First time buy to let.

Purchasing a buy to let property in your late forties is quite a daunting task especially when you live in London. Thankfully, Laura and her team at Ward's were recommended to manage the tenancy, from initially, preparing the advertisement and photographs, responding to interested tenants, arranging property viewings, selecting the right candidate with reference and credit checks to organising the contact and key exchange.Their services continue after the tenant moves in, with the management of every aspect of the property (initial inventory, rent collection, biennial and annual inspections, gas safety and electrical testing) providing you with peace of mind and reassurance that the property is in safe hands and cared for.if you are looking for a reliable and professional company to manage your property, I would not hesitate in recommend Wards, thank you again Laura and her team for their fantastic support, without it I would not be a proud landlord of my first property.Best wishes Wayne.

What professionalism exists here

Firstly, my daughter needed a property to be moved into pretty sharpish. The staff at The Ramsgate branch of Wards were so efficient and courteous and her move went without a hitch after finding, very quickly a lovely property. She’s so happy. Secondly, I required to find suitable tenants to move into my property pretty fast. In steps the charming David Odunlami. One of Wards letting professionals. He was so efficient in sorting out every single hurdle I encountered and there were quite a few, I had to catch my breath. Quick and on point the whole way to reach, on time a very satisfactory result. I highly recommend David and Wards and will undoubtably be back with them as they are just what I was looking for. Fantastic quick service from Wards this week. Reported a water leak and was told a few days ago we would be contacted by a plumber to have a look at it. Today the plumber came out and problem resolved within the day. Couldn't praise their efficiency and over all service enough! JMP Heating and Plumbing we're absolutely brilliant today. Ross was lovely, very professional, talkative and well mannered. He fixed the leak and even cleaned up after himself. Thank you!

Just wanted to say a big thank you to the team at Wards Rochester (Jason, Debbie, Dawn, Matt, Devon) and a particularly big thanks to Judy. As first time buyers we didn’t really know what to expect through the whole process but Judy was on hand to answer all our questions (no matter how silly they were !). Judy was on top of everything and when we couldn’t get answers from our solicitor she made sure to chase them which took a lot of stress off of us. Would definitely recommend Wards to anyone that asked.

Worst Experience - Communication is so poor, nothing is told just expected to adapt if anything changes, being told by there most experienced agent that they are an upgrade on the person who was due to do the viewing is arrogant, management tell you they will call you back but then do not and just apologise at the end of the day when you chase them. Feedback on viewings is a 20 second call between viewings and apologising for lateness to the people they are meeting. These charge the highest fee yet are so poor with communication, still have no for sale board outside my home. I would avoid using and do it with someone else that will care about you and selling your home. Very poor for apparently the "Best and biggest" in Dover.

Put an offer in on a house on a Saturday. After 4 emails and 2 phone calls still no communication, nothing in writing to say they had received our offer email. Didn’t receive the conveyancing quotes like promised. By Friday no-one had emailed or called back, again we chased to find out an offer has been made on the same house, via another agency and accepted. We had no communication, no correspondence about negotiations. Absolutely nothing from anyone, they didn’t even have all the keys to allow us access to the property on the 3 times we viewed the house in one week. We feel like we have now missed out on a house due to the lack of communication which is suppose to be the main component of their job! Wards Dover

Best letting agency for first timers.

Because we recently moved into the UK, I've been told that I should plan to get a rental property in about 6-8 weeks but these guys pleasantly surprised me, I got everything wrapped up in 2 weeks! Wouldn’t have moved without Wards/Kims help!

Where to start, so we used Wards to sell our home with the process starting in around May 2021, lots of usual issues with viewings, buyers, chains, mortgage offers/rates renewing etc. we eventually moved in May 2022. However I honestly believe this wouldn’t have happened and we would have lost a lot of time and money if it wasn’t for the efforts of Wards with managing the chain. Kim was vital to this and she went over and above to make sure the chain progressed as it needed to, chasing unresponsive solicitors, even speaking to individuals who weren’t even using wards to help them action their parts so the whole chain could move along. Lots of stressful moments and near misses but as stated above none of this would have gone through without Kim. Thank you so much Kim! The lads in the office were also always helpful and even helped chase thrnsolicitors on the day of completion when we hadn’t heard anything by around 3:15pm, which was then quickly resolved after a call in to wards. All in all the most stressful move we’ve ever had. But wards were the only ones in the chain (around 5 buyers/sellers and at least another 3 estate agents and solicitors) that seemed to care. I would suggest to anyone that you use Wards or at least make sure your estate agent provides someone like Kim in a progressor type role to manage the chain.
