Cooling off period contract disparity with hunters.We signed up to sell our property then changed our minds over the weekend as we are entitled to do under the 14 day cooling off period. There is a clause in the contract which contradicts this entitlement so be warned if you change your mind. The measure of any company is how they react! In our case, demand for payment and threat of debt collection when no work had been done. Be warned my fellow house moversThe sooner estate agents are regulated, the better for all concerned!!! GoogleWe drove 250 miles to view a house to let, advertised @ £900 pcm. On viewing the house we said we would like it. It was said during viewing a similar house down south would cost at least £1000…. The very next day, they ring to offer us the house for £1000!!! We were shocked how the price just went up. A very dishonest and unprofessional estate agency.

Save yourself the hassle and don’t bother.From the moment we met Justin at Hunters, I should’ve sensed that something was wrong. He was full of the miracles he was going to work, how he would sell our house in days, not weeks or months. We fell for his lip service, telling ourselves it was enthusiasm, and listed with them.We thankfully negotiated to not pay the £165 he was asking for up front for “professional” photographs. This was one of our better decisions - the photos were less than ideal. I had to ask Hunters to re-edit them and turn down the saturation as all of the oak wood throughout our home looked bright orange! The photographer was from an external company and was also an arrogant piece of work.After a week or so on the market had passed with zero communication from Hunters, I called them to ask for an update. I was met with very little response and that they were not sure why there had been no interest (remember how I said Justin would sell it in “days, not weeks”...).I let another week pass to the same tune, no communication. I called again and their response was “let’s rejig the order of the photos on Rightmove”. Still nothing, and still no more communication.Our house is in a desirable area and is immaculately presented, so at this point I’m failing to see what the issue is. I’m asking Hunters who also have no idea. However the most worrying part was when I asked what their next steps were... blank. Nothing. No idea.Katy came out to see the house, supposedly so she could speak about it with first-hand experience to interested parties. I explained on her visit that I would like regular communication regarding the plan and next steps. I should point out that in my line of work I have to manage several projects at once and I often have to update stakeholders on progress. If progress is delayed, I am expected to reason out why and think of next steps - this is simply what I was asking Hunters to do.COMMUNICATE.After 5 weeks, we had whispers of a viewing. So I handed over the keys as we weren’t going to be around. I expressly stated that viewers are to either remove their footwear or wear shoe covers upon entering. I reiterated this as it had already been said on four separate occasions to two members of the team.I returned home to boot prints on my carpets. I have white carpets in my bedrooms.I turned on my CCTV which allows me to see into my porch way - no shoes were removed, and no covers applied. Absolute basic request, and disrespectfully not followed.I looked over the rest of the viewing, granted only from the outside of the property and also noticed an incredibly stupid move; When we left before the viewing, we put the bins out at the top of the drive. After collection, some ‘helpful’ individual decided to move the bins more into the drive where they were blocking the pathway down, sat just above some steps and right next to my car.Charlotte from Hunters arrived to do the viewing; She squeezed herself between the bins/car to go open up. She then squeezed herself back through to go wait for the viewer at the top of the drive. They arrive, and they all squeeze themselves past again. WHY NOT MOVE THE BINS?!?! What a brilliant first impression to make! Honestly, basic lack of intelligence shown at this point.After we came home and saw this, I asked for our keys back. Three days later and they’re not posted back through the door. There were whispers of another viewing but by this point I’d absolutely had enough of Hunters lack of professionalism, respect and communication. Basic things that they’re failing on.I terminated the contract (14 days notice negotiated, don’t let them fob you off with more) and went with another agent!Oh - and then they respond to your review to call you a liar. Real smooth.

Useless as an agent. They do not even know their own contracts. As a tenant I was left out to dry. They did not want to know when I had an issue. I was basically told to pay for what I had signed up for. Although the contract I had signed had a get out clause that I was having to quote to them to get them to talk to myself. All via email. Absolutely useless and contact was slow and usually at the end of a working day so as I couldn't get a follow up response till at least the next day or longer. I ended being told to shut up and put up in not so many words. Pay what you owe. Which was never an issue I just wanted out! They struggled to deal with the scenario and even when they did act upon my instructions it was very labored. The manageress was no better than the person in charge of the letting. I had to put her straight a few times and quote her own mistakes. Constant battle to get them to take action with the landlord or reply to myself.after being forced £580 to pay for a service that they had on file was a joke. I asked for the full works if I was having to pay for it. Photos etc. But the refused to come and take them. I'm not saying they robbed me, I'm telling you! I seriously doubt that the landlord was paying that sort of money for that service every time they required a new tenant.Finally after paying a lot of money for a house I never touched they managed to get some other poor soul to rent the property. If you are a landlord. It's not all about the money. Stop being horrible people and make nice house for people to make into homes. If the property you let out is a mess than people will not rent it unless they are desperate like myself at the time. Would you live in it!!???

