The team at Cavenders are exceptional. There is no other estate agent in the area that has such a lovely team that clearly work very well together. It shows when you are using their services that it is collaborative and you are all trying to achieve the best possible outcome for their clients. I rented out a property through Cavendars after being let down by a big corporate Estate Agent in Guildford for MONTHS without any legitimate offers. However, Cavenders had the property rented within a WEEK of it being agreed to rent through them. They had clearly thought about who the property would be suitable for, which is a major issue I had with the other estate agent. Any issues with the maintenance, the team (in particular Sarah) were quick and communicated well as to what needed to be done. Josiah was also very helpful at the end of the tenancy and dealing with my many, MANY queries - thank you for being patient with me! When it came to selling the property, we had some difficulty with a buyer and there was a strong possibility that we were not going to complete. Aaron and the team were so proactive that within a FEW days of this issue arising, they had taken another potential buyer to the house and I had another offer on the table. I think it is important to note here that I hadn't asked for another viewing but Aaron saw a potential problem and solved it without me having to worry about it. To me, this is the best customer service and experience someone could have with any company. I highly recommend to anyone who is looking to buy, sell or rent (both landlords and tenants) in the area to please visit the team at Cavenders. They are better than any estate agent I have dealt with before and I know that should I need an estate agent again, I am calling Cavenders first. So far so good. It's really good to find a local agent that cares, with a decent back office that are efficient and understand the local market (rather than one that had their back office 30 miles away and brought plumbers in from central london to fix a tap!). After our last experience with some of the other letting agents in Guildford I think we've found a gem!, thank you Laura-Jay and team for looking after us. Update - a couple of months in, and a minor electrical issue has been sorted very quickly and effeciently by Sarah and team, at a reasonable price. Such a big difference to dealing with the bigger "posher" Guildford high street names.

Cavenders is an extremely helpful and useful state agents to find houses to rent. They have helped me try and find houses for about 4 months and never stopped to make sure that they will find us the perfect house for me and my friends. They are friendly, reliable and extremely helpful. The team is a wonderful, supportive, kind group and I feel like they was always there when I needed them and demonstrated a great sense of compassion and kindness which I will never forgot. I would like to just a huge massive thank you to the entire team, but specifically Aaron and Sue for not giving up on finding our house. Awful experience. Matt was aggressive and rude and emailed me to say I had agreed to buy the property on a ‘as seen basis’ when I had never even heard this mentioned before. Definitely avoid. Amended to add after the non apologetic response from Cavenders. Yes I pulled out because the house had more issues. But my problem with Cavenders and Matt generally is he lied. I can show emails where he states this was sold ‘as seen’ but that wasn’t even remotely true. Also Cavenders reassured me the basement was tanked. It was the first question we asked via solicitors. And your vendor was evasive. But as we discussed that wasn’t the only issue. The roof needed urgent repair and the chimney stack had been removed with no building regs as well as a whole list of internal safety issues so I don’t know why you’re focusing on the basement. But you as estate agents were appalling and unprofessional. I note you don’t address my actual complaint which is that Matt was aggressive and rude. Still no apology I notice.

Where should I even start? Maybe by saying Cavender is hands down the worst estate agency I’ve ever dealt with!!! For context, I’ve been living in the UK for a few years now, and this is definitely not my first time renting through an agency. Two of my friends and I rented a property with Cavender (our agent was Tom) in August 2024, and I honestly cannot describe how awful their service was compared to other agencies, like Fox, who were miles more professional and responsive. From the very beginning, things went downhill. The viewing was rushed, we barely had time to properly check the property, and during the contract signing it was painfully clear they had no real understanding of rental laws, especially when dealing with international tenants. We all had non-UK passports, and they seemed completely confused about what to do. Once we moved in, things got worse. We had to chase them for weeks to get the inventory list, sent multiple emails that were ignored until we finally got a response. The house itself had numerous issues (many of which we only discovered later because of the poor information given by their agents). Unfortunately, since it was the start of the academic term, we had no choice but to stay. To make things worse, Tom repeatedly pressured me to leave a 5-star review for him so he could win some kind of monthly prize. He even messaged several times just to follow up about the review, while completely ignoring our messages about actual problems with the property. I felt like I had to do it at the time out of fear it would affect our tenancy. Now that we’ve moved out, I can finally say this: shame on Cavender. Absolutely unprofessional, unresponsive, and inconsiderate. I wouldn’t recommend them to anyone, even if you’re desperate for housing in Guildford. Save yourself the headache and go to literally any other agency.
