My experience with Richard James has been extremely disappointing. In my opinion, their approach to maintenance, especially long-standing issues, is unacceptable. The radiator problem in the property had been ongoing for years, and despite repeatedly raising it, it was never fixed during my tenancy. Because of this, I couldn’t use an entire room throughout the winter. It was simply too cold to be in, which is ridiculous for a property I was paying full rent for. What frustrates me most is thinking about the next tenants. I genuinely feel sorry for whoever moves in after me, because they will likely face the same issue and, based on my experience, probably won’t even be told about it beforehand. Based on what I went through, I would not recommend renting through Richard James. You might find yourself with a lot more headache than anticipated with them.

Be careful they represent both sides! I paid for a premium service and got anything but. The tenants they found trashed the property their own estimation £1,700 worth of damage. I had to chase at every stage to get them to act, they deducted fees without agreement and communication was poor, taking ages for a reply, and they keep you rent for almost a week before handing it on to you. Appalling practice. Then as they try and negotiate to keep the tenants I find out they were representing the tenants in a sale! The very meaning of conflict of interest! I have tried to raise a complaint and get met with defensiveness. Only recourse I now have is to go to the ombudsman. They have had the full deposit return and report from the TDS since 31st July and here we are almost in September and I still don’t have my deposit to cover the damage, they have not progressed the complaint and they want to charge me for the check out inventory that they hid from costs in the agreement. Truly living up to the reputation of Estate Agents. Rent yourself and just have a good solicitor draw up your agreements, their service offers literally nothing of added value.

We swapped to Richard James due to lack of communication from previous estate agents unfortunately we lost our buyers when we thought we weren’t far off completing and they seemed oblivious to the situation and so due to delays and financial implications already incurred we needed to ensure our property would be sold as quickly as possible. Richard James ensured the photos and marketing was done as quickly as possible and from relisting on the Friday we had a viewing that afternoon and had accepted an offer the following Tuesday so certainly put our minds at rest. They have a dedicated sales progressor in our case Amy who kept us updated throughout and assisted me as I work in the legal sector to get responses from the buyers solicitor as quickly as possible. From the memo of sale to completion we managed this in 6 weeks although we were lucky to have first time buyers. Would definitely trust them to handle a property sale for us again highly recommend.
