I recently sold my property via the Woodley office and can honestly say that from the first contact to the last, every member of staff deserves a 5 star rating! Hollie valued my house and within a week of it going on the market, I received 2 great offers. Amber was amazing throughout, as were colleagues from Marple and other offices. The sale went through without a hitch and Tracey progressed the sale resulting in a 10 week completion! I could not ask for more and would highly recommend them. In fact, we are now in the process of selling my partner's home as well, we were that happy with the service. Highly recommend!

Levenshulme Branch…Round 2
The day came to get the keys to my property back. I had arranged with the branch manager to have them posted through the door of the house on any of the three days Friday to Sunday, ready for me to pick up at 11.00 on Monday, when I was meeting another estate agent there.Guess what? I arrived and there was no sign of any keys.Not only this but the house had been left unsecured. The alarm had not been set, only one of the back door locks had been locked, and the security chain on the back door had not been put in place.To get my keys back, I had to phone head office and tell them (truthfully) I was sending the police round to their Levenshulme branch within the next hour as they were illegally withholding my property. It was amazing how quickly they brought the keys round after that…My advice to all…avoid this branch of this company.

The property was listed on June 3rd at £190,000, a decision we discussed and agreed upon with the vendor.2. Offers and Price Adjustments: We received offers of £160,000 and £175,000, which were declined, as well as a higher offer of £185,000 that unfortunately fell through. We subsequently adjusted the listing to £185,000 on July 3rd and accepted an offer of £182,000 on August 27th.3. Assistance with Mortgage Valuation: When the mortgage surveyor expressed concerns about the property’s condition, particularly the lack of a functional kitchen, we went above and beyond to address this. With the vendor’s permission, our team added temporary kitchen facilities, making the property mortgageable. Unreliable Estate Agent
Edward mellor is zero stars but unfortunately I had to give one inorder for me to write a review. Scammers, Very unprofessional and undermanaged. They have no clue what they doing, they are a bunch of liars, pushes blame and threats you in using their services which I did which still went wrong so who is to blame. All they are interested is money, once you paid them that is it, they do not want to know. Takes no responsibility for their wrongdoing. They have a duty of care to protect their clients, providing accurate information, complete information to enable clients in making the right decision which they have breach.

Unprofessional without basic skills and knowledge in their field ! Avoid!
If I could leave a zero review , I would. Please do not use them unless if you want to create problems for yourself. I was renting my property and cannot get it back, because of Edward Mellor unprofessionalism and mismanagement. They are always right, covering their faults but in reality do not know what they are doing. They cannot even serve a proper notice to the tenant! Unprofessional and horrible people ! Constantly lie and clearly it is in their work ethics. My tenant does not want to talk to them (talks to me) because he thinks that they are stupid and the worse agency ! And it is completely true ! Avoid !

From start to finish my experience has been unprofessional, poor and somewhere along the line this company forgot that I am overpaying them to provide me with a service. The complete opposite of the company acting on behalf of my new home who have advised and helped us along the way. You could argue that our houses sold, however I would argue it would have sold equally well without the estate agent who actually had little to no interaction with this sale other than the advert. Not once have I had cause to contact these people without leaving being fustrated and quite plainly infuriated.

Edward Mellor are totally shocking
Edward Mellor are totally shocking. In 2021, I was left to stay at my elderly Grandad’s for three months with my 4 year old, due to my ceiling collapsing. I had to wait nearly 4 months for a repair, a agent advised me on the phone that I didn’t have to move out of the property, and that I could cook in the dark when I finished a shift at 11pm at night and take a shower at other people’s houses. In August 2021, I noticed there was a rather large crack in the exterior wall in my yard, I reported this straight away. It has not been dealt with and now the wall is the point where it will mostly likely collapse soon. Andrew of the financial department is very passive aggressive, I’m down £525.00 as Edward Mellor wasn’t able to locate my rent payment. The property manager Jade, constantly tenant blames and on several occasions I’ve had to correct them of what’s actually happened. Manager Stacy is also extremely unhelpful and like Jade also tenant blames.

As bad as all Estate agents
I have been with several estate agents over my period of renting, Edward Mellor as poor as the rest. I'm a great tenant,rent paid on time,keep property updated and immaculate but unfortunately e Mellor are extremely poor on repairs (unless emergency) I have several ongoing minor repairs,even pre covid repairs, nothing dealt with despite numerous phonecalls. I even have an outside wall ready to collapse for over 2 months, boiler for a year,the list is ongoing. It seems Estate agents don't look after their tenants. Good tenants should be respected and looked after but money and greed is all they seem to be about. The renting market is not a good place. Overpriced and ridiculous.

