I have requested an appointment three different times and they have all been closed for no apparent reason and without any prior notice. On the day of the appointment I receive messages saying there has been an overbooking or there has been a mistake made or there aren’t enough staff. It has been months of constant bookings and cancellations and I have had enough. Curtain racks have fallen, space has been left in the window, water leaking, doors unable to close properly because of poor arrangements and more.

My mother has moved house

My mother has moved house, she suffers from mental health issues. There has been a mess up between the local council and places for people. Nothing to do with my mother yet when she tried to help clear it and explain herself the people on the phone wouldn't hear her out. She suffers from mental health and that was stated and your company doesn't seem to give a dam. They are refusing to listen to her and on top of that they keep sending her letters saying she owes money and they don't like the way she's spoke to them. ( She suffers from several mental illnesses ). Tried showing that the fault lies with places for people and they won't have any of it. Instead of trying to listen or putting on a worker who is experienced at dealing with people with mental illness and the faults that come with that you just keep harassing and now won't even talk to her. This is shameful and goes against everything the company tries to aim for. Avoid this company at all costs.

I am not a Tenant of Places for People…

I am not a Tenant of Places for People thank God! My mother in law and her husband along with other neighbours in their close and otherwise friendly community, have all been victims of ongoing antisocial behaviour from one sole tenant, who it would appear can do anything she wants to harass and cause distress to anyone in her vicinity without consequence. Places for People make it clear on their website that antisocial behaviour is not tolerated, when actions speak louder than words, PfP have not demonstrated their capability to practice what they preach!!? When you have had several reports made from multiple tenants about antisocial behaviour about the same person, who has also had several visits by the police for the same problems, don't you think it's time to take action for eviction? I had to give your service 1 star because I couldn't write this review without it.. Your policy and vision is nothing more than a 'dream' and I can only feel sorry for the next person who comes along and is fool enough to believe in your fantasy service!Absolutely disgraceful...

Ish landlords

Rubbish landlords. Been in this flat of theirs for about 19 months. Leaking years way before, from an extraction system in the loft which is pushing the water back down through the vents. One wall is continuously wet. Obviously painted over the worst one just to get us to accept the flat.Even though it was fixed, it still leaks.Pointless.Housing officer does not know their job or you can't get hold of them. You email them, they ignore you or give you a name of the person they're fobbing you off to. With no contact details. Told us we weren't allowed pets yet others are allowed? They don't deal with neighbour issues either. The woman below doesn't like me being above her and bangs her ceiling every time I walk about. She complains about everything and everyone but yet I'm the bad one? I respect my neighbours. Facts. They don't care. I had a burst pipe spewing out water under the kitchen sink. Drenching my floor. They took 3 hours to get out. Said there were so much emergencies to attend, yet the repair man sat outside in his van for at least an hour and a half before leaving......yes.. I see....so many emergencies. No different to any other social landlords.Grateful for the help they gave us with the offer. I don't regret that. The housing officer told me at the time that the council would sort out the rent overlap from the last property to this one and pay for it. I had the threat of bailiffs so she was wrong. She also told me that I could apply to the council and ask for my white goods. As I was previously in Derby I had to wait 3 months without a washer, cooker or fridge because I had moved county.Moved to a house with the same landlord. Housing officer told me id have to pay rent even though i was in receipt of full housing benefit. Only told me this after i signed up.Said it was my duty to make sure i could afford the rent. I argued that housing benefit pay all of the rent when it is a social landlord. I was not believed but was right in the end. These people have little clue about facts. Narcissistic Karen next door made up lies to the police that I was talking about witchcraft in my back garden. The pigs came round to have words with me as it was badly affecting Karen and her 9 year old autistic son who made this crap up in the first place. My son and I have autism too.Every day we are putting up with constant banging and howling from this neighbours kid. Worst neighbours I've ever had.Even though an officer from police headquarters in Ripley told me that I was allowed to talk about what I wanted to in my back garden, I felt the landlord took the liars side. This is character assassination and bullying. The landlord obviously begs it off the sh#t stirrers. Landlord claim to be fair but they clearly take sides, especially if you have white children. Not to mention the fact that they've housed us back in mould infested walls again, And my son and I suffer from breathing problems....avoid Places for People aka Derwent.

