TrustpilotNo mention of High Risk flood warning in Home Report.
I purchased a property for £490,000 on the strength of a Home Report compiled by this company.I realise now that at the time of the report Sepa had a high risk of surface water flooding on their website relating to my property. It was an area with twice the footprint of my property , sited less than 30 meters away. Allied Surveyors failed to mention this flood risk in any way on the report!!!! After heavy rain I have a massive flood problem. When I contacted the company to complain they spent a total of 6 weeks involving two of their staff researching my complaint and came to the conclusion that they did not have a case to answer. I can not believe that a major issue like this can be omitted from a report that a buyer puts all his faith in and that they can simply say there was no negligence on their part. I am now in consultation with the Ombudsman , and hope that his involvement will lead to considerable compensation. Beware this company. If they can justify missing high risk flood warnings -what other defects will they miss in their report and be unrepentant!!It’s three weeks since I posted my review. The company has made no attempt to apologise for its incompetence - no communication whatsoever! I now know why . RICS the surveyors regulator does not think that they have acted incompetently and are taking no action to rectify my situation. That’s why Allied Surveyors are doing nothing-they know that RICS in point of fact are totally toothless and virtually never take any action .

If you are in the process of looking for a new home and Allied Surveyors Scotland have carried out the survey on the property you are viewing, be VERY CAUTIOUS in regards to the ratings stated on their Home Reports, especially their 1 ratings. You could be in for a VERY EXPENSIVE surprise when you move in. To top it off they then LIE when they carry out their complaint process!**YOU HAVE BEEN WARNED**

Avoid this company. We were given a very flawed Home Report. Category 1 throughout which was totally incorrect costing us a lot money and we have still been unable to move into the property.

This company say a property is safe , when it could collapse on the new buyers head potentially killing them.Take no responsibility and try to bully there way out of blame. They post pictures that are not of the same part of the house to avoid responsibilityAllied say “they could not inspect the ceiling because the the flooring had furniture on it.”We even have a structural engineer report confirming it. Still they bury their heads in the sand.This behaviour not only overinflated the property price but could kill someone and they don’t careAVOID THIS COWBOY COMPANYIf your home report comes from this company- get a second opinion or take out life insurance

I have over some years obtained advice on local property values and related matters from Simon Breeze who practices from Allied Surveyors Haddington Office. Having been based there for some time I have found him to be very up to date and knowledgeable of the housing market in East Lothian. Over the last year he has both valued property for me and has just advised on a suitable rent. I would accordingly have no hesitation in recommending his services which he undertakes in a professional, prompt and efficient manner.

Gone through your complaints procedure all bull and mirrors again you have failed to answer the question I will repeat itAre you qualified to do electrical surveys your own surveyor says your not. So if you not qualified in electrical installations how can you give a verdict as you did on my house for the electrics to be condemned within a week.Simple question but will you answer it???