We have reviewed this matter and can see the issues being raised in September following an inspection of the property, however, unfortunately we have not yet had the authorisation to proceed with the works following quotes being obtained.With emergency repairs, we are able to act as an ‘agent of necessity’ and instruct without the landlords prior approval, which we have done for the urgent works as you have mentioned, but unfortunately with anything not classed as an emergency, or above a contractually specified spend limit, we do not have the authority to proceed without authorisation. We have asked that your Property Manager, Jade, makes contact with the landlord today to follow up on the outstanding works and she will contact you directly to discuss the plan of action. Please accept our sincerest apologies for the delay in these works being addressed.

Edward Mellor Estate Agents shouldn't be in business.Utterly disorganised and disinterested.Mellow's business practice appears to be to employ cheap, low skill labour whilst creaming off thousands for each house sale. I never spoke to anyone vaguely competent. Every phone call was excruciating. Like trying to have a conversation with a decaying zombie. This is not just my experience. The problems are structural. My brother and a friend had the exact same experiences. We were all pulling our hair out. This is how the business has been built and operates on a day to day basis. At the key moments when a decision needed to be made I would ask Mellor for their thoughts, insight, recommendations. This is the biggest economic decision of my life (£250k+). I've never sold a property before. The staff at Mellor presumably know more about the process than I do - they sell houses for a living right?! Surely the reason they exist and I am paying them £3k is to benefit from their experience and professionalism?So I ask: "One offer is from a buy-to-let, one a first time buyer, one is in a chain. What are the pros and cons of selling to each? Should I just accept the highest offer or is one buyer type usually more safe/reliable than the others?"Answer (I kid you not): "I dunno, what do you think? Accept the one you think is best." !!?!?!!!!!!This happened more than once. I never received an intelligent, experienced or considered response to anything from any Mellor representative. EVER.So if Mellor don't provide support or advice garnered from their years of selling houses, they must be pretty damn good at the selling process itself then right?Wrong. After the house went up on RightMove I was inundated with calls from tens of random Mellor employees, all from different branches, asking if we were available to do viewings at this or that time or day. Many were asking about times where viewings had already been arranged.I received so many calls from so many different clueless Mellor employees that I may as well have fielded the calls from potential viewers myself.Why was this process not centralised. Mellor knew they had all of Saturday/Sunday to do viewings. Mellor knew THEY were doing the viewings. So why are they asking ME about each individual booking? Why is there no booking system? Why didn't they just field the calls, build a schedule in-house and then just tell me what the day looked like? Why am I the point of contact, doing all of their secretarial work? Why am I warning Mellor about their double bookings?!On the first day of the viewings they sent an 18 year old kid to show people the house. I'm sure he was a lovely lad but he isn't going to be selling the property or providing quality information to potential buyers is he? I'm paying £3000 for this and Mellor is sending round cheap, low skilled labour.Absolute guarantee if a buyer asked a question his answer will have been 'I dunno'. The exact same answer I kept getting if I ever asked Mellor a question. So for the rest of the week we showed people round ourselves. These were the days the offers were generated from.After the viewings we were passed to another section of the office. And from here on in I may as well have been sending emails into a black hole. Responses took weeks. Phone calls not returned.Ok, so if Mellor are BAD at the process AND the specialist support. Then they must be good at advertising and getting potential buyers through the door right?Wrong. All the leads came from RightMove (which Mellor can't take credit for). At the same time my brother, and a friend, were selling two very similar local 3 bed semis, same build date, construction, style and price range (one even on the same road). Both on Mellor's books. None of us ever saw any cross-pollination. I very much doubt Mellor informed interested parties about the other similar properties. They are 100% relying on RightMove. Which is fine when the market is busy, but it doesn't mean Mellor are actually doing any work themselves. THREE THOUSAND POUNDS.For what? Putting the property on RightMove? Having me do the scheduling/viewings? For zero advice throughout the sale process? For ignoring my attempts at contact?To this day I have literally no idea what service they performed. For the most part they made things more difficult. A 3rd party that got in the way, delayed, made calls and emails have to take one extra step before reaching the right person. Created confusion and miscommunication.Thankfully, in a way, the chain fell through in 2021. I pulled the house off the market, in large part because I couldn't bear to pay Mellor £3k, and waited out the contractual obligations and resold in 2022. Strike's FREE service was not faultless but it was considerably higher quality than Mellor's total absence of service and ability.

