The worst letting agency you could find…

The worst letting agency you could find in the UK. Very unprofessional letting agents. They rented our flat without proper affordability check to two French passport holding young girls who claimed to be sisters despite having two different surnames. One is a student & was allowed to rent without a guarantor & one claimed to work in Geneva with high salary which was all faked. How did they allow a person to rent in London & claims to work in Geneva?!!!! This tenant used the details of a company in Geneva verified by her mother who lives in Geneva claiming she worked at that company. This fraud crime (which we reported to London police) has resulted in those two girls getting evicted by a court order leaving behind a £18000 debt. They even did not pay their utility bills. Drivers & Norris accepted those girls who even could not pay the deposit. The letting agent asked us to half the deposit claiming that the girls’ money has to come from Geneva, which we refused! It’s obvious that this letting agency is unprofessional & once they take your property, it will remain vacant for a while due to their limited advertising platform & eventually, they would rent it without proper affordability check aiming to take all their management fee upfront & they would not care if you get the rent or not!!! I would never recommend this agency to any landlord. It’s the worst available for sure!

Angelo Matraxia is an utterly amazing property manager. He sorts all issues within the working day, communicates effectively, is competent and basically protects your asset, your client and you as the property owner. He’s also just a lovely personable human being with a kind and considerate heart. It’s hard to find both professionalism and personality in people these days. I had previously written a positive review over a year ago when Reliable Homes helped me and my flatmate with the tenancy process. However, I felt it necessary to retract and give others the forewarning of the issues we had after our tenancy came to a close. Reliable Homes proved to be distrustful and difficult. In the following days after our tenancy ended, a professional inventory check out was conducted and a good/clean condition report given, with Reliable Homes telling us they recommended we receive our deposit back in full. The landlord for our property entered two weeks later and claimed we left it in a disgusting state and had infested the property with bedbugs. Not only was this entirely untrue but also directly contradicted the third-party service that assessed the property. Reliable Homes had been in the flat countless times in the recent weeks leading up to the end of tenancy to show the flat to potential letters and always commented on its cleanliness, what a great job we did with the flat, and what good tenants we had been. The minute the landlord accused us of leaving the property in such a state, Reliable Homes went along with these accusations and became a mix of unresponsive (when we pointed out inconsistencies, their lack of communication, and our unanswered attempts to follow up with them) and defensive when supporting the landlord in these unproven claims. We as the tenants had to raise this issue to the Deposit Protection Scheme which required both sides to submit evidence and this independent service decided based on the information which party is in the wrong and their decision is final. We WON this dispute. We were students at the time and also from overseas and it felt very much like the landlord and Reliable Homes were trying to take advantage of us. I felt I had to share this experience in the hopes it will make others think twice and be more aware of the potential problems that could arise with Reliable Homes, because we were really blind-sighted by their quick flip to accuse us and make this process as challenging as possible.

Shaina and Cory have been amazing from booking in the viewing to helping out with any questions or queries I had. Everything went through really quickly and professionally. They were quick to respond to any questions I had and felt really comfortable asking questions knowing how supportive they both are. The online portals they use to get the signatures on the necessary documents were easy and straight forward and I'm super impressed at the tenant management system where you can log any issues that you need addressing and they even help you with getting your bills and internet sorted as soon as possible. I would definitely recommend Reliable Homes as they have really thought of everything and they've got a really great team! AVOID! AVOID! I have been renting in London for over 15 years and the time I rented with this agency was the worst time of my life. Scammers, and genuinely incompetent at their job. They will say one thing and not keep their word. Sketchy contracts. Renting in London is hard as it is, do yourself a favour and avoid this agency.

Reliable Homes deserve their name! I initially found Reliable Homes through a listing for a studio which I didn't manage to snag, Davidson suggested I give him some extra details about what I was looking for just in case something new came up that would work for me. With one week left before the end of my previous tenancy I was starting to worry I wouldn't find somewhere suitable, but then Davidson contacted me and showed me the beautiful property I'm in now! Davidson managed to get everything done so fast I even had time to move a couple days early and get my old place cleaned. The process was smooth and communication was clear and consistent throughout. Lived in a Drivers and Norris property for just over a year. There were issues right from the bat whereby small issues we reported were never fixed. The property was filthy when we moved in and had clearly not been cleaned after the previous tenants had left as we found dirt, dust and human hair embedded in the carpets that took days to remove and ruined our vacuum cleaner. We had an agent come to inspect once and I pointed out the black mold in the bathroom, there from when we moved in, which he agreed he wouldn't be happy with either, but it never got sorted, leading us to spend our own money on expensive products to get rid of it. The property was in need of some good TLC as it was worn and creaky, resulting in numerous complaints from our downstairs neighbour about creaking floorboards. We had to heave all of our belongings out of the bedroom for Drivers and Norris to send a contractor over during our holiday. The quick-fix bandaid solution lasted all of a few weeks before the noise complaints began again. We later found out from this neighbour that he'd reported this issue long before we ever moved in and it had simply never been sorted despite them having tenants move out and in several times.

I really don't know where to start with my frustration at Drivers and Norris and in particular Michael Porter who has actually raised the bar on the level of incompetence that was possible.Drivers were allegedly 'Managing' our block, but when Michael took over, the service they were providing became practically non existent.He would never respond to emails or phonecalls, and on the odd occassion when I managed to reach him, it was as if he had total amnesia on the issues that were outstanding and we had previously discussed on numerous occassions.We really needed Drivers to help us in a critical time where urgent repairs needed to be carried out on the property and were having dangerous affects on the building, but we could still not get a Section 20 sent out (after 18 months of trying) and even basic maintenance prooved too much for them.Managing agents are really bad, but Drivers have to be in the top 1% for completely negligent behaviour.

The experience with Luke and Reliable Homes was enjoyable from the very beginning. The agent is enthusiastic about his work and was very efficient in booking viewings for several places as my girlfriend and me needed to move ASAP. Luke has a good understanding of what his client might need at the moment and all of the places he proposed were great. We did not need much time to decide that we want to move on with one of the flats he showed us. As a couple that is experiencing moving in the UK for the first time, the agent explained clearly what the following procedures would be so that we are confident everything would be fine. With Luke's help, the referencing stage was quick and easy, which was important as we needed to move within a week. There wasn't any problems with the new place and all documentation is properly done. The care of the agency for their clients is brilliant as Luke called me to check if everything is OK several days after moving in. Would definitely recommend this agency!

Jakub Orna and Reliable Homes have been recommended to me through a friend of mine who has let a property with them in recently.
