Cox and Co have the best performers in their team. We rented a property from them recently and there were few repairs and personal requests for the home. They communicated well with landlord, who for is a great character and lovely person and did approve all our requests. Cox and Co’s Calum was awesome and the whole team is excellent.

We were relocating from the United States and working with Cox & Co was a great help. We worked with Nomsa and Neill. Both were wonderful and assisted us with navigating a home buying system with which we were complete unfamiliar! They provided recommendations for every additional step we needed and worked with the local seller to get us all the information we needed. We appreciate them so much!

Really enjoyed my experience in working with Neill and the team at Cox&Co. I’d initially reached out in 2019 to explore my interest in owning property in Scotland as an American. They were always present throughout the various turns the path took to finally achieving my dreams. I was really impressed on their knowledge, presence, thoroughness and overall pleasantness. I recommend Cox&Co regularly to anyone looking to purchase or rent - they’re great at it all!

Phil was extremely proactive and genuinely helpful. While clearly acting with the seller’s interests in mind, he was consistently fair, transparent, and highly communicative throughout the entire process. His knowledge and professionalism stood out, having viewed multiple properties with different agents, he was by far the most impressive I dealt with. I would have no hesitation recommending someone to buy through Cox & Co.

I'm from the US buying a Flat In Edinburgh, I was originally referred to a local Mortgage Broker to secure a loan, I already had a certificate for from a bank, Along the way there were many indications the broker had NO experience dealing with buyers outisde of the UK and did not have an derstanding of the nuances and differnces in law and US documents I supplied , so after after alomost 2.5 months of poor communication, I found Cox & Co, a mortgage Broker in Edinburgh who has worked with many former US and other International buyers. In the first phone call with Carole, I learned more about the process of obtaining a mortgage, than MONTH's of conversations with the other frim. She understood exactly how to go forward and quicky. A follow up call with Chris further made me realize I made a great decesion to work with COX & Co., Because of their knowledge and expertise they were able to save my agreed upon purchase of a Flat ,as they have escalted the mortgage process for me. I highly reccomend you contact them for your Mortgage needs and especally for Foreign buyers.

I have been involved in property for more than 30 years and have never experienced the excellent level of service from a broker as I did from Cox & Co. At the outset, John Cox set out various options to maximise the potential in my portfolio and we decided moving them to a Ltd Company was the best way forward. Carole Melon took over from there and arranged the remortgages, not an easy tax as I needed expat lending. There were several obstacles along the way but Carole managed them all with outstanding professionalism. Whether you're a first time buyer or a portfolio landlord looking to remortgage or sell your properties, Cox & Co will lead you every step of the way.

Dealing with this letting company was a lesson in rudeness and unprofessionalism. Staff were dismissive, especially Mike Erskine, I’m genuinely baffled how someone with such obvious anger management issues is employed in a customer-facing role. If you value being treated with basic respect, look elsewhere.

Our search was to secure a flat with a very short deadline. Competition was tough to even get viewings, but Lisa Currie from Cox and Co was incredibly supportive throughout, and was accommodating in working around our work patterns. Lisa was constantly in contact with us both, telling us which forms needed to be completed, and the deadlines on these. As one of us was on night shift, Lisa kept in contact with the flat owner, which allowed us to be flexible with deadlines - keeping the communication going between us and the owner. At every step Lisa was in contact, so that we felt secure that progress was being made. Eventually we were able to secure the flat, which was a relief. Lisa was great at giving us reassurance during the process with the result being that we get our keys after all. Couldn’t be more excited - many thanks to Lisa.

Google reminded me of this agency, so here’s my experience: I rented a flat from them which had persistent mould, basic repairs took months if not more and communication was largely dismissive. When my joint tenant left in 2019 I was given five working days to find a replacement tenant or leave the property, all while dealing with a chronic illness. To say they lack basic empathy would be an understatement. One of the agents even raised his voice at me in my own home over a simple question about the contract. Overall, unprofessional and unnecessarily hostile. I wouldn’t recommend renting through them. EDIT: The condescending tone of your response speaks for itself, but I stand by my review. These issues were raised during the tenancy and are documented in the countless emails I sent, including ongoing mould problems. I was told wall vents will be installed, but that never happened. Painting the property took around four months, and only after I repeatedly asked for updates. When my joint tenant left, I was given five working days to provide a full replacement tenant or the tenancy would end. I asked for more time and was refused. This is documented in writing, so being told this is “nonsense” is frankly very low. Calling a former tenant’s experience “nonsense” and “lazy” is exactly the kind of dismissive, hostile communication I experienced while renting through you. People can make up their own minds. From what I’ve seen in other reviews, this seems to be your usual move, blaming tenants and dodging responsibility.