Despite confirming over the phone that my offer was accepted, Hunters refused to provide written confirmation or a memo of sale because I chose not to share my ID and other sensitive information prematurely. They claimed this was required for anti-money laundering purposes, but such checks are only necessary further along in the process, not before providing written confirmation of an accepted offer. This was despite me already providing a Decision in Principle and written confirmation from my financial advisor. Their insistence on irrelevant information at this stage is a major red flag. To make matters worse, their response was extremely unprofessional, with no attempt to resolve the situation. Based on this experience, I cannot recommend their services.

Hunters Pontefract are an absolute shambles! We found a property we liked and we wanted to move in, it was a townhouse property 3 bedroom with an en-suite priced at £475. What an absolute steal, right? Wrong! On the day we moved in, which was August 2018 our boiler was not giving hot water as it had no pressure in it. We called someone out who didn’t arrive until 2 days later, you have to report the issue on the internet system they use fix flo. The boiler had lost pressure, the piping work by the boiler had a hole which would leak when pressure needed adding, sadly our boiler kept losing pressure repeatedly and it was up to us to keep adding pressure every 2-3 days as their response when I called is “that’s normal for a boiler to lose pressure” . It leaked into my little boy’s room at one point and we were told we are liable for paintwork and damage. He had to be in our room for over a week due to the damp state of the room until it dried out. They sent someone out in relation to the boiler who said “it’s a number of things that could be wrong so I can’t fix it” We began having a leak from our bathroom and reported it, the gentleman that came out suggested our wall was causing the leak and to monitor it. It began leaking into the living room, for weeks no one could identify the issue. Lastly, an agent that came out noticed our tiling as he advised it was really to fall off and was not fitted correctly condemned us from using the bathroom and came out again to rip the tiling away. The en suite was the same but this is still awaiting fixing. Anyway, the leak was not getting better and we couldn’t use the bath or the shower for over a week so were using the en suite, the leak kept getting bigger and bigger. I was at the doctors and they asked if someone could come try and fix the leak whilst I was out which I agreed to, I came back to my home and the living room had a gaping hole in the ceiling full of dust and mold. I was cried that much my mum called the contractor to ask what on earth he had done but his point was “well, I’ve fixed the leak but we can’t fix the ceiling so arrange that with hunters” 3 months later and still not fixed! At this point, I asked to be let out of my contract for the safety of my son and what he was living in.My oven door was loose as well, it would stay up right but would fall down with no springs to steady it when opened so was rather heavy to open. They couldn’t do anything as my landlord was on holiday and could not get a response from him until returning home. After the date he was meant to return home, they couldn’t get a response about the oven. Then, I was baking with my son and the buns had gone in the oven. 10 minutes in, I was stood washing up and my son was making icing on the kitchen floor and the oven door started to crash down, I had to push my son out of the way and it hit the floor to glass shattering everywhere, including glass being stuck in my foot which took over an hour to take out. My partner had to come home early from work because I was in such a state but luckily our son was unscathed. I cried and begged them to let us leave on the phone and spoke to Amie who promised a contractor would be out to clean the glass up and try and repair the oven with tools in his van . The man came out in a jaguar in passing from a rugby game, he had been instructed just to take a look. He said before even looking at the oven “it needs a new oven, I will leave you to clean it up” I was shocked. I was expecting to have some help at least disposing of the glass as he was being paid to attend the property so me and my partner had to clean the glass up and throw it in the bin repeatedly cutting ourselves from the glass on the floor. Within a couple of days, the chap was back with a new oven so I was happy with the quick turn around of that.At the beginning of September we were told we could vacate our property the next month as it was requested to leave by October at the latest. We are leaving in a couple of weeks but the repairs such as the boiler and ceiling hole and tiling in en suite are still awaiting repairs and the house is already back up to rent even though it is still awaiting repairs. If you see a townhouse at £475 with these guys and think it looks nice and you want to go for it. DONT DO IT. Avoid Hunters at all cost, they are an absolute shambles!*Update* 2 weeks before leaving whilst packing up they emailed us saying a house viewing was to take place, I asked if this could be done a different time as we’d all be tired after work with no 48 hours notice, solid no. The same day my son was sent home from nursery throwing up and feeling unwell. I called asking if they would reschedule and basically the manager informed me “if you don’t comply, we can keep you in your tenancy and you can’t leave” I told them my son would be laid on the sofa throwing up and they just didn’t care.

