GoogleAbsolutely excellent. Our property was sold within 2 days of being posted. Unfortunately 2 days before exchange the buyers pulled out! Brett then quickly reposted the house and it was sold again 2 days later! Brett really goes above and beyond he kept me in the loop through the whole process. I would recommend ABC to anyone selling a property.

GoogleThey are unprofessional and I would not attend their viewings. They are serious time wasters.
Hi Mette, You originally made a reservation on 4th March to view a tenanted property on 9th March. As the property is occupied, we arranged access with the tenant in advance. On the day of the viewing, we asked you to confirm that you were still able to attend. At that point, you requested to move the viewing to the following day. Unfortunately, due to the arrangements already made with the tenant, we explained that this would not be possible. You then advised that you would no longer be attending, so the viewing was cancelled. Approximately 30 minutes later, you requested to book a viewing again for the same day at 11:30. As the appointment had already been cancelled and the tenant had made other arrangements, we advised that we could not reinstate the viewing at short notice and explained the reasons behind this. We’re sorry that this experience left you feeling disappointed, however we do need to work within the constraints of tenant availability when arranging viewings on occupied properties. Also our hall, stairs landing at 19, balls road all have been refurbished and look great...new intercoms and everything! Repairs done to flats right away. GoogleVery unprofessional, they tell you house is rented and return your deposit then you still find same house advertised by them online via rightmove, then they try all lies saying the house not the same as you viewed and I'm like the tenants in the houses have same set of bathrobes, same telly same small like office in one bedroom,same place to keep dinning tablandexact make and I'm wow,they are good at lying
Hello Mary, As we've already discussed with you at length, unfortunately we received a high number of applications for the particular property you wanted. As such, we put all applications to the landlord for their selection. On this occasion, another application was chosen and we were unable to proceed with your application. You mention the property was listed on Rightmove at a later, this was in fact for another flat in the same block and we did explain this to you. We're sorry that you are disappointed but during these times when rental property is in such high demand but of limited availability, we are doing everything we can to please all but sometimes this just cannot be. GoogleSo... If you're selling your ex rental on Riveracre Road with these people you used to rent it out with then good luck. We arrived 4 mins late for our 2pm appointment. To be greeted by a rude agent! Who said I was about to go... 4 mins late! Really.... we really put him out by turning up! He had places to go, the question is how long do they allow for viewings, if he was leaving after 4 mins! I'd move agents and get some professionals in to sell your property! What I will add in response to the below. Is that he wasn't in his car, I watched him lock the front door and get into his car....he saw us enter the street and said you here for me! He was very put out. SLA to your client I'd say is very poor. Appointment wasn't confirmed. I rang your office 20 mins prior to confirm my attendance as I'd not heard back. And no one has called me to actually ask what I thought of the property!

GoogleEDITED below to add reply as no reply function available. Disgraceful company leaving a vulnerable adult with no water or heating in a mouldy house. Terrible customer services absolutely no empathy or effort to resolve issue. Steer clear. EDITED to add The issue with the boiler has been known about for 12 months never mind 48 hours. This is what happens when a very old boiler is left to rot and not properly serviced because parts are no longer available. All very avoidable and bordering on negligence. 1 heater was dropped off 12 hours after the problem was reported at 9pm after repeated phone calls. By then it was the equivalent of putting a candle in a industrial fridge and cost £14 to run for half a day. I understand that you are just an agency and not the actual landlord but maybe you should keep an eye on the type of owner you have on your books. From the outside looking in it looks a lot like a slum landlord who doesn't care one bit about their tenants living conditions and only about how much money they can squeeze out from their investment by scrimping on important things like boiler care. Also maybe keep the properties you look after closer to where you are actually based as then you would be in a better position to offer support when problems arise.
Hello Liam, Sorry but we disagree with some of your comments here. There has been significant effort to resolve this issue. Within an hour of the report regarding boiler failure, an engineer was sent to the property. We then, the same day, provided temporary electric heating whilst the issue was looked into further. We are working hard with the landlord to have the boiler replaced as it cannot be fixed. We're sure you can appreciate that whilst this is not an ideal situation for a tenant, replacing a boiler in less than 48 hours of the issue being reported isn't always possible and our team are working to rectify the problem. GoogleI’ve come back to review so people don’t have to go what I went through. When letting through this company my landlord shouted and intimidated me at 1am in the morning over the phone over a radiator that had corroded due to being so old and causing a leak. We were left from November until end of Jan with no heating in the bedroom and because the landlord dealt with everything directly had no leg to stand on. The agency itself was rude and extremely unprofessional with no customer service skills! I have various emails in which they belittled me and expected me to be homeless so I can pay for a debt back that micro managed because they knew I was vulnerable and a young female? “ I'm surprised you felt that rather than pay your outstanding debt you chose to go forward with a new property” I quote from their email. Looking back on it I should have sought legal help. For example, I have emails to say in the pre-move checks they wanted me to paint the door white or red. When painting it white they then charged me for a new door because they in fact only wanted it red! Which when questioned on they said it was a poor job hence the charge however in their Final Vacation Costs it states: “Front door has been painted white. As per the landlords lease the doors have to remain the same colour throughout the communal block. Therefore, the door will require sanding down, undercoating and repainting back to red.” I would not recommend this company if you’re a first time renter / young person with little renting experience as you will be stamped over with legal jargon spat at you to scare you. I have now moved on and understand what a decent agency/landlord consists of however live with the crippling anxiety of thinking everyone is like this company which is completely draining in day to day life. I wish I was more in the know when this was happening to me however I can hopefully save other people the hassle. As you can tell from my examples very poorly conducted. Like I say I’m older and wiser now but at 18 was just taken for a show and unfortunately has caused a lot of distress, furthermore nearly caused issues with future housing opportunities.NegativeQuality, Professionalism
Hello Leah, It appears that recollections may vary here. We won't comment on individual cases in to much detail, however as we ask of all our tenants, we do expect properties to be returned to us in the same way they were received and in your instance this was not the case and action to rectify was required of you and your partner. We expect this of all tenants, regardless of age, gender, etc but sadly when tenants don't act as they should, we have no option but to re-coup the costs to repair, repaint, clean etc from the deposit and if costs exceed deposit, then we will pursue the tenants and guarantor. GoogleI have a vulnerable relative who rents a property through this letting agent, however they are gagged from commenting on anything relating to their tenancy due to the tenancy agreement. The attitude and professionalism of the staff at ABC leaves a lot to be desired. They are often rude and slow to act on issues. They often enforce unreasonable demands citing the tenancy agreement, often times this is open to interpretation. They have, in the past, ignored professional advice, that a tenant may seek from solicitors or housing charities, opting instead to threaten and belittle the tenant. If you are a vulnerable person or first time renter, please check the tenancy agreement carefully before you sign. Please also take on board the reviews here. Once my relative has moved out I will update this review with specific examples, however I do not feel able to at the moment for fear of retaliation. Ego seems to rule ABC, rather than professionalism. I fully expect a reply to this review which will attempt to brush aside any criticism, this is evident from any other negative reviews that have been left by other tenants.NegativeQuality, Professionalism, Value