Rebeka, Your tenancy period was from 2018 - 2023. At no time in the last 2 and a half years since leaving have you raised your concerns with us. If you had, we would have thoroughly investigated them, provided a response and taken action. It is always said that people / companies learn more from mistakes than constantly doing things right all the time and, more importantly, how a person / company reacts to a mistake is how they should be judged. I have taken the time to review the issues that existed during your tenancy. Condensation was discovered by our team at an inspection and dealt with in February 2020 - this wasn't raised by you - we noted it and then dealt with it. Condensation built up from a lack of ventilation of the bathroom had caused some mould. The owner agreed at their expense to have this painted and it was completed timeously. The next instance raised was in June 2022 (over 2 years later) where again there was a condensation build up in the flat due to tenant use & lack of ventilation. This attributed to deterioration of the walls in the living room and bedroom areas. Painting and decoration was again agreed and carried out. A number of additional options to try and improve ventilation were investigated as well at this time, but the determination was that the condensation and mould was due to tenant actions so no further works where progressed at this time. no further instances of issues of this nature were raised, and from my review all other maintenance jobs found or raised during your tenancy were dealt with within an adequate time-frame. You were not given 5 working days to find a replacement tenant or leave the property. What nonsense. To explain - When 2 parties in a joint tenancy wish one party to vacate and the other wishes to remain, the process is for both parties to give 28 days notice to end said tenancy. The party who wishes to remain has to then provide adequate evidence to show they can afford the lease themselves or the need to provide details of the new party that they wish to live with within a 5 working day period. This process allows adequate time for marketing, should the remaining party not be able to afford to stay themselves or if they can't provide a suitable new party to fill the void. More often than not, joint tenants approach us for advice before giving their notice, allowing them additional time to plan and prepare for finding a suitable person to live with. You were afforded sufficient notice, found a new person to live with and remained in the property for a full 3 and a half years thereafter. Clearly, this was a great result for you, was it not? Given it has taken you 2 and a half years to give this review, it stands to reason that your concerns can’t have been that pressing or overly genuine. A 1 star seems extremely unfair, and your written review is lazy at best. We have a wonderful team here at Cox & Co and I'm immensely proud of how they perform, even under such scrutiny. Cox and Co's service is first class. From start to finish their estate agency service was seamless: excellent photos, a great property description and very professional viewings. I was particularly impressed by the detailed feedback they gave me after each viewing, and the way in which they meticulously followed up with each interested party. In a slow market at the time, the team at Cox and Co remained positive throughout, with careful advice on pricing and presentation which ultimately resulted in a successful sale and and a price I was very happy with. Highly recommended.

