What to say about this agent? I had the most unpleasant and unprofessional encounter over the period of 18 months living at the property rented by Sab estates. Prior to me moving in I moved into filthy house that I had to appoint professional clean of the property myself, they took my money upfront and didn’t even bother to clean the place for the new tenant, when I approached them they’ve told me once I leave to leave the place in same state( filthy) but I thoroughly clean the place when I moved out because I was afraid they would keep my deposit money. Their stuff Hawleen is so rude, unprofessional and careless with concerns I was having whilst leaving there as a paying tenant, paying my rent 6 months in advance, always on time, they didn’t even come to resolve any of the issues I had over the period of 18 months, instead I was harassed right until I moved out of the property to being asked and accused of not collecting landlady( tenant of Peabody) personal mails. What am I? A postman! This agency is so appalling,they let landlady increase my rent by 10% after 1 year period, and when I signed a new agreement with increased rent payment 2 months into my agreement they gave me an excuse that the landlady had family emergency to move back into the property but instead they chose to hide the fact that I was kicked out so they can get the new tenant in!!! This women Hawleen had question my personal possessions being present at the property and belittling me as a human being. If I had the option to give 0 I would rate Sab estate -1000!

There's no nonsense with Manu. He's that rare estate agent who prides himself on skipping the BS. He works ridiculously hard, and got me the full asking price and fully checked the tenants. Manu went above and beyond what you might expect from an estate agent. Very positive letting experience with Sab Estates, who have been reliable and helpful from the start. As a tenant I know how difficult it can be communicating with letting agencies, but I am so happy with this one! They never let me down, always helpful and so friendly. Helped me out with all the paperwork before renting my apartment, they answered all my questions to which usually I heard “I don’t know” from previous agents. Ruby is such a lovely person!
