Terrible Surveyors avoid!

Terrible Surveyors avoid! in 2024 we paid £3k for a commercial survey on my refurbed Smiddy Museum Chip Shop with Car Parking and two plots of land! The young apprentice guy arrived seemed in a hurry spent 20 minutes and valued the property at £65k no mention of museum or loft bedroom or plots! Half the value its 4yr previous Shepherds valuation! Asked to revisit/reassess refused! DM Hall anonymous responses are brutal, uncaring, unprofessional and tottaly unsatisfactory in providing what can only be described as a dreadful and hugely extortionate and tottaly unsatisfactory rip off service!

Are home reports worth the paper they…

Are home reports worth the paper they are written on, particular when they are full of assumptions ??? The report has to be paid for up front (in our case £950.00), before you can see the draft copy, which means you have a limited amount of leverage if you can't agree on an issue. It is your duty to read through the report thoroughly before authorising the "factual content". In our case the issue was the under measurement of the gross internal floor area, which is an important fact in marketing a property. The company refuses to acknowledge our measurements or to even come out to re-measure the property. We have been flexible enough to omit a substantial area on the first floor in the eves which is a fully insulated (1200mm) lined ceiling and fully carpeted. We have also omitted a substantial utility room adjoined to the house. Yet their measure is still under our measurements and still they insist their measurements are final. This narcissistic approach to customer service is very childish at best and very boring The company if they bothered look at our property marketing, which I know they have, but do it more closely, they would be able to read the dimensions recorded on the floor plan by an independent local company before the home report survey was instructed. The floor plan records the rooms individually, excluding internal walls and built in wardrobes, yet still measures more than that of dm hall. I know for a fact the dm hall surveyor measured the length and breadth of the property not individual rooms, which included walls, cupboards and built in wardrobes.I have been in the building trade since 1983, sub-contracting on volume new build developments of sites of up to 120 units and as many as 10 sites at any one time throughout the 1980's, all my earnings at that time were calculated by the square meter. So I am well versed in measuring internal gross floor area, using a traditional factual steel measuring tape. I have built many houses and extensions, including this current property and I know full well the area of my own house. If anyone needs some reassurance when instructing a home report and has to pay up front, use a method of payment that gives you a degree of protection. Contrary to the beliefs of some, customers do have rights ........

Consideration for privacy

I live in my own flat which DM Hall manage on behalf of the leaseholder. I have recently had a problem with ingress of water which required a rooftop inspection of the building and access to my flat. The local person from D M Hall managing the flats arranged an inspection for 9.30am which was not convenient. I had another appointment and suggested the time of 10.30am but this was not suitable for the manager. On the day, the local manager rang my doorbell twice at 8am, phoned my mobile about 10 minutes later, then left an answer phone message and stood outside the flat staring at the windows until I came out for a walk with my dog at 8.30am. He then called out to me as I went down the street. I have previously complained about his behaviour and to my local MP. I live on my own and have owned my flat since 1983. Can you tell me if this sort of "management" is considered "professional" by the directors of DM Hall? I made it clear that, although I would be available on the day he suggested, I was not available until 10.30am. Does this entitle the manager to disturb me at home at such an early time without prior arrangement? I am still feeling angry at the lack of respect and normal consideration for my privacy. Although I do want the water ingress problem resolved as it is annoying to have to paddle through a puddle inside my hall in the middle of the night, I do think his behaviour on this occasion deserves an apology and should not be repeated.

Good Work

We had our house surveyed for the first time in June 2024. I was quite nervous as this was the first time I had sold a property myself. The surveyor was very pleasant, and after the survey was able to confirm that all was in good order. Unfortunately, our buyer backed out at the last minute, so the property had to have a 'refresh' survey. Again the process was straightforward, so thanks to D M Hall for their work.

Survey Report Willowbank House

I felt that the survey in several instances used terminology which would incite unnecessary concern to a prospective buyeri.e. highlighting that the pitched pine ceiling in the double hight lounge may be a fire hazard. Also that there may be asbestos based substances in the underside sheeting roof edge tiles.On comparing this review on the Yopa website to one conducted on a similar aged property in May 2024 which also had pine ceilings and a similar roof with there being no mention of fire hazard or asbestos. The overall comments and ratings are totally out of alignment between the two properties. I have raised my concern with the surveyor from DM Hall

The inspection was carried out professionally and your personnel courteous and friendly. However to charge £420 for an inspection lasting less than an hour and a single page report with minimal information on it is daylight robbery. The valuation figure I was given was merely based on the market sale of a ‘similar’ property recently sold for less than its asking price. I have had some internal extension works done over the years. . Whilst I know extensions don’t add the value of what you pay for them they must add at least some value. I thought you were experienced valuers who were able to assess the actual value of a property so am disappointed.

Blair carried out the survey politely…

Blair carried out the survey politely and efficiently with the minimal of intrusion and very thoroughly. Gave us the advice to check out the small number of stains that were on the main bedroom ceiling as he believed that may have been caused by a mouse or mice. On inspection this proved to be the case. Discovered mouse droppings . Offending lagging removed on area around stains, evidence of an old nest there, all other areas in the vicinity clear and dry, no sign of mice now. Putting down traps to make sure this is a historical issue. Our only concern is that although the issue has been dealt with it unfortunately may put potential viewers off. Apart from that concern we were completely satisfied with the survey.

DM Hall were quick and responsive. The Home Report was detailed and required only a couple of minor amends. My only concern was finding out afterwards that the surveyor and my estate agent are best friends and miraculously the valuation came out at exactly what the estate agent said it would.
