GoogleAvoid, extremely stressful and unfair experience over my deposit I rented a room through Angela Marden and unfortunately had a very negative experience at the end of my tenancy. I only lived in the property for six months, and I cleaned my room before moving out, yet the agency still attempted to charge me £150 for "extra cleaning". What shocked me most is how the evidence was handled. Their original claim only mentioned light dust and cobwebs. When I disputed that, instead of responding, they went silent for the entire 14-day period, long enough to force me into completing a statutory declaration, which required finding a solicitor to witness and sign the document. Only after my statutory declaration was submitted did the agency suddenly add new issues that had never been raised before: alleged food/liquid spillage, condensation, extractor fan cleaning, and water marks. None of these appeared in their original claim or even in the check-out report they sent me. Even more concerning, the photos they relied on were extreme close-ups, impossible to compare fairly with their much wider check-in photos. Some of the marks they blamed me for were clearly pre-existing or due to the property's condition (such as damp and rust). It genuinely felt like an attempt to retain part of my deposit by presenting the room in the worst possible light. Despite all my evidence, the DPS ultimately awarded 50% to each party. I respect the decision, but it was extremely disappointing given the effort I put into proving my case and the fact that I was only in the room for six months. The shifting claims and inconsistencies were especially concerning. This whole process cost me a huge amount of time, stress, and energy over a very small amount of money, something I now realise many other tenants also experience when reading about similar cases online. I would strongly advise future tenants to take extensive check-in photos (including close-ups) and be very cautious when dealing with this agency. My experience was stressful, frustrating, and, in my view, avoidable if things had been handled more transparently and consistently.

GoogleHaving not moved home for over 30 years, we were apprehensive, especially as the move was to a completely new area to us. We found Angela and her team very helpful. Vivien did the initial show round and was extremely knowledgeable about the local area. The whole process was stress free and the team were always available at the end of the phone for any questions that arose. Vivien personally met us at the property with the keys. The Welcome New Home on the front door, balloon and Prosecco were a lovely touch. We highly recommend.
Ah, we thought that banner and balloon would be well received, I'm sure it was a chore to get through the bottle of Prosecco though! GoogleMy wife and I have sold our property through Vivien, through out she was professional, honest and always gave us her truth. The service Vivien gave us was outstanding, she used her vast knowledge to great effect, especially when the chain we were in became difficult. Communication was very good, the office manned by Vivien, Angela, Anne, Carol and Jasmin was always answered in a quick friendly manner. Nothing was to much for this team to do to help us. GoogleI just wanted to share that this is such an excellent estate agents, I have rented through angela marden estate agents for about 4 years now (if not more!) Angela firstly helped me when I was really struggling to find a suitable place for me and my son and went above and beyond to help me in securing a flat. Initially all was well but when I raised concerns with angela about damp problems and other issues she then went above and beyond again! and helped me to get a house elsewhere in which I was ecstatic ofcourse! Since then any problems or concerns I have had she and her team has been amazing and then last year I received an email to say Jay was taking over the property I live in (managing it) and he too has been amazing, any problems I have had he has had them dealt with very swiftly and I haven't had to wait for any problems to be fixed, he is a very lovely person to talk to and very friendly. Overall this is definitely the estate agents to rent with, they always go above and beyond for everything and deal with problems very quickly I couldn't be any more thankful for everything. 😊

GoogleWe have used Angela Marden's agency on a couple occasions and have received excellent service. We were fortunate to be able to use them again over the last two days and, yet again, we have received first class service. This time we have been viewing a property on behalf of friends, who are living away and are unable to get to view the property themselves and we have been assisted by Darren Raper. I think that I'm right in saying that Darren hasn't been with the firm that long but he certainly knows his job. He made sure that we were fully briefed and had a really good knowledge of the property that we were interested in. He had the answers to all of our questions and this resulted in him making contact with our friends and they have made an offer that has been accepted. A great result. Thank you Angela Marden and thank you Darren.

Angela Marden looked after us from our first enquiry into moving, to the day we collected the keys to our new home! Selling our home was much easier and straight forward than we thought, thanks to Angela Marden who organised all the viewings and were so quick at communicating. Anne is so knowledgeable, professional and straight talking which was perfect when we encountered some delays along the chain. However, when we got the keys and a lovely congratulations from the team at Angela Marden on completion day, the nerves of navigating a move with a family melted away and we felt so excited to start a new chapter!