My tenure with Cox and Co Letting Agency has been an exercise in patience and resilience, marked by instances that unfortunately cast a shadow on the overall experience. Communication hurdles with Cox and Co persisted, with delays in responses leaving us feeling uninformed and frustrated. This ongoing challenge created a cloud of uncertainty around important matters related to the property, and the difficulty in obtaining timely and effective communication became a persistent source of inconvenience. Regrettably, My experience with Cox and Co was impacted by instances of gaslighting, which added an emotional toll to an already challenging situation. Attempts to address concerns were met with dismissive responses, and it became apparent that the main point of contact for these issues was Mike Erskine. His dismissive and unprofessional conduct left us questioning the validity of our concerns, contributing to the strain on my tenancy. In an effort to assess the severity of the problems i faced, I enlisted the help of a joiner. Their professional assessment highlighted the subpar repair standards and further confirmed the validity of our concerns regarding property maintenance. The agency's approach to maintenance and repair standards, as highlighted by the independent joiner, also fell short of expectations. Broken repair standards and delays in addressing issues left me with a sense of neglect. Cox and Co's lackluster response to crucial property maintenance, with Mike Erskine at the forefront, further underscored the challenging nature of my living situation. In conclusion, my tenancy with Cox and Co Letting Agency, particularly the involvement of Mike Erskine, has been marked by a series of challenges. Communication difficulties, gaslighting, and subpar repair standards were aspects of the experience that were beyond my control. Prospective tenants should approach their engagement with Cox and Co with caution, fully aware of the potential hurdles that may arise during their tenancy, especially with Mike Erskine's involvement, and consider seeking independent assessments when necessary. In response to the reply. im more than happy to share emails to prove your reply is invalid and factually incorrect. i find it rather amusing your reply is making out your the vitcim. Picture below is of front door. Glass panel on front door wasn't sealed and condenastion coming through right next to the electrics. And gaps in front door casuing the weather and the storms to.go through tha flat. Don't know how it's unreasonable to demand a time scale to get a front door to keep the elements out. And whilst waiting being told it's not a problem Hmmmmmm?

You resided within a property under our management for a very short period of time. During your tenancy, you raised a number of issues with the property all of which were reviewed and assessed by the owner, or an independent company, in a timely fashion. Although at times there were disputes and disagreements between you and our team about certain concerns and how things should be progressed to resolve them, at all times the staff at Cox & Co acted with professionalism and acted quickly to resolve matters when permitted by the owner. Your actions however were not always pleasant; using bad language towards our staff will never be tolerated. You made unreasonable demands and tried to force timescales for repairs that could not be met. All matters raised have since been acted upon. I think it's poor that you failed to mention that you were also compensated a full months' rent for your 'inconvenience'. You chose to leave at the end of January and since leaving, further works have since been completed to rectify the issues you raised during your tenure. You were a challenging tenant to deal with but we maintain that we acted with professionalism & tried to quickly resolve matters for you. Sadly, lettings & property management tends to be a thankless task, made even more difficult when having to deal with unreasonable demands. I wish there was a way to mediate discussions prior to allowing people to just provide '1 star' reviews just because they never got everything their own way. I used Jonny Clifford to sell my flat in the City Centre of Glasgow. He was brilliant and comes highly recommended. He managed to negotiate me a sale that was £24,000 over the Home Report. He was always available by phone and nothing was too much trouble for him. What I especially liked is that I only had to deal with him throughout the whole process and he seemed very motivated throughout the whole process. Having finally completed the sale of my house, I can honestly say Phil earned his money dealing with the purchaser - maybe John should give him a bonus for this sale! An easy going person , with a good sense of humour, his patience was sorely tested with the purchaser. However, he had a great working partnership with the seller. Last year I was having issues with the last agency I was using for property management and was referred to Cox & Co. I can't emphasise how fantastic they were. The previous agency were a nightmare to leave with hidden costs etc and was causing me severe stress. This is where Kieran and Neill stepped in from Cox & Co. The knowledge these two guys have specifically is a force of nature. They managed to sort the issue and move over to them in a matter of weeks (whilst I was abroad to add!). I've only been with them properly for 7 months and in these 7 months I've had more help from Cox & Co than I did with the last agency I was with for a decade. Neill and Kieran have both gone out their way more times than I can count to make sure everything was up to the correct standards. (Standards that went downhill previously with last agency). There is constant communication and check ins to walk you through options of building your port folio further. I love how they also have a great balance in making sure the tenants are also satisfied which not many agency care for. Even if it's something they can't help with they have a great line of connections eg solicitors, accountants etc with other multiple businesses which to me shows that they have set the business up well and trustworthy. I wish I knew about their strategy sooner as its such great set up, though grateful to have found them now none the less. Kieran and Niell thank you as always for all your support, a great asset for Cox & Co. I'm excited about what the future holds with Cox & Co.

My husband and I instructed Cox&Co in relation to our remortgage. We dealt with Christopher Koo who was excellent. He was professional, kept us informed throughout the process, explained everything in great detail without overwhelming us, and got us the best deal possible (which the way the market is at the minute, is pretty impressive).