13 Months for a repair

Reported a roof tile dislodged and torn roof felt in January 2024, a month later an operative called to take a picture and book in a repair. This repair has been rescheduled around 6-7 times because every time someone called there was no scaffolding in place . In August I rang every day for a week leading up to the repair date chasing up the scaffolding myself and was reassured it would be in place before the repair date but come the day of the repair no scaffolding was in place so no repair could be done . Eventually in September someone came and put the tile back but said a larger section of felt needed replacing and scaffolding would have to be in place before this could be carried out ! I then got a date for 30/12/24 which has since been cancelled and rescheduled for February 2025. If I was to wait till this time and if it was done that would be 13 months for a repair, obviously during this time any rain we have had and will have is getting into the loft space and going somewhere. The bedroom beneath the leak has black mould on the ceiling and who knows what other damage the leak has caused.

Shambolic Organisation

I am a leasehold home owner and the writing was on the wall during my property purchase when I and the vendor had tremendous difficulty with the legal team in terms of getting responses and constant chasing. This should have been an indicator to withdraw from the purchase! After completion, I hadn’t been invoiced for, nor paid communal charges so had to chase Places for People to arrange a payment by which time I was in excess of £500 in arrears. This was through no fault of my own.I reported communal repairs that were required and have had to chase many times. I’m not allowed to report issues online because I’m not a tenant! When I send an email to this company I eventually receive a response which frequently requires follow-up so I reply. Then a different person eventually responds hence no continuity. I recently reported a broken door which required a keypad to open. After some time the door was replaced with a new keypad but residents were no informed of the new code. When I requested the new code (to the meter cupboard) the delayed response gave me an impossible code for entry. This means I have to continue to pay the higher rate for my electricity as costs should be reduced from 1 July. This company has no regard for the impact of their inaction on residents. Update I followed the advice given in the response from PfP to this review. This generated a complaint which for some reason was “partially upheld”. I don’t know why only partially. I have been given incorrect codes for me to access the meter cupboard despite sending a picture of the particular keypad. My door entry intercom has not been working for a while and I rang on Monday and was told that Steven would return my call before the end of the day. I’m still waiting on Friday for a call to find out when I can give visitors access to my building. Furthermore, the accounts are in the process of being transferred from PfP to RMG and the account summary I have been provided does not take into account fees I have paid. This is by far the most incompetent company I have had the misfortune to deal with. They continue to accept my cash transfers for communal charges yet don’t accurately record transactions on their systems.Further UpdateNothing seems to get resolved with this organisation and their partner company Residential Management Group. After initially chasing so that I could pay for shared services and then being invoiced, I raised many queries and even requested to speak to someone in person to resolve my questions. After 11 months I have received a letter with a final notice and threatening to withdraw services because apparently I have some outstanding payments. This is despite my many communications asking for clarification of charges because I had been provided conflicting information. During this period, Places for People transferred payment collections to RMG. If I hadn’t written to them, I wouldn’t be surprised if I never received an invoice, they are so incompetent. Following the threatening letter I contacted the accounts team at RMG, raised my concerns and was told they would speak to PfP and I would be contacted the next day. Obviously this didn’t happen, nor of course did anyone bother to contact me the following day. In frustration, I contacted my solicitor who dealt with the purchase and he has been told that a reply will be forthcoming within 10 days so a further delay has been created.Ironically, public reviews get a response within minutes but emails and letters do not get the same treatment. It seems that these two organisations think, incorrectly, that I have entered into a shared ownership agreement. After a year this comes to light?? As I titled my review, this is truly a shambolic organisation. My advice is to avoid properly purchases involving either of these companies if you wish to retain your sanity and health.

Couldn’t care less if they tried.