Greedy company-Hunters. They will hunt your money in any ways even if the landlord didn’t tell them to do so. I had a very bad experience from them. Listed below are the samples of how greedy they are with money: 1. I have to pay for the decorations stuff (paper wall) which was caused by normal wear and tear as we used the property for 2-3 years. Good thing, our landlord told them not to deduct us.2. I have to pay almost £400 after leaving the house. This is because the house has been vacant for 2weeks and the new tenant didnt come straight away after I left. Or maybe they need to sort out the wall paper/ house cleaning first and it would take time to complete everything. Unfortunately, Hunters was asking us to pay the 2 weeks even though we didnt use the property and handed over the keys to them on our last day. Good thing, our landlord is kind, he asked hunters that there is no need for it.4. I paid mattress collection even if that wasnt from us. We left the property with our mattress and someone just threw it in the property. Apparently, I had to pay for it, so I just paid it because they giving me headache and stress. They might take legal action if £30 was not paid 🤷5. Because I didnt finish the contract, I paid £480 to Hunters for them to re-advertise the property. My previous rent is £675, however, they rent it out for now for £900. Wow, what a growing business. 6. When I am still renting, it took them a month to sort out the shower heating. They blamed the landlord as said they already informed him and that they dont manage the property. But now that Im leaving, of course theyll gonna need to manage it, theyll see money from it, they will take your hard earned money in every possible legal way so please to anyone reading this double check your contract. Dont make the same mistake as I did. When you want to rent house, check first if it is advertised by Hunters, if you want to suffer with emotional/ financial stress in your life go ahead with them.

If you’re a buyer or a seller I’d avoid. They put properties on Right Move that are inflated in price, and then they say the vendor wants more money than the guide price. Sorry but if the vendor wants for example 350k for the house, do not put the price as 330k on Right Move, then start a non-existent bidding war. This has happened 3 times with this company, which makes me think it’s their terrible tactic.

Scum is what they are and why everyone hates them so much. I wish all in the Bridlington office all that's bad. It takes a certain type of person to be an Est Agent, imagine what it takes to be a Hunters agency.....The only agent in Bridlington to still carry out this appalling practice. We have asked the others..AVOID
These jokers are running a franchise only. Run by youngsters who have little or no knowledge of how to run a business.. find another agent. You have been warned..

Hunters. Kendal.Have no problem recommending this branch. Unfortunately lockdown got in the way. Launch was on Wednesdsy and lockdown Friday which restricted viewing. Kept me well informed as to who was viewing. When I did get a sale dealt with the buyer in no uncertain terms as he was trying to find lots of faults to drive down the price. He didn't succeed! I’d just like to thank all the staff at Hunters in North Somerset, Yatton, Portishead and Nailsea offices. They have sold 2 Of our private houses for us in the past 3 Years, and one of our rental properties before that. All Were sold in a matter of days. Of the 2 recent sales the 1st one went through smoothly in 2 months. The second was not quite so good through no fault of Hunters I might add.2nd property sold the 1st day on the market but turned out the lady was telling porkies about her funding so she disappeared after 2 weeks🤬Another Confirmed buyer Within the same week and except for the obvious Covid delays, mainly being unable to sort removals, this time everything went as planned.Many thanks to Richard, Mandy and James for their excellent Professional service and I would strongly recommend Hunters to anyone thinking of selling in the North Somerset area. Hunters, Carlisle Branch.We feel the agent did not convey our offer correctly to the vendor, telling them we had met their price without including the proviso that we had made that our increased offer was to include contents and furnishings to the value of £5,000. Therefore the vendors thought we had met their price while we thought we had negotiated some furnishings for the property. This we feel was dishonest and caused embarrasment and problems when finalising the sale through the solicitors.

So unprofessional. Middlesbrough- Teesside Lettings branch cancelled my viewings on the same day just an hour before the appointment with a lame reason of not confirming it via an email when the appointments are usually confirmed by phones. Also no necessary information about the property was given a week ago while I booked the appointments but today after them sending me appointment cancellation emails. I had cancelled my plans for today as I had 2 appointments with them. Staff has no manners to talk to a client, the way of sending emails is so casual and informal. They offered me appointment for the next day when I specifically requested for an appointment for today itself a week ago. I just told them I don’t want to go ahead with such unprofessional company. Management needs some training so do the staff in dealing with the clients.
