GoogleI absolutely recommend Winkworth Haringey. Having been in the UK for the last 10 years and dealt with numerous estate agents, Winkworth has been by far the best. I’ve been renting a flat for around a year now in Haringey ladder, and they are extremely responsive, hands on and helpful whenever you have an issue. They are professional looking after the landlords but also the tenants. I strongly recommend Kelly, Konstantina and Anika. They really know what they are doing and they do it with passion.

They never solving problems.... 0 respect to tenats they are just nice liars it's 7mothns raining into the room, they check it and said it's only raining inside when the rain is stronger, so I'm still using bowls for water for 7 months. Boiler is broken now they made a appointment and didn't come over. When My girlfriend called them they said you have been contacted and informed that we come on evening... Nobody called us. Now they made appointment after week, so you can live without heating.. olso they just coming to check not to fix it....

GoogleI had the worst experience with Winkworth Harringay Estate Agents. I was booked for a viewing and traveled an hour to view the property and after I reached I got a call from one of the agents stating there is a problem with access to the property. Agent's excuse was that he tried my number an hour back but couldn't get through (absolute lies as I have no voice mail from him and why would you wait last minute to tell?). I requested him to take sometime and arrange the viewing and he confirmed he would call back in 10 minutes. I waited at the property for 45 minutes and he stopped picking up calls and when I tried to call the office number the other agents made excuses. I thought Winkworth was a professional estate agents but this experience with Winkworth Harringay was absolutely dreadful and the worst. Our experience of buying a flat from Winkworth Harringay was terrible (specifically with Debbie, the others seemed nice). They lied at every turn to pressure us out of money.Our troubles began when our surveyors report found the property to be worth significantly less than the asking price (due to effect of Covid). We therefore, quite appropriately, put in an offer at the top end of the value the surveyors report recommended, expecting an open/honest negotiation to ensue with the sellers. Winkworth aggressively intervened:1) We were quickly called by Winkworth, pressuring us to drop our revised offer immediately before it was passed to the seller - we were told that if the seller even heard about our revised offer, they would pull out immediately, with no negotiation. We were advised by our lawyer that they have never encountered a seller pulling out for this reason, so this is likely an unusual bullying tactic by somebody hoping to save their commission! She tried to strong-arm us into deciding on this immediately - apparently so she could put the house straight back on the market the next day, claiming there was a rush of buyers she couldn't miss - we consulted friends in the business and they said this was a gross distortion. Before she hung up, the Winkworth employee sighed angrily, not realizing we were still on the line.2) After this intense and bullying call, we asked for all further correspondence to be conducted by email so we had proof of everything, and to be as much as possible direct communication between us and the seller. Winkworth then informed us that their email system was down (informing us of this... by email!) so we'd conveniently have to speak by phone, and when we refused to call them back, emailed us without problems - so this was likely another lie!3) We wrote a friendly email to the sellers with the new offer saying we were open to negotiation, which Winkworth promised to pass onto them with us copied in. They did not do this. We then received a firm email rejecting our offer, which we suspected was written by Winkworth and not the seller, telling us to accept full asking price by the close of the day or lose the property. We asked for proof that our email had been passed to the seller, and that the reply was written by them. After asking repeatedly for this evidence, eventually they forwarded an email from the seller's email address, but the time/date sent showed that it had been sent minutes before forwarded - showing that the original email we were sent hours before likely was written by Winkworth. It took us nearly the whole day to get this email proof from them, and when the email was finally forwarded to us this left us about an hour and a half before we had to make our final decision. No proof that our updated offer email had been passed to the seller was ever sent by Winkworth, despite asking for this at least 4 times in writing. As far as I'm aware, it is extremely bad practice not to pass communications between the buyer and the seller - especially as they were emphatic that we were forbidden from contacting the seller directly.4) During this exchange, the Winkworth employee kept on texting me messages that were not meant for us, telling me she had "heard from our buyers" (we were not selling) and "to call her asap". She apologized and said she was dealing with over 50 sales at the moment, but then kept sending me the same text message by mistake.5) Earlier in the process, Winkworth told us that our sellers would take months to be ready to exchange, because of other complications, so there was no rush getting paperwork together. Then they suddenly told us that the sellers had been waiting for us for over a month, ready to exchange, and asked us to send the sellers a letter to assure them we were committed to progressing the sale quickly and rush to get paperwork together.This whole experience was extremely stressful, and completely needless. A negotiation, or even a rejection of an offer, does not require such bullying, manipulation and deception. Avoid them like the plague.

