GoogleYour real estate nightmare come true. Their only talent is to have written a contract that deprives you from all rights and washes them of any responsibility. They failed to inform me that my tenants had given their notice for 6 weeks and after telling me that it was down to their mistakes told me they wouldn't compensate me for the missing rent. They have also refused to refund me for the management fee of the next 4 months during which I won't even have a tenant! An absolute shame for the profession, only interested in sucking money out of landlords and tenants alike.

GoogleI had a very good experience with this Atkinson McLeod office branch, very professional and kind. The agent who was assisting us in our property hunt, Vincent Bronhard, has been very helpful, professional and really careful listening to our needs, trying to fit them at best. (Several of the other agents I dealt with were not so caring or receptive but mainly pushy.) So, we really appreciated his and I believe the whole office professional skills and attention to customer and therefore I'm confident suggesting them.

GoogleI had a very good service with Claire Oki. She was highly professional from day one of meeting her at the office. She did really try for me to get a property for rent but the bidding was high and unfortunately she failed to secure one for me. I am not flattering but i have never met an estate agent before who was friendly and helpful like Claire. Even though I got another property the one I am renting right now but I believe in future I will use Atkinson McLeod again when I will be looking for a property to rent.

GoogleHighly disorganised and unhelpful letting agent, the worst I have experienced in 20 years as a landlord. Yes they have a large flash office on the high street but don't let that deceive you, they are lazy and disorganised virtual thieves in suits. For the service provided to both landlord and tenant their fees are exorbitant and they do not put in the slightest effort to answer a simple question once they have collected their fee. You can do better for yourself than use this company, go elsewhere.

GoogleAs a landlord, I cannot warn you against Atkinson McLeod in strong enough terms. A terrible experience that left us out of pocket.
They struggled to let the flat, had a strange sales patter that included describing a double bedroom as “small” and “suitable for a newborn baby”, they kept arranging viewings on minimal notice and at times we told them were unsuitable (as a baby was sleeping in one of the bedrooms), they didn’t vet the prospective tenants first (meaning that we wasted time with viewings for people who clearly could not afford them property) and they made the whole experience far more hassle and stress than usual. The eventual tenants were people who simply saw the property on Rightmove and I showed them round. They were the only people that I personally showed round and the only ones to put an offer in. Of course, that could be coincidence.
They also failed to get the tenant to sign a renewal agreement, leaving us exposed to the tenant leaving on short notice, which they did, leading to an avoidable void period that cost us income. They took almost a month to send through the check out inventory (and only after being repeatedly chased), leaving the tenant without their deposit refund for an unnecessary length of time.
During the tenancy, they placed the property on Rightmove, despite the tenants still being occupation. This may have been to lure potential tenants to contact them using a non-available property, or it could have been a simple mistake. Either way, we had to reassure the tenants that we were not trying to market the property from underneath them.
Most materially though, considering the amount paid to them by me and their duties as agent, they consistently worked for the tenant against me. I often found myself negotiating against Atkinson McLeod as they represented the tenant’s interests. For example, despite being very clear what furniture was staying, Atkinson McLeod promised the prospective tenants a brand new sofa, table and chairs. I was not told this until the tenants queried the items on moving in. It was clear that Atkinson McLeod had said whatever was necessary to get the tenants in. But it was me who then had to negotiate with disappointed tenants and ended up £800 out of pocket with the burden of shopping for new furniture and finding a way of selling the old, perfectly good, furniture. Further, despite asking to see the contract a number times, I was only first sent the draft tenancy agreement on the day that the tenants moved in, after they had signed it. Atkinson McLeod had included a special provision that we would paint the property for the tenants if they asked us to. The property was freshly painted. It took about half an hour of negotiating with Atkinson McLeod to get that term removed. Despite being my agent, they did not want to have to go back to the tenant and ask them to resign the agreement.
I used them once for one 12-month tenancy. I won’t use them again.

FacebookHad a terrible experience with this estate agent just over a year ago. I can only reiterate the other reviews made below in regards to their lack of communication, completely apathetic attitude and extortionate fees. They broke clauses in our contract several times to the extent that all tenants involved decided to move out of the property early due to the amount of stress caused. I would highly recommend submitting a complaint to The Property Ombudsman if anyone has had trouble, not only to perhaps be compensated but also to show that agencies cannot continue to operate like this.

FacebookThe slogan of this agency is «build on trust and transparency ». Beware, as not the case at all. After a sale is made, good luck trying to reach them afterwards. Landlords beware as Atkinson McLeod charge “renewal fees” for doing no work at all, so make sure they clearly detail in the contract what charges are applicable against which services. Terrible experience. Have now found estate agents that do not apply such a fee and are actually fair and transparent. Will not use again and do not recommend.

FacebookIn many cases members of staff at Atkinson McLeod know significantly less than the tenant - in regards to letting rights and contract law. As soon as you've paid their large fees and signed their contract you're merely worth their time and acknowledgment. You'd be extremely lucky to even get a call back, let alone be rewarded with a solution. I warn prospective and potential customers of AM to steer a sharp left turn away from this company for a multitude of reasons, doubting I have the character count to explain them all properly.

FacebookDear Tenants, it has nw been 5weeks we left the property. The check out report confirmed no deductions were needed and the landlord agreed. The agency has still not given back our deposit. They went over the 3weeks deadline (as per contract) by two weeks already and do not seem in any rush to give back our money! I’m going to skip the poor service we received from this company since we paid to move in but this experience should tell you what kind of agency you’re about to deal with. Save yourself some frustration/anger by not using them.

GoogleHORRIBLE EXPERIENCE
- They issued us 5 wrong contracts before we could sign the final one
- The day our tenancy started and we picked up the keys the office had lost them!
- We had to get a key off an agency the landlord had used previously, who warned us that they had dropped him as a client because he could not supply the necessary paperwork
- When we moved in there was no key to lock the back door, we property was unsecured
- The rubbish that was supposed to be removed before move-in in our contract was still there, the whole backyard was full
- We were getting complaints from the council because of the flies but could not get it removed by them for free because the previous tenants had used up all their free annual collections
- Our landlord was not in touch with us and failed to meet the contract and fix the outstanding repairs
- The agency did not help from the point we signed the contract and reminded us that they are LETTINGS ONLY
- The property was bedbug infested
- We moved out early and still haven't gotten our deposit back after 6 months
- Our landlord had registered our deposit but not payed it into the scheme which we have found out recently so we are having to go through the insurance to get our money back
- Although we complained about our landlord he has been taken on again by Atkinson McLeod

GoogleThe worst agency I have ever dealt with, not only are they super un helpful, but I have moved out in February and we are now in June and I have still not received my deposit. Not only are they unhelpful but the most disorganised company I have ever seen. It’s a shame there isn’t a 0 star option, because the way they treat people is disgusting. Go somewhere else, unless you want broad daylight robbery.
