paying over £900 for the same house and others are paying £700 and something. I wouldn’t mind it the service was good BUT IT ISN’T. For the price they’re charging they should be a lot more competent. Absolutely ridiculous. I must reiterate my disappointment in the referencing team who where not very helpful with my move in date and my disappointment in the actual state of the house and Simple Life not not fixing the issues raised when I moved in. I mean it should be standard procedure to clean a property after tenants move out. Especially mid pandemic. Personally I would avoid this company, it’s not worth the hassle. Anything but a “Simple Life” when dealing with them.

TrustpilotWe rented a new build and had no issues…
We rented a new build and had no issues at all, the application process was smooth and as quick as any other letting agent. If I had a little niggle, they do a lot of home checks, every couple of months, and although we had no issues it still felt a little too often, but I guess sometimes they have to nip things in the bud quickly. At end of tenancy, deposit was repaid in full without any undue delay. We did have the property professionally cleaned ourselves, and filled in and repaired any picture hooks that we had put in place - not sure if this was necessary, but I wanted peace of mind.