After speaking to multiple different Estate agents it's much of the same from everyone but Winkworth were different. Immediately I was listened to and my requirements taken into consideration. I worked with Fabian to find the home I recently moved into. He excelled. I didn't have to drag myself around unsuitable properties and he was the right balance of informative and patient. I didn't feel like I was being pushed into anything nor was I bombarded with endless emails of properties that didn't suit my requirments. It was actually a pleasant experience!

Oh dear, I dont even know where to start. We signed the agreement end of June to move in one month later. We stipulated several times in the email correspondences that we wanted to come in to see which furniture and items we wanted to keep and which to toss. The day of the move in happened, and we never received a response to our queries. When we moved in, we were then told that we had not specified in the contract, which items to get rid of (we specifically wrote in the contract: to be specified later, hence why we needed access to the flat prior to moving in). It was a hassle to get the woman to cooperate and she kept saying we hadn’t agreed on this (numerous emails/contract was not enough proof, but I doubt the lady had a law degree specialising in contract law or even just a functioning brain). Ah well!!! After several unpleasant calls, we finally managed to get approval of moving the items and have the larger items removed by a company. But boy oh boy that was a struggle. After having moved in properly a vast majority of the things listed in the contract hadn’t been fixed ie. Heating was broke, cabinets broken, extractor fan broken, windows dirty etc etc. And we even had to throw out 6 large boxes of CRAP, which the agency said was at our expense. Items included: old shoes, belts, broken kitchen units, bondage kit (WOOOOH.. What a surprise), filthy storage room with empty shoe boxes, broken fans, blood stained linen, dirty old pillows and blankets and numerous other fairly disgusting items. We have now asked quite a few times, when we can expect to have fans, toilet flush, extractor fan, broken cabinets, heating etc fixed and we are still awaiting a reply to this. It has been 7 business days since we moved in, so I do hope it gets sorted soon. All in all, TERRIBLE SERVICE!! I wouldn’t recommend.

GoogleA massive thank you to Jake and Cleo for helping us with our journey, it was a stressful one I think we could all agree to say along the way but finally made it to the end and worth it.
There were some complications along the lines like with one of the staff members however, all good in that department but then came to the day of picking up the keys but then being told we could pick them up, then being told we couldn’t but then again being told we could pick them up which I believe one of the staff members Sofia was meant to give them but she didn’t? I believe it was her who I spoke to over the phone initially. It was confusing as my wife came in to pick the keys up aswell. Perhaps miscommunication with the team or so. Nobody of the three staff members I also spoke to didn’t update us on what was going on as they said they would email us or call us back therefore, have to drop a star because of this. Got there in the end. Plus, it would have been great if we were told that the washing machine, fridge and dishwasher was going to be left behind as well have to clear this.
Jake and Cleo 5* for sure! We’ll defo be in touch and remember them for their services and will use them in future!

We've been with the agency since 2017th. We've been having problems with the very old boiler since the end of 2018th and up until now we have had Engineers coming for that boiler around 20 times. We were promised a permanent solution, that never happened. Now we have been left without hot water for 2 weeks, starting 3rd. There were many apologies and promises over the last two weeks but no action upon. Not to say they are well aware we have a vulnerable child at home (how do you manage personal hygiene in times of pandemic with a heart diseased child at home?) AND we offered to help if Landlord doesn't want to invest in resolving the issue. Just a note: Landlord is local home owner and is not paying mortgage on the property we rent, the house used to belong to grand parents.Although there are some very kind people working in the company the company on overall isn't what it should be.I am very deeply disappointed!One upset mum xx

GoogleWinkworth used to be our letting agent in a house where I lived for 4 years and they have been by far the worse letting agents I ever had to deal with.
Their staff is slow and inexpert when it comes to resolve urgent issues in the house, limiting themselves to be a middle man between ourselves and our landlady who was equally lazy to give approval for basic repairs like a broken boiler in mid January or a structural damage in one of the pillars...
On the other hand, they will always be on time to ask you for the rent payments or additional charges if they are needed.
A couple of times they tried scamming us by illegally requesting us to pay for the council letting licenses which should have been entirely paid by the landlords and never by the tenants.
Aside from this they increased the rent a 28% from one year to another the last time we renewed the contract, even though when the contract specified that only an 8% increase should be allowed... That was the year we decided to never again renew with them.
Wouldn't recommend them even to my worst enemies!

We take all reviews very seriously and are sorry your experience has compelled you to lead a less than perfect review. However, we are genuinely puzzled here as your agent and you personally contacted us to arrange pre-completion access to store items and cut the lawn…. Both requests have been granted with good grace by the vendor, who certainly did not have to , and by ourselves without a trace of difficulty or rudeness.
Where the same review appears twice we show it once. We leave out reviews that name another agent or another of the brand's offices.
