Completely useless!

Completely useless!! Extremely frustrated with the Chapel House, Newcastle branch ..Reed Rains have let our property allegedly to 2 adults & 1 child but there are (many) more people in the house than stated. I consider this a breach of contract. Reed Rains have thrown it back to ourselves claiming they’ve completed their side of the agreement, REALLY!! What they mean is we’ve got our money so we aren’t interested in the slightest about your property. I wouldn’t neither use nor recommend Reed Rains to anyone. The worst customer service I have ever experienced. Run don’t walk to another estate agents A little advice and assistance would of been greatly appreciated!

What an excellent service!

The York branch Rains Reeds have gone above and beyond for our move. The whole process was smooth, they kept us updated every step of the way and looked after us moving into our first new home. My partner and I moved from Kent into York, and due to other issues we were unable to collect the keys on time. The team, Sophie, Tom & Emma, made sure we got into our lovely new home, and especially a big thank you to Tom for all the help! These guys deserve so much more than just a thank you. Would highly recommend the service and these lovely individuals. Thank you so much.

We use Reeds Rains to manage our properties and they are dreadful. Had a major issue with one of the properties as it was allegedly inspected and was in a filthy state with flooring ripped up & no bath panels but was deemed in a good condition. There were at least 60 bin liners thrown in the garden and has cost us a fortune removing it all. We have been paying a management fee for non management . They are very good at over charging for small jobs doing and pass the buck if they’re is a problem. The problem is with head office in Southampton and no reflection on the local office & staff

Stephen, Adam and the team at Reeds Rains in Folkestone made my experience of selling my well loved flat such a great experience. From the point of getting a valuation thru to sale closing they were fantastic. They kept me well informed and updated me and my purchasers regularly on how things were progressing. Communication was fabulous and they were professional, warm and welcoming throughout the process making, what is often described as a stressful time, a smooth experience. We were very pleased with Reeds Rains professionalism dealing with both our purchase and sale in Folkestone. Everything was dealt with in a timely manner plus any questions we had were answered promptly. Every member of the team was friendly, down to earth and efficient. We had a few hurdles to get to completion but they were handled in a timely manner which sped up the process and relieved a lot of stress. Most useless company award 2020/2023

One of the most useless companies I have ever had the displeasure of dealing with. Almost every single member of staff we have spoken to about various issues have been so dismissive and dim witted that their answer to us not having a functioning washing machine for 3 weeks, was “well can’t you use a dry cleaners?” In an area where the closest one is over 15 miles away and closes before we can finish work meaning we could only do washing between their slim to nine weekend hours.We got that little “hiccup” out the way and thought thank god we don’t have to deal with them again… until a mass leak in the building has ruined most of the bathrooms, ours included and wouldn’t you know it. Ours is the only one AFTER 2+ YEARS. To still not be done. There is damp. Mould. The floor is literally soft and rotting. There are silverfish now taking up residence in the soaked flooring and the bathroom smells like damp. (Oh and we know now thanks to the builders showing us the upstairs bathroom they done, that there is no water proofing what so ever in the bathroom so it will keep getting worse until we fall through the sodding floor. We have told red rains about this on what must be over 12 times so far and they have done 0 about it :) once again I could imagine their response would be along the lines of “well there’s a seaside 30 miles away, why don’t you just use that”. Again. Words cannot describe how useless they have been and at this point in time we are considering just taking legal action thanks to the 4 visits we have had all saying “oh that’s bad, I’ll inform my manager” 😂 like that will do anything. Useless.

Reeds rain.

Reeds rain.. cowboy company that cannot be trusted. Very quick to make things happen when it suits them yet takes incredible amount of time getting through and dealing with issues. One thing after another.. blame landlord or blame letting agency for being slow? Boiler been out several months, once it was ‘fixed’ after returning 3 times to resolve the issue it then turned into a fire hazard and the best they can do is constantly delay it and avoid the matter. Everyday since I have moved into this apartment has caused me nothing but problems, problems they should’ve dealt with prior to moving in.. forcing me to deal with it and go out my way costing me my time, job and peace. Would not recommend. Lucky I still have a roof over my head for 2 stars.

We should have had a super straight forward chain-free sale - but it ended up being a 7month epic with stalling legal issues and poor solicitors. Adam was the voice of reason and kept us sane throughout. Brilliant guidance and professionalism! I genuinely think the sale would have fallen through without his support.

Their support and guidance on market conditions and the industry was invaluable, they were honest and very helpful. Elly was my go to, she is outstanding. During the viewing stage their communication was excellent. Not just an auto email but regular calls to discuss progress and feedback. It’s all about the buyers, stuff the paying customer!!

I am writing this review from the vantage point of two separate house sales - our own home and assisting my parents house sale.All was good in the early stages of both sales until it came to sorting out a moving date and on both occasions (different estate offices) the clear priority was to only help the buyers and not give much (if any) help to the seller (the reeds rain customer who actually pays!). On both occasions we were bullied to meet the demands of the buyers, regardless of how ridiculous the time frames were being asked.During the day of our move we were constantly nattered by phone and text (7 calls) to see if we had left the property as the buyers were wanting to get in.If you are selling a home I would not recommend reeds rains one bit, in my experience they just added to the stress.

Yet again nothing done to sort my issue going on since MAY

Yet again introduced to someone who said they can help look at my issues that have been going on for months and so far they have done absolutely nothing, don’t reply they are so rude!!! Since May this has been going on, was meant to have rent increased in May said they can only do it in September! And guess what still not happened. Promised they would fix it and get back to me and nothing at all! No reply!! So so RUDE and have no interest in correcting their mistakes! Can’t afford my mortgage hence why we asked for a rent increase, since MAY this has been going on. Tenant was expecting new amount to be taken and reedsrains haven’t done anything at their end!!! SHOCKING stay away
