James Le Grove of Brian Cox did an excellent job at handling the sale of my property. It wasn't the smoothest sale, as the first buyer unfortunately pulled out making the process longer and more stressful than expected. That said James was great throughout always communicative, reassuring and proactive in getting things back on track quickly. His persistence really paid off in the end. He provided excellence service and I wouldn't hesitate to use him again or recommend him to others.

I can’t thank the team at Brian Cox enough for supporting with our property sale. They have been professional and supportive throughout the whole process which can be really stressful at times. They are quick at responding and willing to support / resolve any issues or queries that come up. A huge special thank you to James Le Grove and Rachel Jones, you are both amazing! Highly recommend Brian Cox for your property needs.

I bought my first home from Brian Cox in 2020, and recently sold with them. I returned to Brian Cox as from my previous experience, I knew they would be reliable and trustworthy, and that they were. A massive thank you to Daniel, Emma, James and the rest of the Sales team at Greenford for your professionalism and for helping keep the entire process together. Many thanks, Leah

I am providing a review as a buyer which may provide useful insights to buyers, and also to sellers’ to know what is affecting timelines on the other side of their sale. Unfortunately I have had a very stressful, time-consuming and overall negative experience of working with Brian Cox. Whilst all staff I engaged with were friendly, I found the actual service provided to be lacking in numerous areas. The exceptions were when I briefly got to work with Paul Budd and Rachel Jones who were both good. 1. Communication: As a buyer, there were some weeks where I was unable to get in contact with the team member that I needed to. This was because people were on annual leave or on their non working days (which is of course fair!) however other staff members were unaware that they were, and would still say that they would get them to phone me back that day. This of course caused issues. It would sometimes take speaking to multiple people to identify that the person was indeed off and could not action my request. Brian Cox would benefit from having a centralised calendar so that they are aware of who is working on what days and so they are able to inform buyers and sellers when trying to get in touch with their agent. Additionally, although I was informed that Brian Cox do use a task management system to log actions needed against different properties, it did not seem like this was utilised by all members of staff. This was problematic when an action was due to be completed by a staff member who was off and because they had not handed over the work/ an action was not logged on the system, a number of staff I worked with did not feel comfortable completing at action in the absence of this. Alongside this, only some members of staff have access to their internal portal and can carry out actions such as removing a property for sale from property websites. Therefore if one of the few people were on annual leave sellers’ properties (in my experience) was left on the website for longer than agreed between the buyer and seller. Another issue was a severe lack of responses to phone calls as agents are out doing viewings all day. This would not have been so much of an issue if emails were replied to. However I was informed by my agents that because they are so busy they don’t usually get to reply to these. It took me two months to get a reply to an email thread (which was from Paul Budd). My advice would be to not expect messages over email have been received and acted on and instead keep trying on the phone. Together, Brian Cox’ communication issues had negative consequences for me as a buyer, and as a result I came close to having to pull out of the purchase. 2. Completing actions: I found it quite misleading at times when members of staff would say they had done everything they could to resolve an issue and it could not be resolved for x reason. However, when Paul was available he was able to resolve the issue quite speedily. This raised concerns for me about the capability of the other agents. 3. Other contributing factors towards delays: I sense that the team’ s workload is greater than they can manage as on numerous occasions staff members informed me of how busy they were and that was why emails were left un responded to and actions were forgotten about. Overall, unfortunately the agents (aside from Paul and Rachel) lacked the skills and resources to provide a satisfactory service. As a buyer, be prepared to consistently chase and do a lot of handholding with the agents to progress the purchase and ensure Brian Cox are not causing preventable delays.

Azi and Abdi provided excellent service…

Azi and Abdi provided excellent service throughout the sale of my house. As a first-time seller, I especially appreciated the clear and comprehensive information they gave me from the start. They were efficient too: the brochure was ready the day after the photos were taken, and my house was on the market promptly. Viewings began the following week, and Azi and Abdi kept me updated every step of the way. They were always approachable and happy to answer any questions I had. The sale itself was smooth and uncomplicated. I highly recommend Brian Cox North Harrow and particularly the work of Azi and Abdi.

