Drove 5 hours from Manchester to view a property. When I got there I was told the viewing was cancelled and they tried to phone me but didn’t get through. They LIED, I had no missed calls and they didn’t think to leave a message. Disgusting.

Guildford Estate Agents have a lovely team of people they are so friendly and helpful. When I had specific questions about certain properties in and around Guildford that I was looking to rent the answer they gave me to my questions were so in depth and detailed! I had full trust in them that they would find the right house for me and my housemates and they did. I couldn’t recommend Guildford Estate Agents more 10/10 service

Our tenancy managed by Guildford Estate Agents was marred by communication issues and a lack of professionalism. Communication breakdowns were routine, with unanswered emails and unattended appointments. No clear way to handle emergency situations as there was an unresponsive emergency contact number. We did not feel that the landlord was being made fully aware of issues with the property.We were subjected to rudeness and condescension by the Director and Manager, and the agency's focus on landlord interests over tenant needs and rights under contract was evident. Not least issues we faced with central heating over last winter when we had a newborn baby and were told that if no fault were found we would have to pay for the engineer call out!This experience forced us to seek alternative accommodation due to stress, highlighting the urgent need for improved communication and tenant-focused service from Guildford Estate Agents. Our hope is that future tenants are spared such a frustrating and disheartening ordeal.The number of 1 star reviews speaks volumes.

absolute nightmare

absolute nightmare, rented a property through Guildford Estate agents for 7 years, nothing but stress from start to finish, we had water leaks and damp the whole time we were living there, we had to purchase a washing machine because they wouldn't respond to any emails, it took 2 years of chasing and calling before they finally replaced a broken cheap electric stove, the replacement was even worse than the original, even then it took a further 6 months, we had to replace the broken front lock in full as they would not replace it, it cost us £500 as an emergency call out because we were locked out.I have never come across such dishonest people in all of my life, every time I reported something they took advantage of the report they would do an inspection of the whole house like a court order, almost like a punishment, one chap came there ones and was opening the cupboards asking what was in them?? then they would ignore the original issue and do it all again a few months later when I would make the same report about the ongoing issues, they always used different names and emails in corespndance to confuse you as if they had hundreds of people working there, so you always had to explain everything again and again and getting no where. 7 years In a roll the gas safety certificate man would advise them to get a carbomonxide alarm, its in his reports, but they had ignored it, I didn't realise this until the last 6 months of my tenancy, how shocking is that???? now they are holding £2400 deposit, after I left the place in immaculate condition, they even said it themselves when I handed the keys back, they refuse to answer the DPS, so now we are having to go through a whole different process of stress and disgraceful lies,in the fake inventory they did when I was not even present, they have claimed for things that was already there before I moved in. do not trust this company.

I was told not to go through this agency. I witnessed the ignorant behaviour towards to someone I know. They are leaving people live in misserable conditions of the house. I cannot imagine that my landlord will behave same way towards to me. If you don’t wish to be disappointed, find another agency.

The house was in a horrible state when we moved in: cupboards full of rubbish, stains on the counters, black marks on the walls, bunch of rubbish in the garden. Communication is just awful. We had problem after problem with our facilities and they were always slow to respond and deal with it. It's been 5 weeks since we moved out and there's been no communication as to when we're getting our deposit back. The typical taking-advantage-of-students-who-don't-know-any-better kind of estate agents. Please just avoid at all costs if you can help it.

By far the worst letting agents I've ever had the misfortune to have to deal with. If you find a property to rent through these guys AVOID IT AT ALL COSTS. me and my children are still recovering physically from the poor conditions of our old flat. We had begged them for years to sort it out and they never bothered. We've moved away now thank god and they've been trying desperately to get our new address and refuse to disclose why they need it. They would show up unannounced to "inspect the property" (once they turned up at 7.30pm!!!) They do not care about their tenants or how they live as long as they get paid. I wish I'd read Reviews for them before we moved in.

They are very good at cancelling bookings at the last minute without realising the significance of your time and the pain you have taken to reach down to the property. In my case they booked me for a viewing and then confirmed it as well but just two minutes before the slot they showed their kindness and informed me about the cancellation.

Really poor communication, property given to us in a really dirty condition. Problems rarely dealt with and if they are, then they take far too long (left with a broken front door and no promise of fixing it for months). Never really seemed to deal with the same person more than once and legitimate concerns often went ignored. Organisation seems to be lacking and working with this agency was difficult and DEFINITELY NOT recommended.

Dont rent with this agency.Hard to deal, everything takes over 6 months to be sorted, without heating over 2 weeks in February, massive water leak not fixed after 5 months.When you call they hang up the phone.when eletricity doesnt work sending you long letter how to change a bulb.Avoid if you dint want permanent stress!!