The company doesn’t seem to care very much about their tenants or their properties. Repairs take months to be resolved and even then they’re sometimes not fully carried out and are just botched jobs. I’ve been left with fallen and damaged fencing for almost 2 years which has progressively gotten worse. The kitchen refit that was carried out in April and had a poor job done of it has still not been inspected and rectified. The 40 foot tree that reaches over 3 back gardens that is covered in ivy and rooting into the foundations of all 3 homes is being ignored despite several complaints from me and my neighbour. The management of my tenancy has recently been passed on to a third party agency who are unfortunately just as bad. I reported damage to the floor in my entryway which has left me with a gaping hole where the floor should meet the doorframe. This has not been repaired effectively, just covered over the top with silicone seal and reported as complete, it isn’t even level. I’m not sure how they can expect tenants to take care of their properties when they’re not leading by example.

Unprofessonal and poor service

This review is regarding one of the companies that is part of the Places for People group, RMG. RMG have no interest in providing a professional service to their clients. They are paid a management fee, but in my experience in dealing with them since July 2023, they do very little. The Property Manager, seems to either ignore emails/requests or only acts on such requests after constant hounding from me. It's not only rude it is unprofessional to constantly ignore requests/address issues. This is no way to treat clients, whom without, RMG would not have a business. The call handlers that take the calls are always friendly and helpful, and unfortunately they are the ones that have to deal with unhappy clients. Do Places for People also they think it is acceptable to allow this unprofessional behaviour and service to continue?

Short staffed so repairs take up to 3…

Short staffed so repairs take up to 3 months and over. You complain and they take notes then that's the last you hear. Some flats standing empty for weeks and nothing is done. I find this last year it's gone rapidly downhill. The company doesn't seem interested in what the tenants want or have to say and yet they put the rents up each year. It was never like this. There's no pride in the place anymore. It's as if the company just doesn't care as long as the rents are paid. Complete shambles and a total disappointment.

Disrespectful to disable people

The only thing Places for people care about is your rent being paid in full on time every month. Do not care about your disabled needs. Both my husband and I have disabilities with both of us having blue badges but if We park 1 inch over the line of a very small parking space neighbour complains then housing officer sends a letter saying its Anti social behaviour yet when I asked for a bigger space it was a flat no. The police have been involved with neighbour dispute yet Places for people not willing to change parking spaces even though there are spaces that are not used by any tenants. I am in process of getting advice due to our disabilities

Dishonest, corrupt, threatening behaviour

1 star is far to generous for this awful company. We have been with this company for over 7 years, there are 3 parts minimum which let them down, 1- communication, 2-repairs and 3- complaints. You can call the customer service center and provide in great detail your problem, less than 45% of this information will be passed on and around 5% will be looked at. Repairs forget having done, we had a leak and it ruined bathroom and kitchen, PFP in turn ruined in excess of £500 worth of our furniture trying to paint a ceiling this mind you took them 6 months to do and around 7 people arrived at different times to "try" and repair, this never got finished and my husband had to finish it with us buying the paint. Housing officers don't know their own policies and procedures, make stuff up as they go along, bully you, threatening tenants they act like the police yet are just a glorified PCSO with zero rights. The complaints system is just as bad as the repairs, the "put it right" stage is 24 hours and never stuck to, stage 1, stage 2 don't think your going to hear from the customer focus team as they seem to have a fear of sorting out complaints. Any large complaints will be left in the hopes you leave it and move on, if you don't they ask you to send it to the housing Ombudsman, its like they want the disgusting backlash they get from them. PFP have been called by the housing Ombudsman:- dishonest, corrupt, threatening behaviour. These are just a few of the bits from them.We have said we will take legal action against them, take them again to the housing Ombudsman and still they can't look after their tenants and properties or complaints and repairs.Going through a tenancy the number of points they fail on each and every day is shocking. They shouldn't be allowed to operate such a broken company. Added today's date as date of experience but it goes far further back than that.

