The sale of the property completed successfully today. A great deal of credit is due to Laura Simpson and her team at Angel Homes (Scotland) Ltd for all their efforts in the process. From first contact, signing them up as my chosen estate agency through to their marketing the property in the best possible presentation has been superb. They also managed the viewers, and presented valid offers for the property to me in a timely and professional way. Even after acceptance of a firm, valid offer, they continued to oversee the solicitor inter-changes and kept things on track, smoothing the way to a successful completion. In short, they performed famously, and I have no hesitation in recommending Angel Homes. Definitely a 5 star agency with 5 star performance.

Although we did not sell through Angels the advice given with regards to some issues with our own sale was invaluable and helped massively with getting in to our new home on the date agreed. Lynn was the selling estate agent for when I was purchasing a property over in Blantyre. It's fair to say that without Lynn's calm and collected approach I would not have the house I do today. She is exceptional! Collaborative in every sense and forever making me feel as if I was her client. I've recently rented a property in East Kilbride with Angel Lets and they have been incredible. Moving around 500 miles to Scotland was always going to be complicated during the pandemic, and a lot of estate agents were putting barriers up making it impossible, but Lynn, Janette and the whole team were nothing but helpful. Finding the property with only a week before I had to move, all the paper work was completed with two days to spare. If you value your property avoid using this agent. To put this into context i have listed below some of the issues that have now promoted me to put this review out Tenant Poor background checks - in the first year the tenant consistently failed to pay rent in full. I had to chase AL to chase tenant for outstanding money. Additional occupiers- tenants partner moved in without consent. I had to inform AL of this. Tenant then requested they be added to the lease. It’s was agreed that this would only be considered subject to relevant checks. AL proceed to add partner to lease without my formal consent or sharing the results of the checks or advising me that this had even occurred. Rent Review - I had to highlight to AL the property was under rented following after three years of occupation. No real guidance given in regard to what level we should increase to. I provided them with rental comparisons. No update in tenants' feedback following notification of rent increase. Property inspections (AL paid to manage) No consistency to the property inspections both before Covid and after restrictions lifted. No images of provided following inspections despite repeated request over the a five year period. No images sent following water ingress damage to kitchen. Fees - Management fee increased without notification. Management Despite paying Angel Homes a fee I had to chase to instruct a Legionella inspection. Damage to a fence reported to AL by tenants was not reported to me and when it was finally brought to my attention took me three months of chasing for them to admit nothing had been action. Despite a no pet policy in my property i informed AL they had moved two dogs in. Despite asking AL to remind the tenants the garden was their responsibility to maintain they allowed the garden to fall into disrepair. The tenants have now moved out and having inspected the property I am was disgusted how my once pristine property now requires a complete refurbishment. Now whilst I appreciate there will be maintenance required when tenants move out I do not believe having to replace an hob, a window, a back door, a fridge, blinds and curtain poles. We have also had to hire a company to remove 40 black bags of personal items, furniture, 40 + bags of garden waste, a shed full of house waste and a trampoline. I would like to say this was an isolated incident however we are aware of another property they ‘managed’ and the exact same issues occurred. Hope this is of help to anyone considering using these agents.

Letting agents don't even know what's in their own contracts, don't take Inventories of properties and many more mistake by Angel Homes. I had to take Angel Homes to a tribunal and that's when you realise they know nothing about letting agency. Cutting too many corners. When we rented the property from Angel Homes, the property was in such a state that even the landlord was shocked that the property was let out in such a state. We spent a lot of money doing up the property and since giving up our tenancy we have had problems getting our deposit refunded, they wanted to charge us for decorating and yet we have an email saying we could decorate it ourselves in time, accusing us of taking part of there lawnmower which was still there, that just to name but a few things. The property was left in immaculate condition. They don't even have the professional courteous to return emails, always going to get in touch.

Viewed a property with them on a Friday. Put down a deposit to hold the property while we worked out the application process. There was an irregularity with our application so we had some questions we came back to them with. They went silent for 24 hours then got back to us saying they'd let the property to someone else, despite the deposit. We gave them the information to return the deposit and we still have not yet received the deposit back a week on. They lack professionalism during a time period which is highly stressful for most people. There are plenty of other property management companies in the area. I would highly suggest working with one of them.
