GoogleI have waited to write this review till our house sale went through with another agent. Here we go! We first used Stevens and Carters to list our house and the communication we received was absolutely terrible. Selling a house and buying another one should be an exciting time however in our instance it wasn’t 6 weeks into the process the few people we had come to look at the property were not in a proceedable position.We felt a bit of a loss about it all having seen houses sell in our area I made a trip into the office to discuss how we moved forward and was met with a very negative response. Yes I understand that they might be the market leaders in the area but that was not what I wanted to hear feeling very frustrated by the lack of communication we were receiving. We decided to move over to another estate agents and was met with a few very choice emails when giving our notice to Stevens and Carters. Within a week of putting our house on the market with the new estate agents we have sold it and completed within 11 weeks.

I must stress that over the seven weeks we marketed your property, no fees were ever invoiced or charged to you yet during this time, I provided extensive marketing at a higher than recommended asking price, at your request. Throughout, I remained professional, approachable, and compassionate in all our communications whether by email, in person, or over the phone.
My advice on pricing and market conditions was realistic and based on up to date Rightmove data, reflecting how the local market was performing. During the period your property was listed with us, we achieved several viewings and had genuine interest, including parties who wished to purchase but were not yet in a position to proceed.
It is worth noting that the buyer you eventually sold to could well have made their enquiry through us at that time if the property was under our care.
I am disappointed by how this situation has unfolded, but I remain confident that we delivered a professional, proactive, and committed service throughout.

GoogleBrilliant estate agents! I have been with Stevens and Carter for 17 years, renting out my Hailsham property with them, and latterly selling it through them as sole agents.
Throughout, every single member of staff I have dealt with has been unfailingly courteous and friendly, and the letting went without a hitch - there was never a period without a tenant.
The property was on the market for a fairly short time, and there were viewings from the moment it went on sale. Altogether what can be a traumatic and stressful experience was entirely trouble-free.
I cannot praise this agency too highly, and would not hesitate to recommend them to anyone in that area thinking of letting or selling their property.

GoogleI've waited 8 months to put this review up as I didn't want to just do it out of anger at the way we were treated and lack of professionalism. We were in the process of buying our forever home and, although not initially planned, put our current home on the market with Stevens and Carter as they were the agents for the property we were buying. The seller was aware of our situation changing and advised they were happy to continue while we waited for our property to be sold and at their request we instructed the land checks etc to be carried out with our solicitor to show we were serious buyers. We were on the market within a week and had 1 day of 7/8 viewings. We were in negotiations and had just accepted an offer a couple of days after the viewings when we were advised the seller of the house we were buying wanted to put it back on the market that weekend to see if they could get more money for it. Stevens and Carter had told them whilst updating them on our viewings that during negotiations we were "quibbling over £5000" so they didn't feel we really wanted their property, this was despite us spending out almost £500 on the solicitor doing the checks they had requested only the previous week. When asked why the seller was advised of the negotiation amounts and price, we were informed that they had a duty to the seller to disclose such information. If we had been on the market with a different agent, all they would have been told is that we were in negotiations with no figures disclosed. This was private information which we had previously advised we did not want disclosing. Stevens and Carter relisted the property and got the higher price (and commission) the sender was wanting - who by the way refused to refund us the cost of the searches they requested we do, showing exactly the kind of people they are. They also kept us dangling that they may still sell to us which the agent seemed to think was reasonable for them to do! As our purchase fell through we pulled out of our sale so as to not mess our buyer around as we had been looking for a suitable property for a number of years and did not feel it was fair on them or want to feel rushed into settling for another property. We did complain to the property ombudsman and had made Stevens and Carter aware of this. It was followed up on, but, surprise, all phone recordings hadn't been kept, so there was no evidence although the complaint will have been kept on file which is something. We would never buy or sell through them again due to our experience, and a number of people have advised me the same due to negative experiences with them. We have avoided looking at some properties listed with them because of seeing they are the agent on rightmove, which is a shame as we are still looking for another property. On a positive note Sam Townsend was always very professional & helpful but someone else in the team got involved and that was that. Too much information was disclosed and once the seller decided they wanted more money Stevens and Carter were not really interested in helping us resolve the situation. I'm sure they'll come on here and say different though. Previously, we have always used Crane and Co when selling our house and will do again in the future.
Our position did change as clearly stated in my review and this was disclosed as soon as we were aware to the seller. The issue, and main point of complaint, was the over disclosure of information.

Whilst we are always disappointed when anyone feels we have not delivered the service they expect and deserve, we would like to take this opportunity to respond to what we consider is entirely unjustified in the circumstances.
The overriding factor in the situation which unfolded, being that you advised us from the outset you were in a position to purchase without the sale of any dependent property and the Vendor accepted your offer on that basis. All subsequent events flow from that misrepresentation of your position.
Once the correct position was clear the Seller was understandably not minded in your favour and we were at all times obliged to follow their instructions. That said we 'pulled out the stops' to get your property on the market quickly in the hope this would assist in obtaining a quick sale to in turn, enable you to be in a strong position to proceed. There was no 'full' acceptance of an offer by you on your property which could be confirmed to the Seller within their required 'time allowance' and they were fully entitled to market further in what was, at the time an extremely fast moving and strong 'Sellers Market'.
Applicants need to be fully transparent and honest of their ability to proceed financially, when viewing and offering on a property, as given once the reality is ascertained by our 'due diligence' they create an environment of negotiation with a Seller which is detrimental to themselves. This inevitably leads to upset and ultimately not achieving what is desired, however, blaming others for the consequence of one's own actions is inequitable.
Clearly the Omubusman also viewed your complaint as unjustified, as it was not upheld the same.
We sincerely hope you have now found your 'forever home' and wish you well for the future.

GoogleWe were not impressed with the service overall. Our buyers solicitors were being very obstructive with not responding to our solicitors despite initially wanting a quick turn around.
We had no communication came from Stevens & Carter unless we contacted them and even then we were given the same information we had received on the previous call. I was at one point told not to panic (how rude). Nothing moved until we dealt with it ourselves. We only got a call from the agents 5 days after completion.

I am always sorry to read someone hasn’t had anything short of an amazing experience with us, because that is what we strive for. I more than understand the stress, difficulty, and impact of winding up a deceased’s Estate, though it doesn’t justify a bad review for situations outside of our control.
I have reviewed the file in detail and feel your comments are unjust.
As Agents we help liaise between parties co-ordinating the sale through to a successful completion, but with the closing of Solicitors offices over the Christmas period and the Site Manager, who is responsible for all sale related paperwork, being absent also over this same period and longer, we were limited to what control or influence we could have had. It wasn’t until they got back that we were able to push the sale to a completion, which was very frustrating but unavoidable.
Slightly against the odds, due to being the middle of the winter which is a more difficult time to sell this type of property, we still secured you a buyer within just a few weeks of the property being on the market which led to an Exchange of Contracts in just 8 weeks, two or more of those weeks either the Solicitors or the site manager were closed or away.
Overall, consider it to be a relatively speedy and successful transaction, which many of my other clients would love to have had.
You have mentioned that we didn’t contact you when the property had completed, however, I have checked our call history log, It shows Samuel Townsend called you on the 2025-01-24 at 13:52:56, immediately following the call from your Solicitor confirming completion had taken place.
You didn’t return his call.
