FacebookStones Property have been the most helpful estate agents,that i have come across. I was having difficulties finding a property due to my own personal circumstances which no other agent could help me with. Within a short period of time they was able to locate a property for me which was easy access for me.They have been very attentive and was on top of all communications made with me. Ms Fernandes, I can confirm you chose to pay a holding deposit out of your own free will to reserve the above referenced address as you did not want to lose out on the property to the other parties who were viewing on the same day as yourself. We even confirmed that the deposit would be refundable should you not be happy to proceed after the viewing. As you too were aware works were required in the property & there too was an inspection booked with the landlord & our team to list the works required. Upon your viewing you too confirmed certain works that were necessary & we had already informed you that the works would ALL be completed once the current tenant had vacated. On this basis you were happy to proceed & did not request the return of your deposit until the 17/11/2021 yet you failed to respond with the ID Request prior to this date. Haider requested the IDs from you on 28/10/2021 & too provided you with the formal information as per the deposit as you had now physically viewed the property on 28/10/2021. We too entered verbal dialogue with you on the 02/11/2021 as the current tenant had changed their move date & we need to inform you of this as this would affect your move date to which you accepted. On 11/11/2021 you were too informed verbally of the works that would be completed & too the rent was clarified after the previous verbal communication which was on 03/11/2021 where you questioned the rent amount which was agreed at £1250 pcm rather than the advertised price of £1300 pcm. I too would like to reiterate to yourself we had requested your IDS on the 28/10/21 and you failed to provide this. With the current guidelines in place failure to provide any documentation past the 15 day mark would result to forfeiture in your deposit. Should you require any further information to clarify this matter please do not hesitate to contact our office & we can make an appointment to show you the guidelines of the legislation that the forfeiture falls under.
