Home Report wrong and DM Hall utterly ignoring my complaint

DM Hall did a Scottish Home report survey for a property that I subsequently bought. The survey said there was 300mm loft insulation. There is actually zero insulation under the entire floored area. This was obvious without entering the loft. Also the impossibility of 300mm of insulation being properly installed within a height of 100mm floor joists, because you can't fit 30cm insulation into 10cm of space. I contacted them in February 2024 with a full letter outlining the problem and many photos evidencing it, and was assured of an investigation, which they have subsequently failed to do despite 8 months time and several reminders. They are in violation of their own complaints procedure due to ignoring my complaint. This affects the accuracy of the home report and funding for the home that I'm available for. This affects the energy efficiency of the home and makes it more expensive. I'm disgusted to receive no reply when I believe they are responsible for putting this right. Seems like an untrustworthy and irresponsible company to me.

Eric from DM Hall was my surveyor

Eric from DM Hall was my surveyor. He phoned about 30 minutes before to ensure it was still convenient and to advise he was on time. During his inspection he was the consummate professional and 'just got on with the job', but was equally relaxed and personable and answered several questions I had. He explained the 'new' energy rating which I had previously not required.He explained the few areas that he would focus on (that's his job to be impartial) and offered remedies which will be easily implemented asap. His report was easily readable to the layman, comprehensive and professional. Eric was happy to answer a few queries, raised through his office, who were equally professional and courteous. I was very pleased with the final assessments and estimates of my valuation etc. All in all a very stress free and pleasant experience and a company and individual whose services I would happily and highly recommend.

Planning and Completion Certificate for Garage Conversion

Calum came to my house and drew up plans for a garage conversion. He was polite, professional and efficient. He liaised effectively with the builder and project manager of the job which was key to a successful job. He was also very supportive towards me when I endeavored to navigate the council planning website and processes. Calum was great at sending me links or quicker pathways to make the this planning part of the process much easier. Finally, he took time to ensure I had the completion certificate of the garage conversion in my email inbox. Overall, an excellent service which I would highly recommend.

The staff at DM Hall were great to deal…

The staff at DM Hall were great to deal with when we sold my late in law's home. Pam and Linda were very prompt with communications and keeping us on the right track with paperwork to ensure all ran as quickly and smoothly as possible. Surveyor Callum Herd not only had a great eye, but was also a lovely person. While conducting the inspection in an impartial way, he was very respectful of the fact that we were selling the property due to a family bereavement. We knew the property was dated and would need some work, but he was very thoughtful in how he reported that back to us on the day, so we had no surprises when the report came in. Getting that balance between impartiality and being an empathetic human really is a unique and fine balance. The report itself was very fair and clear to understand. I would definitely use DM Hall again if we needed to sell.

It's a no brainer, call S at DM Hall for an excellent service

The gentleman, S, who conducted the survey, was very efficient, thorough, welcoming, courteous, friendly, informative and overturned which was an upsetting set of circumstances into one that was sensitive and supportive. The report was spot on in everything, it felt honest helpful. S's communication with me, made the experience stress free and less anxious. I had the report the same day and believe me, there was a !ot to read, and I don't know how he was as quick and nothing was left out, it mentioned everything. Home Report

Had a home report and then an updated home report done later. First surveyor was rude when in the house and unhelpful on the phone when we needed to query the validation. Methodology and reasoning used to come to the validation was flawed and couldn't be backed up when queried. Validation was adjusted.Fortunately a different surveyor was provided for the home report update who was much more polite and behaved like an adult.

What is the value of a Home Report by DM Hall ?

What is the value of a Home Report provided by DM Hall ?My Son bought a property in July 2023 and during the period to October 2023 it became clear that there had been, in the opinion of the independent Home Emergency technician, a long-term modest escape of water from the washing machine that had been in place some five years. This was confirmed, in terms of opinion, by the Damp Treatment surveyor who attended to deal with the damp problem. Most of the damage was around the lounge wall that backed on to the kitchen area where the washing machine was located.The Home Report prepared by DM Hall in January 2023 indicated that random damp testing had been completed where accessible. In the absence of any damp issue having been identified, my Son made a complaint to DM Hall and followed through the entire Complaints process up to and including the Centre for Effective Dispute Resolution (CEDR). A Home Report, typically compulsory in Scotland for other than new builds, is paid for by the vendor, for the use of prospective purchasers but what value does it give ? How long does it remain valid ? DM Hall argued that nine months was too great a period for them to have any liability but how many homes are sold, title transferred, occupied and time be given to identify any problems in less than nine months ?In the course of their defence, DM Hall indicated that a wall behind which a washing machine was located was very much a high-risk location. Was this wall tested ? Well, the DM Hall Home Report was not transparent. It just maintained that random testing had taken place without giving any indication as to which walls had been tested. They also indicated that no testing would have taken place where damage might be caused to the property or injury to the Surveyor. This sought to explain the inability of their Surveyor to extend their arm beside the Settee in front of the ‘high risk’ wall to make contact with their damp meter. This transpired to be the very location of the greatest damp penetration.Finally, CEDR dismissed two independent ‘subjective opinions’ accepting the 'subjective opinion' of DM Hall, notwithstanding that there was no evidence as to which locations had been tested for damp. The final unsatisfactory element in this saga was that the Adjudicator included within their preliminary decision that 21 months had elapsed between the Home Report being prepared and the damage having been exacerbated and was too great a period for any liability to attach to DM Hall. Of course, there had been only 9 months between the two dates. Despite this very obvious error, the adjudicator saw no reason for it to impact their final conclusion.To revert to my initial question as to the value to be derived from a DM Hall Home Report, my own conclusion is that there seems to be very little value either to the vendor who pays for it nor to the buyer. The buyer apparently really needs to consider getting their own survey immediately prior to purchase, given that months might have passed between the Home Report survey and a prospective buyer being found. Another failed initiative on the part of the current Holyrood Administration!Note to DM Hall - transparency, transparency, transparency !

Overall whole experience has been excellent. Communication involving all parties from office to the surveryor was excellent. Appoinment made quickly and flexable around my working hours. Surveyor very polite and friendly and explainedwhat he would be doing. Disappointed

I’ve used DM Hall many times over the years for my buy to lets and three times recently for home reports. The first one was faultless as had been my previous experiences. The second one was fine until they missed my email approving the Home Report and we were delayed a day getting the property on the market. Not a huge issue but no acknowledgement or apology from them. The third one was more of an issue as the draft contained 4 glaring errors - including wrong valuation, described as a ground floor flat when it was upper, reference to a single glazed pantry window when there was no pantry (far less a pantry window), and completely missed the coal cellar storage. Errors were corrected quickly but again no acknowledgement or apology for errors. Not the service it used to be.
