Recently my nephew decided to move into a bigger home in Essex and needed to sell his home to do so. Douglas Allen explained at the valuation that with best offers plus which is there new selling concept , my nephew would not pay a no fee. The purchaser would pay all sales commission of 1.55% plus vat and he would pay zero fee. This seemed to be to good to be true , however they gave my nephew there assurances that he would get his target price . I explained to my nephew that if you get your price and get the buyers to pay your fee that's unbelievable . Well unbelievable was the word I would use for this sharp practice estate agents. Firstly every offer was £5000 short asking price , which was exactly the estate agents fees, if became clear that all the buyers who were offering were clearly knocking off the fee's . Hence my nephew will be picking up the Douglas Allen fee's of 1.55% plus vat as the buyers were reduceing there offer taking into account having to pay the sales commission. After four weeks and two open days it became evident that they were never going to get the price. Then they brought to my nephew attention he was locked into 20 week contract when he wanted to change agents as he felt Douglas Allen were not acting in his best interest. He market his property normally and after complaining he went on with another agent. We looked into best offers plus which is affectly 'sale by tender' which if you look on the Webb is scam . The staff were rude , unprofessional , condescending and when the upper management got involved there were worse . I was recommended to online agent who we paid a flat fee and done more in two weeks than eight weeks with Douglas Allen . We sold the property £2500 above the asking price and paid commission of £1058 which was a fraction of what Douglas Allen was charging. They are ripping off vendors and purchasers, to get these ridiculous fees. They are a poor estate agent and have dressed up this product best offers plus , which is sale by tender. Complete rip off!!!!!

Unfortunately you have not made mention of who your Nephew is or the address of the property that he was selling so we are unable to investigate the marketing of his property or respond to him specifically. We can however assure you that the Best Offers Plus method of marketing (similar to Sale by Tender) has proven very successful for many of our customers. Naturally we cannot predict the offers that may be received but when a property is sufficiently sought after, our experience is that the introduction fee does not deter buyers from submitting their very best sealed bid. There will naturally be some buyers who will need to take the introduction fee into consideration however, currently, 75.6% of properties marketed via Best Offers Plus have met or exceeded the guide price. This clearly demonstrates that most buyers are not deterred or submit a reduced offer in light of the introduction fee. The Property Ombudsman consumer redress scheme has published official guidance on the Sale by Tender method of marketing which can be found on their website www.tpos.co.uk. Similarly, Her Majesty’s Revenue and Customs (HMRC) have also published guidance on their website relating to Stamp Duty Land Tax in respect of Sale by Tender purchases. It is therefore evident that this method of marketing is both widely accepted and perfectly legitimate. The people at Barkingside branch were friendly and accomodating. For example in one person was not able to address my query or was away, another would address it. For example when Daniel and Ummad were not available, Lynburge took on my query and responded the same day with a response. Ummad was friendly, welcoming, approachable and patient. In particular I found William Nash very knowledgeable and thorough who addressed my queries quickly and professionally. Keith, I thought was proactive in trying to get issues addressed.An improvement to make is to ensure your other colleagues are kept in the loop with conversations made with customers and actions that are done. For example there were times when I had already provided an update to one member at the branch to then be called and asked the same question by another member. After an absolute nightmare dealing with a with a previous estate agent who were supposedly acting on our behalf in selling our property. We decided to change agent and engage Douglas Allen. Enter Lynburge and Ummad at the Barkingside office and what a complete contrast this was. In today's world of cut throat high street estate agents it is nice to see that there are a few rare and genuine people who value the simple concept of trust. Lynburge in particular was extremely helpful and went over and above to rectify our frustrations and sufferings with the previous estate agents. He was professional and knowledgeable in his dealings with us and put our needs and interest first and foremost above anything else. In Lynburge's absence we dealt with Ummad who was courteous and displayed the same professionalism. If the service that we received from Lynburge and Ummad in overseeing the sale of our property in a short space of time is typical of Douglas Allen employees I would have no hesitation to recommend Douglas Allen above all other High Street competitors to friends and family. In summary, you get what you pay for. I bought my property through Douglas Allen 5.5 years ago and had a good experience as a buyer. When it came to selling, they were one of the 3 agents I called to value my property. While they were the most expensive in terms of selling fees, I felt they were the most professional and gave me the most confidence that they would achieve a good sale price. When it came to selling, they in fact achieved a price which greatly exceeded my expectations. Initially I dealt with Jess but her colleagues were also extremely competent and viewed the property themselves to help them in their sales efforts - a nice touch.
After the sale had been agreed, the sales progressor Natasha was excellent in keeping tabs on all parties to ensure the sale proceeded without delay. In the last few weeks I did experience a few problems with some of the external parties involved slowing things up, but Natasha never relented in ensuring there was as little 'dead time' where nothing was happening as possible. This was all carried out with a pleasing professionalism, humility and humour throughout.
In short, I cannot recommend Douglas Allen enough - and I speak from both the buying and selling perspective having experienced both. When all is said and done, I have reached the end of this process feeling extremely satisfied with the service I received and will be happy to pay them their fee, since they very much earned it. Selling and buying property almost always results in stressful moments, but everyone who I came into contact with at Douglas Allen was a pleasure to deal with which made it all that little bit easier to cope with.

