Infinity sold two of my property's in 2019 (Thanks Kamlesh Singara) personal service at a good price compared to Purple Bricks who were absolutely useless (not a single viewing), Its easy to sell a house under the market value its being able to sell it at market value in challenging times that count. If I could leave zero stars I would. Very unprofessional business. Angie the manager makes so many false promises to call back but never does. Is never available to answer questions and clearly does not like to speak to customers . Clearly they are not interested in any form of customer service. I have now been waiting since 16 December for the return of a deposit . Infinity have failed to action any reasonable process, and despite many many calls for updates we are still waiting. Infinity are one to avoid at all costs. Remember infinity , customers are your reason for going to work every day. Without them you have nothing. So to finish, avoid Infinity, they come across as very slick and organised, however the truth is the complete opposite. Shocking treatment, once they have your name on the tenancy agreement they do not give a s**t. God forbid you need any maintenance done once you have moved in , that can take weeks , and for goodness sake check everything. The flat my son moved into had no boiler pressure, yet was passed as working! Clearly not been checked. Took several weeks to actually get someone out to check it and re pressurise it. All the time no heating!

I had an appraisal done on a flat in view of letting it. Satish Patel lettings manager from Infinity Property came to assess the flat. I of the things he mentioned as part of letting was to test the water for Legionella. When he mentioned that it surprised me a bit. The flat does not have any form of hot or cold water storage. All the cold water taps are fed from mains water. The hot water to the taps comes directly from a combi boiler. So this would mean that water supply into the flat would have Legionella which I doubt very much. I queried this with another local estate agent who confirmed that it is not requirement. I also did some research of my own and came across this interesting article on the hse website "Case 357 - Some consultants & letting agents misinterpreting landlords responsibilities regarding legionella risks to their tenants" Please have a read before you decide whether it is necessary. Obviously I personally believe that the wrong advice was given to me so I opted to go with another agent.

I have read this report in depth and understand your concerns. However, the report also states the following: There is a legal duty for landlords to assess and control the risk of exposure to legionella bacteria, but Health and Safety law does not require landlords to produce or obtain, nor does HSE recognise, a ‘Legionnaires testing certificate'. Regarding the above point, how would a landlord document that they have carried out their duties. Also the following paragraph is stated on the HSE Website http://www.hse.gov.uk/legionnaires/legionella-landlords-responsibilities.htm Are domestic properties proactively inspected? HSE and Local Authority inspectors do not proactively inspect domestic premises or ask for evidence that landlords have undertaken a risk assessment. However, if a tenant were to contract Legionnaires’ disease from the water system in their home, the landlord may be liable to prosecution and would have to demonstrate to a court that they had fulfilled their legal duty, so it is important that they assess and control the risks Taking into consideration the above points and guidance from The Association of Letting Agents (ARLA), the only suggestion we can think of to protect our landlords from the above regulations is to carryout yearly assessment of legionnaires. In regards to HSE point on Letting agents misinterpretation/Misinformation which can cause unnecessary financial burdens on landlords. We always give landlords the choice of carryout their own assessments or contracting it out to a third party.

Would give zero stars if I could. They didn't check my tenants properly and now I am dealing with the consequences. They have now moved in another 7 people and stopped paying rent and Infinity just shrug their shoulders. The tenants have stopped paying rent and Infinity can't even do the job I am paying them for of chasing this money. Glitzy offices and fancy financed cars with no substance behind their cheap suits and bad attitude. I have now employed a third party to help me get rid of my tenants and will be seeking legal advice against Infinity Property Solutions. Full of excuses. Update 25/03 - Read the response below from Infinity Property Solutions, I have been trying to contact them for 2 weeks, not one of the 'Directors' have returned my call. Infinity said they referenced the tenants and all was acceptable, they administration team told me they cannot find the references. All sounds fishy and excuse making for me. I am not going to identify my full passport name on social media and know me by my first name. It is ashame they can respond to this review but cannot take my call or respond to any of my emails. My solicitor has written to them today. Its funny they use a CRM system yet have no customer relations at all. Beyond fed up with them. If they even made a little attempt to resolve the situation I would appreciate it and wouldn't be so annoyed but they have shown their true colours with their response.

Dear Mr Dev, We cannot validate who you are as ‘Jay Dev’ is not registered on our CRM software. Which means we do not know which property you are linked with and cannot investigate until you reveal your true identity / property. We at Infinity take pride and invest heavily in customer relations and management as well as remain professional at all times. If you had a problem with your tenants why have you not come to speak to us directly about it? Furthermore, why had they not been fully referenced and why would you allow them to move in? The way you have commented on the review does not reflect how we run our operation. If you wish to speak to us face to face do not hesitate to contact us directly on 020 8907 4665 and ask for one of the Directors.

We rented a house via this agency. We were told it was a quiet neighbourhood. In fact, our neighbours next doors lived at 5-6 families inside one house. They all had motorbikes that they used to come and go days and nights at any time. They would keep the engine on and speak over the phone even at midnight or 5 am. Moreover, they used they garage as a workplace to fix motorbikes so other people would come to have their motorbikes fixes. They would all chat, laugh or have arguments and smoke under our windows.... These neighbours had been living there for a while, Infinity Property couldn't have ignored them. They rented us the house when it was snowing heavily in Feb-March 2018 so we didn't see the motorbikes nor anybody when we visited. It has really calm for a couple of weeks but as soon as the snow melted, they started using their motorbikes and opened their garage to work. A nightmare! We can't recommend this agency at all. They just want to touch their commission and don't care about you. It looks very professional initially (that's when they ask for a google review) but then, you're left with your disappointment.

I'm not a person to write a scathing review. But as a final year University student, me and my housemates experience with this estate agent has been horrendous since the get go. Hostile and at some point rude staff, a lack of communication, poor organisation and little to no willingness of assisting when there were problems in the house. We had frequent issues where they chased us for money despite all of us paying the rent on time. We have been out of the property for almost 3 months now and we still haven't seen any of our deposits. The DPS has finally come into fruition, after waiting and asking for months. This is meant to be a service which happens within the first month of vacating the property. They are charging each of us over £300 for issues which either weren't present or exaggerations on ones that were. For example a housemate accidentally left clothes in a room and rather than contacting us to return OUR possessions to us they charged us £40. Moving house is stressful enough without having to second guess, panic or organise your own agent. Save yourself the time and definitely the money and go elsewhere. Not impressed at all.

Dear Miss. Morton, Your review comments are totally unfounded. Our agency prides its self when it comes to customer services and communication. We have always assisted your group with any issues you have faced at the property and we clearly communicated and paid regular visits to the property to ensure that the tenancy runs smoothly. In regards to the deposit dispute, all the tenants were given clear written instruction, on how our agency requires the property back in a vacant possession from the tenants in accordance with DPS guidance. We are very disappointed that your group could not follow clear instructions and as a result the landlord is claiming only for the cost of damages they have incurred. We have tried to negotiate the cost with the landlord and tenants and this is the reason why the deposit dispute is taking time to resolve. However, as the negotiations have failed between the two parties, it is only fair that ADR service make the judgement based on the evidence provided by the tenants and landlord. We are very disappointed again that you have failed to follow the clear instructions given to your group in contacting the DPS to provide them with your evidence so that the ADR via DPS can make the correct judgement on this matter. Please note that it is beyond any letting agency control to return the deposit back in full when the government have set regulations in regards to how a deposit should be protected and released in accordance with the Housing Act.
