A Very Shady Agent. Have your wits about you when dealing with this agent. The agent John Ramsay from the Stoneleigh office reassured me that my offer was accepted and no one else would see the property, this was a complete lie as they kept the property on the market and after getting my mate to call and ask to see if they would show him the property which they happily agreed to do and told him there is a restrictive covenant which says you have to get freeholders permission to let the rooms or property which costs and can be refused. I am a buy to let investor so this information was crucial to the sale and I was not told this. John specifically said this would be a great buy to let investment before I walked in the viewing. This covenant renders the property worthless for my intended purpose. I called to speak to John who wouldn't take my calls. When he eventually called me back he kept saying they're just trying to find out more info from the sellers solicitor and only was forced to disclose the information when I had caught him out on in it by telling him what my mate had been told about the restrictive clause. The agent annoyingly would have been well aware of this clause previously as they had said they had an investor pull out at the very last minute due to not being able to get enough funds together and he said that was why it was back on the market. I now suspect this was another misrepresentation. Basically they were trying to withhold this crucial information from me for days and potentially weeks and stringing me along. Probably so they could use my offer to get other offers or to get me to loose money on fees and surveys, maybe on some bizarre hope that I would renegotiate after incurring so many costs and waisting so much of my time. Absolutely shocking practice!! I will never be dealing with them again.