Brian Cox & Co (Oldfield Lane North, Greenford office). We were downsizing after living in our home for 27 years and were understandably nervous about putting our home on the market, however, we need not have worried because, from the first visit to our home, Daniel Jed put our minds at rest. Out of the three estate agents we received valuations from, we decided to go with Brian Cox and Co and we were not disappointed. Daniel, and his staff, Emma Gerald, and Kinga Andrasik were professional and knowledgeable in answering all of our questions. They kept us updated at all times via phone and email. Putting our home on the market to selling our home, took just over two months and this was due to the excellent service they provided, so, therefore, we would not hesitate to recommend them to family and friends. I had a pleasingly positive experience with Emma and the team ( James and Abdul) during the sale of my property. Their knowledge of the properly market in Greenford is sound. As a new mum, they were very understanding of my time and capacity constraints and as such went the extra mile to ensure the property was marketed well and to assist me as the seller. They found a credible buyer and negotiated an agreeable deal within 3 weeks of it being on the market. Throughout the conveyancing process Emma was very responsive often chasing matters and following up in a timely manner.

USELESS

I hv given them the lowest rating only because I had to tick one to move on..right from the beginning of listing it was all downhill service from them..data check/credit check, ridiculous..I never even got a name of the company that was dealing with this like the guy above did dated 3 July..I was asked to show potential buyer’s around property for couple of viewings and even when agent showed them around he would rush off before speaking to me ..one time even leaving viewer with me.. no regular courtesy calls to update me..I would get a call after a visit encouraging me to lower my selling price after just 10days on market.. had other offers that as far as I'm concerned were not put forward to me.. the whole experience was so stressful that after sale I held back payment of their 1% fee... I had to involve the Redress Scheme they are members of.. .. remember Redress work for them and not you.... this disagreement went on for 5months ..conversations I had with Redress was all Brian's sided.. they offered a 0.75% fee ..then another lower fee then another to resolve this.. after court threats I decided to accept 0.63% fee as I needed an end to this. Brian cox Northolt.. jeff.OSullivan manager knew the wrong doings and total lack of service of my property they did not provide.. I never did know the true value of my property.. Readers.. remember if you do not get 100% service you should get, refuse the agreed percentage fee. if Brian Cox know they have provided the 100% service and followed all procedures correctly they will not offer a less fee....Jeff??? After paying the 0.63% fee I never received any acknowledgement for this payment... again, great lack of service Brian's..

Extremely Disappointed with Brian Cox…

Extremely Disappointed with Brian Cox Estate Agents and Goodlord Credit Check Process I am writing to express my profound dissatisfaction with the service I received from Brian Cox Estate Agents, specifically regarding the handling of my credit check through an unprofessional company called Goodlord. My experience began with persistent technical issues on Goodlord’s end. Despite using both my iPhone and PC, I encountered the same error repeatedly with their open banking link. This frustrating issue forced me to share my bank details directly to verify my income. After submitting my bank statements, I was met with inadequate communication and unprofessional conduct. Despite my patience, their lip service and delay tactics wore me down. My frustration peaked when I sent the following message: "This is still not sorted. I have been trying many times. I sent you the bank statements and everything you asked for, and you are really getting on my nerves now. You got the bank statement; examine them and give me the outcome as soon as possible as I gave notice where I currently live." Their response? They failed me on the credit check and pocketed almost £500 of my money. Following this, I reached out to Paul at the agent office, who promised to intervene and try to resolve the situation. Yet, I have received no further communication. In summary, my experience with Brian Cox Estate Agents and Goodlord has been nothing short of a nightmare. They are time wasters who offer unprofessional service. I strongly advise others to avoid them to save both time and money.

Avoid at all costs

If you want a professional estate agents avoid Brian Cox. I've rated one star as there is no option not to provide one but this is too high of a score. The initial quotation went well and I was extremely enthusiastic about the selling process. Sadly this has not been my experience, continually having to call for updates and being confronted by excuses and deflection. Communication in any profession goes along way and with an estate agent/vendor relationship this is key to ensure a successful sale. After being listed with the agent and disappointed with the lack of professionalism shown I requested a call from the director to see what resolutions could be established. Due to the lack of accountability and deflection observed during this communication when asked what I want I requested a delisting. I shouldn't be shocked but the response was "it's done". The director himself did not even try to negotiate or provide a resolution to keep my custom he instead deleted my contract and listing on the portals. If this is the behaviour shown by the lead of the organisation then I am not surprised why the lack of professionalism is evident. If you are looking for an estate agent that is proactive and effective at communicating Brian Cox is not that!