I received a cold call from Danny at Douglas Allen, Chadwell Heath, who very professionally persuaded me to give Douglas Allen an opportunity to value my house and i thought, why not. Branch Manager, Les Carter, came to see me and did an excellent sales pitch and I signed up on the spot. Casting aside any thought of getting a second quote to compare the services as he expertly explained the process.
Les delivered on all counts and within 4 weeks we had two viewing days with 48 families viewing the property, resulting in 6 offers, 4 of which were above the asking price. We are in the process of accepting an offer £30k above our asking price, so it is smiley faces all round.
The only suggestion that i could think of to improve on the service, would be to have more staff on viewing days. We had 56 appointments on the first day and 37 families turned up to view the property in a one hour slot. An extra agent may have made the process run more smoothly as we were a bit overwhelmed. With lots to choose from, we are now we are in the process and eagerly await completion of our sale.
Anyway thanks to the Douglas Allen team, with special thanks to Les and also to Laila and Adrian for their help on viewing days.

We found our dream home unexpectedly and on returning home contacted several estate agents. We were very happy that we decided to go with Douglas Allen. Jonjo was extremely helpful and with Claire and Alison our house was sold ten days later. Nothing is too much trouble for them, always making sure that we were happy with everything. Even after we had moved out and our mail had failed to be re directed Alison went got our mail and sent it on to us, even the wind chime my grandchildren had bought us a few years ago got overlooked by us and the removers, yet again Alison to the rescue. I have bought more than one house in the past which means I have encountered many estate agents. However my encounter last Saturday with Umad and Kalish was different to previous experiences. My husband had important business to attend to which meant me and my 6 year old son had to catch cabs to our 4 viewings around the area of Barkingside. We travelled in from Islington the weather was poorly we realised that Kalish was going to the same viewings as us and after explaining our situation he kindly offered to drive us around to the viewings with him. This was a life saver and not only that but we met Umad at some of the viewings where there were queues he was thoughtful enough to bring an umbrella and offered it to us and saved my son from the rain. These small details made me change my perspective on the whole industry and reassured me in the fact that there are genuine people in this industry. Both of these two are definitely an asset to the company. I would definitely recommend the Douglas Allen experience to anyone who is looking for a house to buy.

We evaluated our property with 4 different estate agents and found Douglas Allen the best in terms of their packages they had on offer, professionalism and liked their way of selling the property. We dealt with Shawn Vivian from the East Ham branch. We didn’t have to do much once we went with them. Professional Photographer came to our Flat, took the best pictures possible, within a week the property was on the Market, went for the Open Day viewing option and they managed to get 30+ appointments for the first viewing day. Shawn Vivian and his team were very pro-active in contacting the viewers and asking for their interest in the property and came back to me with best offers. I went with their recommended Solicitors who turned out to be great as well. Once I accepted the offer, staff at Douglas Allen especially Andrew Bilby were very good is contacting and chasing solicitors from both sides, pushing Management Company in providing packs etc. Overall I had a pleasant experience with them and if have to will use them again in the future.

Having decided to sell my property multiple agency and experienced many of the high street agents I can say that Douglas Allen are really the only agent to truly have a proper marketing strategy, offer the best photos and actually have far more buyers than other agents.
Daniel Bourne and his team are very proactive and really won't rest until the job is done.
I will highly recommend using Douglas Allen and think Daniel Bourne is the most honest agent I have come across with the general mission to help.

I made a decision to sell my property and invited a number of estate agents to visit me for a valuation. I found a number of the agents seemed intent on using marketing type 'buzz words' and making unrealistic promises in regard to the likely sale price. More than one insisted that their strategy to sell my property would be via the 'open house' method which appeared to me to be an easy option for the estate agent but a pain in the backside for me. Having spoken to all of the agents, I decided to go with Douglas Allen. My reasoning being that Robin Bowden, the Chigwell Branch manager, was able to fully explain the marketing procedure and give simple, easy to understand answers to my questions, as well as provide a more realistic appraisal of the likely price . Within 24 hours of placing my property on the market, Robin had managed to find a prospective buyer who visited and made an offer which I accepted. Robin was then able to direct me to an agency which organised a solicitor to handle my sale and onward purchase. My sale and purchase have both run smoothly and are now completed. I have nothing but praise for the way Robin was able to conclude the sale and would recommend him to anyone in the Chigwell area who is considering placing their property on the market.

Will Nash has helped me not once but twice to secure a good deal on my mortgage. Despite being turned down by various banks and building societies when applying on my own, Will was able to secure a first time buyer mortgage for me despite my circumstances.
I also used Will to remortgage on my house and he was able to secure a deal on the mortgage at one of the lowest rates going.
Will's personal approach, attention to deal and impeccable knowledge of the private mortgage markets means that we are returning for the third time too ask Will to help us secure funding for our next property venture.

I would advise anyone looking for mortgage or financial advice to talk to him at some point.
He is very professional and makes life less stressful when looking for financing. It's easy to find cheap rates on line but talk to him and realise there are so many hidden charges associated with these.