Where do I start?!
We're tenants, our property is managed by Edward Mellor.Right from the start there has been problems. First, they were delayed giving us the keys for the property as on the day we were due to move in, we were sat outside our old property in the moving van ready to go with no word from them on what time we could collect the keys. Eventually we rang ourselves to query and we were told that the property manager "hadn't got round" to dropping them off with the agent in order for us to collect. It was 3pm at this point with 2 hours of business day left but apparently he was AWOL and it would now be the next day for collection. This rendered us homeless for a day. That was day 1.When we moved in, there was a key snapped in the lock on the back door. We ended up changing this ourselves as the property manager never answered the phone.The front door handle was stiff to the point of needing all your human strength to turn it to open it. Again, we had to fix this ourselves as they never responded to the maintenance request. When we took the door handle off, just loads of broken metal poured out of it, the whole mechanism of it on the inside was broken, shattered and decomposed. The gas meter is outside the property, which isn't the safest to begin with, and the door on the front of the meter box was smashed off, allowing in rain water, mould and insects. Again, we fixed this ourselves because they didn't respond to the maintenance request.They arrived a week after we moved in in October with diggers and bulldozers and ripped up the entire of the back garden saying the landlord has pledged to build a new patio and lay new turf due to it lacking any TLC for a few years. So the diggers ripped it all up and dropped 50 tonnes of ground gravel down...and then just left it like that! It's been 7 months and they haven't returned to complete the job, so the back garden is completely unusable. We queried when the work would be completed months ago, they replied saying work would resume on March 10th and I should stay in to let them in. Nobody showed up. It's now May and nobody has been to finish the work or been in touch. A fence panel was torn down during storm eunice 3 months ago, we registered a maintenance request as we were keen to get this repaired due to the neighbouring property having a large pit bull type dog that we didn't want coming through the empty panel due to us having 2 small children. They said they'd get a quote for a replacement panel and get back to us. As I said, it's now been 3 months and nothing and the fence is still broken.They're constantly emailing us saying rent is late when it isn't, and every time we have to send them screen shots of our bank transactions showing the rent paid in full and on time.We recently recieved an email with the following contact details to contact the maintenance manager, and I kid you not - this is what we were sent -"Phone number 1 - ........Phone number 2 - ........Phone number 3 - ........Email - nomail@nodotcom!"Erm...I'm trying to just type the facts here without being unpleasant but it gets harder and harder as time goes on.What I will say is that prior to moving in, our dealings with the agents in branch was great. The girls there brill and really helpful in assisting the application and referencing processes and fine tuning details of the move. It seems to be that once we moved in and the agents no longer deal with the property - and that gets transferred over to the responsibilities of a property manager - THAT'S when all the problems started and unfortunately, those problems don't go away unless you sort them out yourself at your own cost!

I had James Stonehewer from Edward Mellor completed the valuation of my property back Last October, he is fantastic, polite and professional, which made me decide to appoint Edward Mellor as selling agent.When the offer was accepted, initially everything went well. However when the sale progression team took over, the nightmare started! Here I have to mention Jackie Stirling who is in charge she is totally a time waster!!! In two and half months time, she had no communication no contact to solicitor to me, no update. I tried to contact her several times, she was either in meeting or she was not available. The receptionist confirmed me she will call me back however it seems not happened. Before Christmas, I spoke to her eventually in the regards to the sale progress, however she told me very rudely I should ask from my solicitor instead. Then I explained her my solicitor has not had any update from the buyer side, so wondering if she can trace from the buyer side. I could feel she was in reluctant mood but she said she would update to my solicitor. After Christmas, I rang my solicitor asking if Jackie had contacted about the progress, he said she has not. I left no option but rang Edward Mellor again to work out the situation. Then Jackie made an excuse saying she could not get hold of the buyer. In that evening which was 5th Janurary, she contacted me saying the buyer could not continue the purchase anymore... ... Which was absolutely shocking and gutted!!! Then I questioned her when did she contact the buyer or his solicitor last time and what the conversation was. And whats the reason the buyer dropped out after two months sale process taking place. The most annoying past is the buyer had not had any valuation placed in the past two months however she was not aware. Finally she only told me she would need to look back the record and provide me in details. As I've expected, her further response has never happened......!!! There was no apology but lies to get herself covered.I am very concerned to Edward Mellor, the salesperson like Jackie whose title as sales progression advisor literally has no idea about how the sale has been progressed. It that a joke? is she inept or is she too proud, or is she not bothered at all??? Thanks for doing nothing however try to walk away with extortion from people!!!Truly one of the worst sale progression customer service experience I have ever had!!!

Stay away from this Estate Agent if you can. Poor customer service and very rude behavior. Went to view a property and their customer service was as poor as it can be. Just made us feel like they are giving us a favour by letting us view the property. When asked to have another look into property we were refused straightway despite no one else being there to view. The guy was so rude that he slammed the door even when we were talking. Stay away if you want a peaceful renting or Buying experience of property

I had Sharon-Ann Ogun based in the Droylsden branch of Edward Mellor as my mortgage advisor for my recent house purchase and no word of a lie she is the best of the best! Sharon-Ann is experienced, professional and most of all the most down to earth and friendliest person I have ever dealt with in any business industry! Buying a house was one of the most stressful experiences of my life and to be honest if it wasn’t for Sharon Ann’s positivity, support and going that extra mile and beyond I would have given up and just gone down the renting route to save the hassle! She explained everything to me from day one, she answered all my questions (and believe me I had many!) with patience and confidence and I knew she had my best interests at heart as her client from day one and she continued to have my best interests at heart and fight for me and my mortgage until the end when I eventually got the keys to my house :-) If you need a mortgage advisor with fire in her belly and a heart of gold go with Sharon-Ann you won’t regret it!

