This the third time in the last 4-5 years that we have used Ryder & Dutton, which is a recommendation in itself. All the staff in Heywood have been pleasant, friendly and helpful. Also, they are proactive when it comes to arranging viewings and following up with potential buyers. R&D, for me, are the go-to estate agents in Heywood. Their long experience and knowledge of the housing market in Heywood allows them to value properties correctly. Their advice is always instructive. Absolutely no complaints.

Fran was fantastic throughout the initial consultation / meeting, so helpful and knowledgeable - and not at all pushy- thank you Fran! We were then handed over to Catherine to help us manage the process including viewings / offers and then right through to completion. Catherine was always on hand to help with any queries or problems and was so easy to communicate with. As a portfolio landlord currently selling most of my properties, I am dealing with several Estate Agents and Ryder & Dutton Heywood branch have been the best so far. Catherine is very pro-active and her communication skills are exemplary. I was updated constantly with feedback from viewings and progress once the sale had been agreed. Catherine's team (Julie, Megan, Jenna, Naomi, Lucy and Shannon) all played their parts by providing viewing confirmations and helping me with other tasks that I placed on them as someone who lives a long way from the property being sold. They provided access to engineers, liaised with a neighbour who held keys at one point and dealt with any mail that had arrived for myself or my former tenant. Catherine also negotiated the best price for my property when 2 potential buyers had both offered on it. The successful sale was then seen to completion with constant updates and chasing of both sets of solicitors. A very satisfactory experience therefore and a team who come with the highest recommendation.

Start to finish fantastic service from the team, with a special mention for Catherine Salisbury who was just exceptional. We bought and sold through R&D between May and October 2025. We moved to Ryder & Dutton after 3 months of terrible service with another agent, and it was night and day from the very beginning. Fran came out to sign us up and Catherine took it from there. We were back on the market within 24 hours and sold within 48 hours for well above asking price. Just incredible! Catherine guided us through the process with absolute professionalism, kindness and patience through every step. We’ve had tears and laughter along the way and I wouldn’t still be sane without having Catherine by our side! She’s an absolute credit to R&D, and I wouldn’t hesitate to recommend both R&D and Catherine to anyone buying and/or selling in Heywood. The team at R&D Heywood are unmatched. Catherine in particular is incredible! She is extremely knowledgeable and possibly the most patient person I have ever had the pleasure to deal with. Without her I feel I would not be in my dream house now. I am not the easiest of people to deal with and she steadied the ship on numerous occasions when I thought all was lost. She is an excellent negotiator on behalf of her clients but also is truly honest with you. I cannot speak highly enough of her. Whatever she is getting paid it needs to double because she is worth every penny. The one star review on here HAS to be from a competitor or a disgruntled ex employee as it makes no sense whatsoever. She is perfect! (I know she reads these reviews too, so from the bottom of my heart Catherine… THANK YOU!)

Unfortunately, I also made the mistake of booking a room with them for a second year, thinking it might be a bit better. However, the houses they offer are very old, and as soon as you start living there, the outdated gas stoves and radiators begin to break down. It’s been an awful experience, and they don’t even offer the option of a rent reduction, which is absurd in this economy. The cleaning company they work with also doesn’t do its job, which feels very unfair since I’m pretty sure the overpriced rent covers the weekly ''cleaning services''. Just try to find a room outside of these housing companies- not only you pay less for the same living space but you usually can make amends with your landlord easier. And If you have no other option then to choose Studentstay, make sure It’s building D or E(the new ones).Otherwise Xior is also an option even if it's veryyyyyyy overpriced. I've not heard many complaints. Update: waited more than a month for my deposit and If i had never asked them about It, they would have kept it. The mistake was theirs and they didn’t even apologise for keeping my money without notifying me. Very unprofessional, very incompetent, and unfortunately, I don’t have the money for a lawyer, but I hope someone does and takes down their whole trash company.