Monumental Greed

Monumental GreedWe are two blocks of flats called Herlebeck Rise and Monthall Rise in Patterdale Road, Lancaster. In February we became two RTM Companies and took over the management ourselves from RMG (AKA Places for People). We now have a highly professional new Management Company which we are very happy with and would highly recommend this course of action to any residents going through the same nightmare we underwent with RMG.In the last seven years each flat paid RMG a total of £10,000! There are fifteen flats in each block which means that RMG received £300,000. We are a very small estate and just one of tens of thousands under the control of this company. Imagine how much money they and their parent company, Places for People, make in a year! No wonder their bosses are multi-millionaires!!!We would prefer not to write this review as the memories it evokes are painful to recall but since leaving RMG/PFP behind they have continued to harass certain residents for money, threatening and I quote: YOUR HOME MAY BE AT RISK IF YOU FAIL TO MAKE PAYMENTS RELATING TO YOUR CONTRACTUAL OCCUPATION OF YOUR PROPERTY.This comes from a so-called SOCIAL Housing Company which is supposed to help people with finding homes! In April 2023 our monthly service charges rose from £150.90 to £178.54, an extra £27.64 per flat. This is an annual increase of £331.68 per flat and a total of £9,950.40 EXTRA from the two blocks. In addition to all this extra money, in October 2023 they demanded a further £131.40 from the Monthall residents and £752.92 from the Herlebeck residents. This is a total of £13,264.80.One of our residents was told over the phone that the service charge would have gone up to £208 in April 2024 if we had remained under their control. However, I cannot verify that but it sounds quite plausible. For this sort of money, we ought to be living in immaculate, palatial looking buildings but instead they are dilapidated with paint peeling off the walls, leaks in the roof due to decades of neglect, discoloured ceiling tiles and stained threadbare carpets in the common areas. We have been given some horrendous estimates for roof repairs since Places for People did not honour their contractual obligations and we will probably have to take them to the property tribunal.Under our new management company the service charge payments did not go up in April and each block is saving approximately £2,000 per month. Now that we are freed from contractors like Rescom Ltd, Form Communal and Beara Properties we are getting jobs done at fair and reasonable prices, we can shop around and get quotes and the jobs are done PROPERLY and on time.If you want rid yourselves from the yoke of these people, please get in touch with us and we will help you every step of the way.We have two ghastly roof sagas to relate which will follow this review later. We hope these will be read by solicitors as they are both extremely serious and very distressing for the residents who were so badly affected. Watch this space!

Awful if you want any repairs doing…

Awful if you want any repairs doing properly. No respect for long term tenants. We just get forgotten about!! It does not matter if you have always paid rent on time. But the worst area is the area run by trade manager for garden fence repairs/joinery/kitchen fittings. This area must be costing the company thousands of pounds. Their work is shoddy, the men can be unprofessional and rude. They cancel appointments the morning of the repair, they send numerous men separate times to look at the same work. I have been waiting since earlier on in the year for my patio to be repaired, it was meant to be finished beginning of September as per complaints resolution. But surprise surprise, the workmen who have looked at it twice now say it’s too big of a job. it is so dangerous for my 1 year old grandson who lives with me. Such a shame, so much could be done better. I believed I was being helped and listened to until this last time I was let down. It’s clear places for people do not follow complaints procedures. I’m upset, disheartened and disappointed to be honest. I wish this was not still impacting my mental health, it is ridiculous and unfair.

Places for people are SCUM full stop

Places for people are SCUM full stop, the workman they employ are useless unskilled morons, having lived in one of there damp bungalows for a couple of years they have done zero for me in anyway shape, or form, it was a dump when I moved in , and they offered nothing what so ever help to improve it , not even a bit of paint, they expect there tenants to spend money improving there properties, but won't help in anyway at all, they have let me down so many times to do the simplest of jobs, I've lost count of all the rubbish they spout , AVOID PLACES FOR PIGS YOU HAVE BEEN WARNED, I'm getting on and they have no regard for my age, and will let you down constantly, they make Peter Rachman seem like a fantastic landlord, they only want your rent, and then you can go screw-- yourself, Trash Landlord, PLACES FOR PEOPLE

Not what I had expected and limited…

Not what I had expected and limited overall . interviewed but limited as I assumed it was for a part time position but actual vacancy was for casual hours or as and when needed , which was effectively zero-hours which doesn't suit anyone. Bizarre way to go about recruitment and misleading . waste of time
