Positive experience letting a property

Began working with Linley and Simpson late 2023. House to let was promptly photographed and evaluated. Guidance was very useful for ensuring that everything was up to standard and all documentation was in place. Expense for finding and vetting a tenant was very competitive/fair and the letting fee is likewise. Most of my interactions were with Zak Jilaani and the head of the branch Jordan Fields, both were very cooperative and friendly

Calming and professional

Jodie and Emily went all out with this property. The seller was very awkward, but they didn't let that fluster them. There were times when I was calling up to try and find out information really frequently to assuage my nerves and they made the time to speak with me and reassure me that this was not anything I was doing wrong. I was a first time buyer, and I'm both not from the UK and autistic, so I had a fair bit of anxiety going through this process, the awkward seller didn't help!Emily also went above and beyond when I went to the property to try and get an electric certificate done. Not only was she able to do it last minute (the buyer had refused to do the gas and electric check, left a load of trash in front of the fuse box and then decided they wanted to complete right then) but she also helped a lot with moving the items the seller had left so someone could get into the fusebox.

LINLEY & SIMPSON From the First phone call I received from Stephen Sugden about a property I inquired, myself and my daughter and sister-lin-law went to the office to register and meet with L&S and met with Stephen We felt welcomed and straight away felt they were there for us My brother/wife and lovely daughter and their beautiful Siberian cat moving to Harrogate, From Dublin after 16 yearsA stressful move but when you meet with agency such as Linley & Simpson, they kind of took that fear away When we were at the office registering our details with Stephen, he was very welcoming and caring Also the lovely Lady who I believe is the Branch Manager came over and recognised who we were, while we were giving our details to Stephen She said I remember you, we spoke on the phone about your move It just felt totally safe to me, You feel that someone is listening from the start She said we will do our best We felt confident. From leaving the office Every inquiry I have put across via rightmove Stephen have called me and left messages all the time Stephen have been great and calling to arrange viewing ***Unlike other agents I haven’t felt that sense of caring One particular agent which I won’t mentioned did a couple of viewings with us and we were quite shocked to how fast and rushed, to see the property, there was no key for us to look at the outside area and garage They didn’t say anything at all and even some of the questions asked was very obvious and I had to pry it out of the Agent I was so rushed I had to ask him are you in a hurry, he said yes I asked Can I just see the upstairs again quicklyDidn’t feel safe and trusting at all Again second property viewing I was so so worried I was 2 mins late , harrogate traffic and I had to take time off from work and I was so sure they would just leave and go if they didn’t see me there on the dot Instead they were around 13 mins late and didn’t feel they cared to apologise and once again the agent said nothing The door was open and we went in , someone with their painting work overall was doing some work I said sorry I am waiting for an agent, he said you can look around and we weren’t feeling very comfortable It turned out he was the landlord, the carpets was very old I said is that going to be changed, he said yes then later on that same cba agent came in from first viewing Again not helpful not welcoming AT ALLNOT PLEASANT When I asked after what to do about putting in an application if interested He just said online Was annoying loading the form and filling it, I asked if I can come to the office and have a copy from the office and do it there, he said noSo sad that if a person didn’t have a good phone or an elderly person or someone who would find it hard to sort outWould be stuck trying to sort this online, that was not kind and helpful and no help***Linley and Simpson was great Stephen made me feel happy, we trust they are listening Every time I see my phone I see calls from Stephen returning a query I did online He been amazing and thank you for giving us that confidence and hopeI really wish Linley & Simpson finds us a place in Harrogate as I would like them to be the agency we useThank you 🙏 much appreciated It is so important for a customer , a client to feel welcome to feel cared for, to feel they matter Most companies these days DOES NOT CARE and right now in this day and age we are all feeling that nobody cares anymore like before Very little Respect So much paper work and stuffs needed to just rent a property or to do anything for that matter , it’s such a stress and hard work and a lot of time we give up it’s impossible THAT REASON, although it’s hard to do anything these days BUT Honestly what makes a huge difference is when you have a caring person on the other side of the phone or an office you reach out to totally care and there for you 💯 percent I can tell you from the heart it makes an amazing difference I am so against rude and arrogant people who a lot of time are so unwilling and bored and can’t be ask to help people They shouldn’t work in any company or industry that have to deal with peopleBecause we are all in this world trying so hard to make this life and manage We do no want bad negative and people who don’t have respect and love to help and make your experience smooth as best as they can Life is tough and last thing we all need is someone who treats us with disrespectBecause that’s something I wouldn’t do and was taught to always be kind and respectful I personally when spoken to rudely or disrespectful, it breaks my heart and I feel sad that it can make you feel alone in your journey of life When anything you try to do You meet with disrespectful people and leave a bitter taste, and can leave a lot of desperate people feeling down and depress We need to learn to be kind and respectful always HUGE Huge Thank you to Linley & Simpson, to Stephen I hope we go with you to find a home Laila Gates

I am not one for writing reviews, but I believe the service my mother and I received from the team at Linley and Simpson (L&S) was nothing less than outstanding. For context, I currently rent a property in Harrogate through L&S, and my mother is looking to buy a property. Mark C (Lets) and John (Sales) in particular are brilliant, but it is also worth mentioning the whole L&S team at the Harrogate branch who embody the highest level of customer service and a solid value based & customer-focused ethos. When I met Mark C at my first viewing, I could not have wished to be greeted by a more professional, knowledgeable, honest and engaging individual. He made the whole process of searching for and renting a property a breeze. I could not be more grateful to him for his assistance and support. As for John. My mother spoke to John on the phone from London recently; she is looking to relocate to Harrogate. Not knowing the area well, John took the time to guide my mother through the different areas of Harrogate and gave her a truck load of sound advice. So appreciative of his efforts, my mother mentioned the conversation to me during a recent call noting how willing he was to assist and honest with his advice. She was not as complimentary about some other agents in Harrogate, unfortunately. To the whole team at L&S, Thank you!
