One of the most worst experiences we’ve had with an estate agent. From start to finish, the service from Colubrid fell far below expectations and promises made at our initial meeting: 1. Our property was listed with incorrect details, including the number of bathrooms and the price. 2. We paid for Colubrid to conduct viewings, yet they repeatedly failed to attend, leaving us to leave work early to handle them ourselves. 3. Customer service was poor and often rude when calling the switchboard. 4. Communication during the offer stage was extremely poor. Josh handled this part and provided little support in liaising between us and potential buyers. 5. The memorandum of sale was completed incorrectly, including wrong solicitor details, which caused significant delays down the line. 6. Once handed over to the sales progression team, it was impossible to reach anyone. Calls went straight to voicemail, and even our solicitor and the buyer’s agent couldn’t get updates. We ended up managing all enquiries ourselves despite paying Colubrid for this service. 7. After exchange, there was no guidance or communication - not even on completion day. We had to call them to confirm we had completed and moved out. 8. They misplaced our property keys on completion day, adding unnecessary stress. 9. Later on on completion day we were bombarded with calls asking basic questions about the property - questions that should have been addressed before completion. Overall, the process was chaotic, stressful, and unprofessional. We paid for a service that was simply not delivered. Would not recommend Colubrid to anyone.

We finally moved into our new home on Friday... I cannot rate Colubrid enough! From start to finish, we had a seamless and easy experience. Josh did our initial appointment/sales and was energetic, on job, easy to deal with. He gave us realistic expectations and advice and following that our property sold quickly. A special mention to Lisa who is head of sales progression and completion. From the beginning, Lisa was communicating regularly without any prompting, with a cheerful disposition. Always reassuring us that all was in hand, she chased up the necessaries from all sides(including us) to ensure the sale progressed. Lisa even came and picked up keys from us two days before completion to save us a trip to the estate agents. She goes above and beyond and truly is an asset to Colubrid. I would not hesitate to use this company again, solely to work with. 100% recommend the team without hesitation.

Perfect service. - Highly recommended. I booked 3 different estate agents for valuations to be done on Wednesday. Colubrid was the only one who contacted me on the day to confirm and check everything was still ok for the appointment. Andrew one of the owner directors came to do the valuation. Andrew gave us more information about the whole process than the other 2 estate agents had. Andrew gave us his valuation and showed us lots of examples of what was on the market and what had sold in our area, again the other estate agents hadn't done that. We agreed with the valuation and signed up with Colubrid there and then. On the Friday afternoon Andrew came back to measure up and take the photos, lots of photos. He said it should be online early next week. On the Tuesday morning I received via email the brochure for the property and it was now online. Through Tuesday I was getting calls from Colubrid confirming viewings. By late Tuesday there were 9 viewings booked and one viewing had already taken place. On the Wednesday morning I accepted an offer for the full asking price WOW. Thank you Andrew and the team for an outstanding service.

Everyone in the team is so committed from Andrew's initial visit & fantastic photo's to the amazing sales team at Colubrid. Dashboard never materialised and the sale went nowhere

Overall, our experience was disappointing. The initial valuation was in line with other estate agents, but the offers we received, first £25,000 below and then £18,000 below the valuation estimate, raised concerns. The first offer was £5,000 below what we paid 4, 5 years ago, and the second offer was only £2,000 above what we originally paid. When I turned these down and said I wanted at least £10,000 more than what we paid, we were then told that the market hadn’t changed much since we bought the property and that we should expect similar prices, even though they had originally valued it at £20,000 more than what we paid.

From beginning to end Colubrid have been an absolute pleasure. I initially met with Mark and within a few days pictures were taken and my property was live across all platforms. Mark was completely transparent, open and honest and really stood out from other estate agents I also initially met for valuations. Mark really took the time to explain the entire process and was happy to work towards my short asap timeframe. The letting team were great at working around my schedule to arrange viewings and even conducted all viewings for me with efficiency and professionalism due to my work commitments. To my surprise offers came in the very next day, and by the following day I already had an asking offer agreed. Jake has assisted with making my experience with Colubrid as smooth as possible by always being contactable via phone or email. Keeping me updated at every step and really representing positive client services. I honestly can’t recommend Colubrid enough - if you want a stress free, efficient, professional and knowledgeable estate agent look no further. I’ll definitely refer Colubrid to family, friends and colleagues.

Colubrid are amazing at what they do!! We foolishly went with another estate agent to sell our house, it was on the market with them for 10 weeks with only 5 viewings that we did ourselves. We only saw them when they took the photos, and gave us excuse after excuse why people weren’t looking to buy! I noticed a lot of colubrid boards on houses, and 95% were sold, so we took a chance and went with them. Our house was sold within 9 days!!! They kept us up to date with everything and how many people they had interested in viewing. They certainly know their stuff. I would highly recommend them to whoever is after selling their house. Such a professional team, organised and managed well. Everyone has their own part in the process. Andrew was great, down to earth, likeable and took great photos of my house. House was on Rightmove almost straight away. Keely rang to check I was okay throughout and even offered to print paperwork. Maya in sales was superb, she told me she’d work so hard to sell the house and she did. Josh was knowledgeable and helpful throughout. Once it sold, Rob updated me most days and when he was on holiday, Lisa text and emailed all the way up to moving day, where she then kept chasing solicitors to confirm completion.
