Terrible and unprofessional

Barclays used Ra Direct, a subsidiary of AC, as conveyancing solicitors for a remortgage of my property. After a letter from them in early October, I responded with all the required documents within 2 days. After this point I hear absolutely nothing, and each time I followed up I was given different information. Firstly I was told they were waiting to receive a redemption statement from my previous provider before completing. When I called a week later for an update, I was told that they were still to request the redemption statement but would now escalate! After all of this, a completion date was stated for 1st of December, with a number of documents sent to us late on that date. I followed up several days later to chase funds that I require for my house purchase and was told "Barclays didn't have sufficient notice to complete, so this has been rescheduled for the 9th". I now have zero faith that this will happen, and my house purchase is being held up by these delays. I'm also having to now pay standard variable rates on my previous mortgage which have increased my payments by 50%! I'll be contacting Barclays to raise a formal complaint: apparently a number of banks have already taken AC off their preferred suppliers list.

Karen, the office manager, impressed us with her knowledge and enthusiasm within minutes of her initial visit. She new the area, the street and had even sold the very same property in the past. The all inclusive package was perfect for our needs with being absent.All of the sales staff that we had contact with, albeit for a short period of time due to the house selling in under two weeks, we’re very approachable and professional.The legal team were equally efficient and professional and made the sale, seamless and stress free.After 8 sales/purchases, we know when we are dealing with professionals and would highly recommend Aberdein Considine Dyce branch.

Disappointed by lack of urgency

The property management team have generally been good over the last 3 years or so since we have rented our property and speedily responded to any issues, albeit we haven't had to have many dealings with them. In recent weeks, I've had to report a few issues (call it bad luck) and I have to say I'm really disappointed at the lack of urgency in resolving these. After 9 days of hearing nothing, I had to chase up each issue individually and was told contractors had been assigned and would be in contact. A further 3 days have passed and I have yet to hear anything. I am particularly dismayed that one of the issues is a broken radiator in my 1 year old son's room and the fact that I raised concerns about him not being able to shift a cold as a result. As a landlord myself, I find the response times unacceptable, nevermind the fact that I still don't even have a date booked for the issues raised to be resolved. A bitter end to what has otherwise been an enjoyable tenancy.

We have just used the Dyce office for the sale of our current house and the purchase of our new one. The service was spot on, our solicitor Attika explained everything clearly, with her knowledge she was able to answer all our questions and helped us make all the right decisions when it came to the purchase of our new property too. On top of that everyone we dealt with in the office was kind and friendly, would highly recommend them if you're selling in the local area.

Poor service level

The company was introduced as the solicitors for the lenders I got a remortgage from. Apart from a series of documents they sent early in the process (which was returned to them) the company was absolutely disappointing in communicating the process. I had to write to the mortgage brokers and through them to the lenders and after several weeks they started to answer too briefly, incomplete and intermittently. It took weeks to complete the deal from the initially agreed date and after completion there are things to clear with the account they seem to have forgotten about.

This firm should not be undertaking property conveyancing

This firm should not be undertaking property conveyancing, many errors have been made for the transaction we used them for, errors in the title submitted to land registry, mishandling of freehold purchase, update to land registry was only filed 6 months after completion. All these problems are now affecting the sale of the property and I stand to lose thousands as a result of this. No one in this organisation is prepared to take ownership of this unfortunate situation that we are now left in as a direct result of their incompetence.Mike Fergusson COO - I have left you a message on Linkedin, I have sent you direct emails and it would be great if you could reply and ensure this matter is handled.

Complete Shyshters

I used Aberdein Considine on two occasions earlier this year, both for remortgages with NatWest as part of their package.I found them to be absolutely appalling. The staff who answer the ‘phone are pleasant and helpful but the overall service was dreadful.The first remortgage was completed during February this year and they managed to miss the requested completion date despite having been given plenty of notice. I explained that I was out of pocket because of their carelessness and they refunded me the difference in interest within a few days.The second remortgage should have completed on the 3rd May this year but was delayed until the 13th May. I had asked for the 3rd May during the previous January. Aberdein Considine ignored their error in the dates, were almost impossible to reach by telephone, did not respond to emails and did not respond to my letters that I started sending on the 18th May. On one occasion I was told that my email had not been opened because it was in a ‘completed’ box.On the 2nd August I made complaint via the Legal Ombudsman and on the 3rd October I was told that Aberdein Considine had not received any of my three letters explaining my grievance.Interesting, on the 1st November I received an offer of the amount of interest I had lost. This letter included an extremely cursory apology and a very clear statement telling me to abide by the Legal Ombudsman’s guidelines, completely ignoring the fact that the only way they reacted was under pressure from the Legal Ombudsman. They did pay into my account immediately.The Legal Ombudsman’s procedures are not onerous and I would encourage dissatisfied clients to use it.I consider this firm are complete shyshters and should be avoided at all costs.

Better than who I’m selling with

Selling with other agency but wish I used these guys instead. Every time I call up to make a viewing request the agent is helpful as is the person who conducts the viewings. I also receive a call to see how I got on with the viewings a couple days after them (so they can pass info to seller I imagine) which is something I wish my agent did. Richard, Kyle & Morvin who I have spoken with / seen at houses have all been very helpful. I will keep this in mind if I sell again in the future.
