We used not only their realty services but also their mortgage advice service. They were there to support us and guide us the whole way. Communication was open and occurred on a regular basis. This review is split between the sales and lettings sections of the East Kilbride branch. With regard to letting, I initially was going to let one of their properties until I found something suitable to purchase and overall, I was very impressed with their service and professionalism in dealing with my inquiry - in fact I would go so far as being pleased to recommend their letting services and staff. With regard to the Estate Agents side of things, I'm afraid I wasn't so impressed. After initially signing-up to one of their 'special offers', by the time my home was sold, it transpired that their overall fees were not really discounted at all and in reality equated to typical charges from the larger better known chains of Estate Agents. Had I realised this at the time, I would have opted to go to a large more established Estate Agent and got better coverage for the same fees. Overall, their services were acceptable though nothing to write home about but there are much better deals available on the market through larger Estate Agency chains who also provide much better coverage.

If you like efficiency, look elsewhere. Angel Lets will gladly tell you that issues will be fixed before you even move in, then take 3 years to not fix it. When you tell them that you have no hot water, nor a shower, they will stall for nearly 6 months, then tell you that it isn’t urgent because there is apparently no hygiene concern, despite one of the tenants working in a hospital during a pandemic. They will struggle to get anyone to do any work because they withhold money from the tradespeople. When you finally escape, they will claim that there has been no mail delivered for you, when you know confidential documents have been delivered, and despite there being 21 letters piled up waiting for you, including a summons for jury duty putting you at risk for a £1000 fine (Royal Mail get 20% of the blame there). If it wasn’t for the new tenant reaching out to reunite us with our ‘missing’ mail, we would never have received it. Before moving in, we informed them that the kitchen tap wasn’t attached and that it leaked. Not fixed after nearly 3 years. At the same time we noticed that the patio door didn’t lock, which invalidated our insurance. This was still not fixed when we moved out. We were told the flat would be clean for us moving in, but the bathroom was mouldy and there was caked on grease in the kitchen. Days after moving in, we told them the cold tap in the bath didn’t work. Guess what? Never fixed. Six months in, a leak from upstairs damaged the kitchen ceiling. We were told it would be fixed and it never was. Around the same time, the bathroom radiator started leaking and had to be turned off - it wasn’t fixed until 2 years later and after having caused damage to the bathroom due to dampness. In October 2019, they were informed that there was no hot water. After no timeline for repair we offered a solution - my brother is a plumber and could fix it within days. They declined. They finally sent a plumber who confirmed the boiler needed replacing, after a 2 week wait. They were reinformed that there was a hygiene issue and they claimed “since you have access to a shower” that there wasn’t one - this was despite them being told weeks before that we didn’t have a working shower nor hot water. The boiler was eventually replaced, but there was no working shower until after a pandemic was declared, I threatened to escalate, and started to withhold rent. Angel Lets are a shambles. They are quick to take money and put the safety of tenants at risk, all the while claiming that you haven’t told them about issues or claiming the issue doesn’t exist. I wouldn’t wish them on my worst enemy, as even they are entitled to a door which locks and a working shower and heating. If you are unfortunate enough to deal with them, only deal with them via email, as they will claim communications never happened.
