Firstly, it's important to clarify that taking holding deposits is a standard practice in the rental industry to secure a property while referencing checks are conducted. As part of this process, tenants are provided with a receipt outlining the terms of the holding deposit, which includes the condition that the property remains available subject to successful referencing, and in the event of failed referencing, the holding deposit is non-refundable.
During the referencing process, we encountered delays due to the time it took to provide necessary documents and complete reference forms. Additionally, discrepancies were identified in the information provided regarding your household's income, which impacted the referencing results. We communicated this to you in writing, highlighting that the withdrawal of two individuals from the referencing process could affect the outcome.
Despite these challenges, we endeavoured to find solutions to proceed with the tenancy agreement. We suggested alternatives such as providing a guarantor or offering to pay more than one months’ rent in advance, however, you did not agree to these options.
We regret any inconvenience or disappointment this may have caused you. Our aim is always to facilitate a smooth and fair rental process for all parties involved.

GoogleI rented my 4 bedroom property through SAB ESTATE agency. Their staffs are quite professional and helpful. I have not had any issues with them in last 10 months. There was a problem regarding the council tax of the property which was inherited from the previous tenant, although that problem did not have to do anything with SAB ESTATE, their member of staff did everything they could to rectify the problem.

I put my property for sale with SAAB Greenford office on initial meeting sale agent very polite , young We talked and I explained all details and positive and striking features about my property to be explained to viewers I even email and WhatsApp the sale agent those points .He promised he will use these positive features and why this property was different . During three months periods I sent two undercover viewers and the feedback from those viewers were shocking - The sale agent didn’t even and couldn’t answer any challenging question which I already had discussed with state agent and he even went to other room being on the phone The viewers challenged him why was this property different ? He couldn’t reply none of those viewer questions . This was confirmed on two occasions . Unfortunately I had to take the property off them and let it back as I lost the sale window because of incompetence of sale team . On one occasions the viewers said : the sale agent not only didn’t /could not answer any of their question but was in hurry how to get them out .
I had same property on rent with same agents - the renting team behaved as school teens who charge you money but anything happened leave it between the landlord and tenant The renting team was not taking no initiative . I paid £130 as per their advice for as they pushed me too much for it for tenant check in and check out despite all the check out details written - broken staff by tenant They present it was not their job and mine to sort it with tenant . I think that office is the worst estate agent I came across in 15 years .
