I am extremely disappointed with my experience with Benham and Reeves at Imperial Wharf. I signed a rental contract that commenced on September 26, 2024, and despite this date passing, the property has yet to be handed over to me. The agency collected my rent and deposit, but they have failed to deliver the property in a habitable condition. There has been no clear timeline provided for when the necessary repairs and cleaning will be completed. This lack of communication and accountability is unacceptable, especially when I have work commitments starting this Saturday. The initial checks on the flat by Benham and Reeves were evidently insufficient, leading to significant delays and frustrations. I feel that I have been misled, and the agency has shown a complete disregard for their responsibilities as a letting agent. I strongly advise potential tenants to think twice before engaging with Benham and Reeves. Their service has been nothing short of a nightmare, and I am now left in a precarious situation with no resolution in sight. Please see the attached photos of the flat as received on the start date of the tenancy.

Moved in this weekend and needed to arrange an emergency call out to repair some bathroom issues. My property manager was off and Ajax immediately took over for the day. He was responsive, polite and helped sort things out. Whilst the repair will require a few more visits , it was great that Ajay sent someone over to resolve the emergency. I look forward to full repair and resolution. Ajay is very customer centric and it was a delight speaking with him!

This is the first time that I am using B&R and is a mixed experience. Finding the right property was very smooth and Giuseppe was excellent, from assisting me with the property selection to the arrangements with the landlord everything was perfect and I was very satisfied and happy with my new place. However, once I have signed and paid full rent upfront, things took a turn, from an administration error, that could've disrupted my move in date, to moving in and being left to own devices. Not being shown the basics, of keys, rubbish disposal etc, I had to find out all by myself, and was told to go to the concierge when I called enquiring for information. There is a long lists of repairs that needs to be carried out, including a very serious water leak that leads to electric cables that is still not fixed after 2 weeks, that I have to chase up.. So to sum it up, Lettings was excellent, full marks, however, property management, very disappointment and needs lot's of improvement in customer service.