Pathetic
Just completed a sale through Edward Mellor. Everything was great until I received an offer. The sales progression team is a joke. Never can get through to the person who is dealing with your case Pandemic is no excuse as the office was open but this person was always on the phone when you speak to someone else, ask for call backs never got them, left multiple voice messages, never got a call back, never respond to emails. I made a complaint and got told " our only agreement with you is to sell the property, so you want us to sell it or not, if not I will take it off the market" , this was after I had an offer. Unbelievable. Do not care about customer service. I pursued the complaint which reached director level, after I threatened to leave a negative review. Director was sympathetic and agreed the service was no where near up to standard. I managed to get £600 off my fees. Do not use Edward Mellor!

Amazing team
Wow, the Edward Mellor Marple team are ace. Laura is such an asset to this office, her knowledge of the Marple area is impeccable, she is always so friendly and calming on the phone. I have mentioned her a few times to friends and they have all agreed how lovely she is. Lewis is also brilliant, after Laura found me a buyer he negotiated the sale with myself, so confident in his compatibles and ever so professional. He kept in touch with me giving me right-move stats and just kept my anxiety about selling down. Then to Alana in the progression team, she kept me and my solicitor clearly updated in every step, was so informative from beginning to start. These 3 individuals working in the same team are the perfect storm, they work smartly and all speak highly of one another. My husband and i could not thank these 3 enough. Lewis, Laura and Alana- you guys are fab.

I wanted to view a property in…
I wanted to view a property in longsight manchester. I spoke to to ladies there and they told me to provide "mortgage agreement" before they can let me view the property.after i send them the agreement then they ll get back to me..I was a bit surprised. But then i sent them my agreement to them..and now its more than three weeks...since then they never got back to me.

Said released my token when Auction…
Said released my token when Auction ended, just give me screen cap when asked for help. Tried to ask them to give me an official document to my bank to release fund but echo off. Got my token/fund back after 30days when fund is unclaimed. It is £5000.00 not small amount.

Worst customer service and no compliance to own complaints policy
Suffered huge financial losses due to the incompetence of Edward Mellor and the worst aspect is that they would never respond to a complaint. The complaint policy on their website states 14 days for a response which is a lie as I never received a response in 2 years after all sorts of progress chasing and wasting valuable time. Now I am discovering that Edward Mellor does not engage in the complaint process not only to save their costs but also to prevent a complaint from being escalated to the Property Ombudsman as the Ombudsman would not accept a complaint without a final response from the Agent. Because of this, I lost the opportunity to escalate my complaint to the Ombudsman service.

Didn’t find tenant. Asking to pay
I gave them to rent my property. They advertised for one month & did so many viewings. They couldn’t find us a tenant for the asking rent. Now they are asking me to pay them!!!!! Also threatening to send debt collectors. Please be very careful. This is Stockport branch. I still don’t understand why they ask me to pay.

I can see you corresponded with Stacey Rushworth, our Head of Lettings and Property Management regarding this matter last year. Stacey reviewed your concerns and provided the following information. ‘’Our valuation of the property was free of charge, but following this, you instructed us to market the property on a Let Only basis and so this meant taking marketing photos and floorplans, and listing the property on the portals, which itself costs us a significant amount of money as it is not free to advertise properties on Rightmove. We have pre-qualified all applicants prior to inviting them to view, to ensure that all viewers would pass the referencing should they wish to apply, this is something that most agents do not do. We then conducted viewings, sent over various suitable and pre-qualified applicants who wished to apply, and all within a week of marketing, which is a very quick turnaround. We have put many hours into marketing the property and finding you suitable applicants, and have incurred costs when doing this. You then emailed us to withdraw 13 days after marketing the property, as you had found your own tenant instead.Prior to marketing the property, we sent you the agency agreement which outlines our terms of business and all fees applicable. The onus is on yourself to ensure you understand the terms within the agreement, because once you sign this, it does become legally binding and you are confirming you agree to our fees, one of which is a fee of £250 + VAT to cover our costs, should you withdraw after marketing the property.’’I believe that Stacey has sent you a further email today regarding this, so if you do have any further concerns, please do drop her an email back and she will be happy to review it.
