I have rented through these guys for a number of years and always find the office team really helpful. Im in the process of moving out and Jessica in property management has been really helpful resending inventories etc. So that everything can be as smooth as possible when I hand back the keys. Fantastic service and would recommend. They’ve left me alone to live my life and always been there if I needed help or there was an issue with the property. Couldn’t really ask for much more really.

Linley and Simpson are the worst letting agency I have ever dealt with in 20 years of letting. Their fees are high, and their service is terrible. The house I rented from them was filthy on arrival despite the supposed check in document stating that it had been professionally cleaned. A whole room was missing from the document and another entirely fictional one added. I had to rewrite the whole thing from scratch despite being charged for the privilege. The front door keys have never been given to us just the side and back door. They take forever to get in contact with the landlord if you report a problem. And on one occasion they broke into our back yard without telling us. They don't do proper checks on tenants (I know because I work from home and they don't turn up) although they still charge the landlord and so far I've been living in a house with condemned electrics and no rent reduction for two months! Needless to say I am moving out. Imagine my fury when they rang today to ask me to take pictures for remarketing... Which given that the house has no current electrical certificate (now the law) is both unsafe and illegal. Do not use, either as a tenant or a landlord, it's absolutely not worth it.

GoogleWhen storm Ciara hit our home 2 weeks ago we had to evacuate our house and it was a very worrying having to ensure our children were safe. Linley and Simpson had a house up To Let 3 doors up from our house and my husband suggested we apply. We have never rented before I and was quite apprehensive and never thought we’d get in at such short notice. We rang at 9am Monday morning, viewed at 11am and had the keys by Wednesday. I felt like they had saved my life! Very helpful staff. Thank you for an easy experience during what was a very stressful time!
